Brisbane, Queensland and the rest of Australia is in the middle of a housing crisis. Both for potential home buyers and also renters, housing affordability is a massive issue. And it's something that we need to find a solution to.
Brisbane City Council recently released their Brisbane's Sustainable Growth Strategy which outlines what they are planning to do to help combat this issue. It mostly involves increasing density and ensuring the construction of affordable housing in key areas. This will be done by raising the maximum building height in South Bank to the same of the CBD, so there will be residential skyscrapers on the south side of the Brisbane river. It includes incentivizing build-to-rent developments, especially ones with a focus on affordable housing. It also outlines the strategy for Brisbane's future urban renewal precincts, which again aim to increase density in key areas and create a city of precincts that will be supported by and connected to key infrastructure developments such as Cross River Rail and Brisbane Metro
So let's take a closer look at this strategy, because today, we're talking tactics.

@@melpikos8533 As more people still like to work from home post-covid, Maybe turning the old MYER Building and all the vacant office space in the city into affordable accommodation or even emergency accommodation is certainly the way to go.

Going tall is great but unless they start working on more and better public transport, like an underground metro, all that extra density is going to make traffic a nightmare.

going taller is good and can't wait to what the next tallest skyscraper is for South Bank . I'm planning on moving down to Brisbane in the next 2 to 3 years. So this chance is welcome .

I like your idea of a total exemption of land tax to increase the incentive to build, but it should also be tied to affordable housing, (otherwise the savings may not make it back to the renters that need it). To do this keep it at a 50% reduction in land tax for 10% affordable housing, but allow a full exemption for 20% affordable housing.

Cities with full of skyscrapers will have tons of problems in the future. It will become harder and more expensive to maintain and redevelop when the buildings are aging. It’s better to develop a few satellite sub CBDs like in Sydney. Such as Parramatta, Chatswood, Bondi Junction, etc.

Councils are the newest players and this REALLY makes sense to me. Well done Moreton Bay Council - they are releasing 1700 lots directly to Community Housing for long term leases of 50 years. I hope other councils follow suit. Wonderful news and a great step in the right direction.

Springfield West of Brisbane needs some higher density living, would be good to place them around the medical precinct where the mater is.

Love your videos Mel! I do believe we need skyscrapers in South Bank just like Melbourne's Australia 108/Eureka Tower to increase the CBD's/inner city's apartment capacity to cater to increased levels of migration - particularly students and temporary visa workers!

In greater Brisbane including the Gold Coast, Moreton Bay and Sunshine Coast, there is roughly 3 million people

The concerning thing is, developers will flood the proposals with below par designs developments to push their own profit margin higher in the expense of quality developments. The Council should also have a say in the aesthetic and quality of the tower design that is responsive to sustainability and Brisbane’s subtropical weather

Good thoughts Mel. Now for the reality."Affordable" conjures up living well and having disposable income and savings. A young couple for example, working in the GiG economy, would, at best make 60 k each pa. Housing in the city is never going to be cheap. If one is taken out of the work force, say due to pregnancy or injury then the quotient changes dramatically. Just going thru a napkin math based on one third of income corresponds (one person) to 384 dollars a week rent (that's before tax). Three bedroom housing at present is way higher. How are high rise towers, based on today's construction costs. going to even come close to this realm of rental? I'm not just being a neigh sayer, it doesn't make a whole lot of sense unless it's underpinned by government relief of some kind. Mel, love the enthusiasm, hope it spills over into social accommodation that is significant.

@@SN1P1R average is too simplistic. Some people are earning big bucks and some people eke out a living. In a gig economy 60K is high. I am on a Carer's a payment and have a dependent. We live on 25K a year. When I was teaching, I was only paid just over 60K. This was 4 years ago, the pay has increased substantially but so has the cost of living. Maybe amongst your circle of friends, you all earn well over 60K but not everybody does, especially casual and part time workers.

increasing the building heights around the cbd is great, especially on and around train stations, however i feel new transport projects should be built in tandem with new housing projects, densification to the height of the main cbd is gonna mean the limited capacity of our brt system will be greatly strained so a plan to build out light rail, and metro rail services will need to be done before skyscrapers take over the space needed to develop such a project. first a metro link that connects to the airport faster than a car can is greatly needed as the existing skytrain link is painfully slow as it has to go up and around instead of directly into the cbd (this also means the existing skytrain route could have an added station added to the area that goes across the toombul shopping centre carpark, i know the centre shut down but i believe there are plans to reopen it)

the good part is selling land to developers means available money to build new transport projects, and if the developer doesn't need to worry about 2/3rds (but more often 3/4's) of their building being just for parking a good deal can be made so that such a project wouldn't take 30 years to finish and more so around 10 (i just really don't wanna see more projects in the english speaking world going the way of HS2 or california hsr, or even melbournes new metro which is apparantly going to take 25 years for the same length as montreals rem system which took under 10 years to build)

Brisbane’s population is wayyy over 2 million! Not 1.26M. Unless you are only counting the CBD and its inner suburbs.

The population of Brisbane is 2.5 million people as of 2023 and was at 2.2 million in the 2016 census. I don’t understand where you got 1.26 million people from.
