Useful thanks but I feel like there is more to the process, what happens after giving the 50% upfront. How much can they ask for a deposit? Should the deposit be kept in a protection scheme? At what point do you sign the lease? Whats the notice period to break a lease? etc

Writing a comment to support the channel. I started following your main channel about 4 month ago. I decided to move far from war (I am Ukrainian) and Canada seemed as great place to start a new life or at least wait for war to end. So I searched a content about Vancouver and have discovered your channel. I watched your videos and was planning my life in Vancouver. This month I finally moved to Vancouver and I am really grateful for all the info you shared in your videos, I picked up a lot about rental apt and some other perks about living here! I feel like you are my first friend in Van, despite you don't know me, ha-ha)) I also worked for game dev company before (in China) and loooove volleyball, haha!

Btw, I work remotely and it is very common in Ukraine to work from the cafes or places like cafe/library/shared space etc. If you know good ones in Van, would love to watch the video on such topic. Hope here waiters will not roll their eyes if I stuck in their cafe for few hours with one cold brew, ha-ha

Most of those units have negative cash flow, the rents are not going down. Also, with changes to the rent law, it is going to be extremely difficult for small landlords to sell property that has renters in it. The result is going to be that fewer condos are going to be rented out, it is just too risky.

Finding a rental is going to be like looking for chicken teeth in a few days from now 😂 Due to changes in rental laws, many if not most investor owned units are going to be selling the property asap, which means property will be leaving the rental market in droves and there won't be new units coming on to the market to replace them. Renting property out is too expensive and too risky with the new changes.

We recently moved to Vancouver from AUS. Finding a rental was ok. Although without jobs and being new to the country we did have to support 3 months rent upfront as a sign of good faith. But only after we had met the landlord and actually inspected the apartment did we follow through with this. This was also all supported in a legal tenancy document.

9:11 wouldn't the landlord eventually find out my ethnicity when I look at the place in person, what's stopping the landlord from discriminating against me then?

Technically they could at that point without anyone knowing, but the rule is in place to avoid it as much as possible.

Hey Adam jw are landlords allowed to say no pets? I have a 75lbs dog she’s well behaved very friendly but it’s pretty frustrating to see a lot of places that say no pets.

Technically yes they can put those rules in place. It is unfortunate because I know it's tougher when you have pets. Just a recommendation is that even a couple that say no pets - include at the end of your email something like "I respectfully see the listing says no pets, but I do a have a ...." and if they really like you and your story they may make an exception. Some buildings don't allow any pets so sometimes there is 0 chance unfortunately.
