Brother J. Thanks for your encouraging words. I am in a race to flip houses. I don't know much, but am 70 and still renting and employed by a bass. The Real Estate business is the only way out for me. I have the will from God to learn a new trade that will give me a residual income. I've listened to a few real state business men trying to teach and show how to flip houses; but the thing l like about you is that you speak slowly making sure every word is heard and pronounced very well. Then in one of your video you encourage us benningers to first get education and during that course start to do what is being learned. You said don't be afraid to start and don't be afraid to fail. When that happens you would have something to work with. .

Great advice, especially the taking action part. I was a paralysis analysis wanna be investor for years. But then I became frustrated with the limitations of traditional retail real estate & how many folks are left out in the cold if they can’t qualify through banks😳. Bc of that, I’m finally at the take action phase, which has me scared crapless btw. But I remembered what you said in another podcast about “not being selfish”. Thanks Jamal and by the way thanks for mentioning that you don’t have to spend a lot of money on education, unfortunately I made that mistake and spent $10,000 bracket (which I couldn’t get back if I can make the deal work for my mentor). However it’s not easy that it should be easy but it’s more difficult than expected and from what I see how much simpler wholesaling is on its own.

Loving the advice and everything I am learning from your videos Jamel. Hopefully anyone can help me with the following: I just need some help understanding this part of the agreement: "4. If Buyer is unable to complete the purchase for any reason, the earnest money deposit shall be forfeited to the seller as total liquidated damages and buyer is released from any further obligation under this contract. " Does this mean if I can't find a contract buyer then I am responsible for coming up with the funds myself?

Well I have a different opinion and everyone is different. First teach me how to do the first wholesaling correctly from start to finish and then as I do the second wholesaling and I come into a problem then I can kind of figure out how to get out of that jam or again find a mentor who can help me along the way but again this is what works for me. I believe a good Mentor will walk you through the process step-by-step on how to do this right and then from there I can take off and run with it.. Everyone like you said learns differently and has a different plan on how to get to where they need to be. I prefer to be taught from A to Z on how to do wholesaling and then from there once I do it and put it into action then I can execute my action. I do know that every situation isn't going to pan out the same way as the first Wholesale. There will be difficulties and challenges along the way. But at least if I know how to do it from start to finish with filling out contracts and doing comps and do ARVs minus repairs then I'll have no problem finding a seller and a buyer. My issue is knowing how to find the right contract and then fill it out properly where it benefits both me and the seller and keeps me from making a costly mistakes monetarily.
