***Update*** just wanted to let you guys know that after about 4 years this stuff is still holding up quite well for the exception of a few places here and there that have bubbled a little. However my main issue is THE PRICES now. Just checked and it has nearly doubled. I think I will try Tropicool or Henry in the future as their prices are much better. You can check at Home Depot for other 100% silicone roof products.

thanks for the update. the prices of everything has sky rocketed. im in the same situation i bought a 1890 house. someone put a metal roof on im guessing about 1980s. my main house i painted with henry aluminum fiber it helped but after only a yr and half it started coming off. im now about 2 n half yrs in and i can see most of the texture of the aluminum fiber coming off but still covering. it has a 7 yr warranty but realistically it breaks down after the first winter and then all the snow and rain that hits it keeps chipping away at it. the shine of henrys also goes away in about a year or yr n half. now on my garage i have a cheaper type of metal its not standing seam like my house and my garage is where i have so many nail pops like you. i tried aluminum fiber on that and it did minimize the holes but with the angles and how hard i have to brush it on i just cant get in the right spots with the heavy ass bucket to push that fiber material down wards. at a time like this i gotta just wait till the economy collapses and roofers and manufacturers are at our mercy

@@MelodicsRareMusicVid if you can afford it try the Henry Tropicool! It’s cheaper but the same stuff. That should stop your leaks but you may have to put a soft roof mesh over some of the nail pops before coating and make sure you scrape away all the loose paint and powerwash first. Good luck!

@@generationofbmx thanks for the tip. i have a odd ordeal where someone did a coat on the roof of some sort of black stuff. so i got these little 2 or 3 inches or black tar everywhere all over the silver metal its very weird it makes the roof look awful. most chip and scrape off because it must be old. i think someone used aluminum fiber and didnt mix it and painted it on and it ended up with these ugly black swirls over the silver. it was either that or they very sloppily did a coat of some sort of black tar sealant but just brushed it wildly everywhere and not evenly in all spots. but i painted a lower roof over that chunky black tar. i thought for sure it would all chip off but so far in that section the fiber has bonded decently to it. using a power washer or scraping in the area i need to get to is impossible. there is so many slopes plus im on a downwards hill so even getting a ladder up is hard, and even when i hook a ladder to the top ridge i still cant reach the valleys. its such a mess i think ima rent a crane or lift. but ideally i should just get a new roof. i think if i can just get that one back area with the stuff you said 5 gallons should be enough for that area. reaching it is the issue. sorry for the long rant haha. sometimes its good to exchange stories.

oh but also to add to that a power wash def helps. when i had my main house painted the people i hired i told them i wanted all the grit off my house. i had a giant old dead tree dropping sap and stuff on it so there was a thick layer of black. well they tried to start painting without power washing and i stopped them. so then they started power washing and their cheap ass washer broke. so they went to start painting and i said wait theres still grit up there you cant paint that. so i let them use my power washer. well i thought they got all the spots and they missed the last few panels on the edge closest to the tree. by the time i noticed they already had their ladders set up and were up there finishing that area. at that point i just said fk it let them finish. well that spot where the grit was all the paint came off and didnt bond after a yr. had to go back up and coat it myself. @@generationofbmx

@@MelodicsRareMusicVid i tried a black tar product at first and it didnt work. So when I coated the roof with the Gaco silicone coating I just went over those black tar sections with it and it did fine. I did cover the black tar with a primer though.

Yes. Just be sure to get your roof clean as possible and use the Gaco Roof Tape on seams(if you have any) before you lay down the application. I would be more confident in this stuff before putting down another rubber roof membrane. I have stopped close to 50 small leaks on my roof including box gutter leaks. Good luck!

Use gaco patch leaks ..and there is a primer you must use of old roof like that ..young man ... the color is pink there is an A and B epoxy you mix together and cut with water

As a commercial roof contractor I know Gaco does no longer advise silicone for steel. It also should never be put on a rusty roof as this, only a solvent based or asphalt coating should be applied. A thermoplastic coating is half the price and has 10 times the strength. Silicone is a scam, it does not last, it has not tensile strength what so ever.

I dont know man. I tried many different roof coatings and none of them would stick and would not stop my leaks. This silicone roof coating has stopped all my leaks and seems pretty durable so far. Also, I sanded my roof best I could and then power washed before the application was put on. To be fair, please show links to the product you would reccomend for future reference.

@@generationofbmx arccoat.com/wp-content/uploads/2017/09/PDS_DynaSHIELD-White-Coating.pdf This is the best product by far it is a solvent based thermoplastic, I've used it for over 20 years directly over rust it basically turns into a white sheet of rubber its impossible to tear with your bear hands. I was just on another silicone roof today that was failing. This product or RM Lucas 5000 or 6000. Must be a contractor though to buy from Architectural roof coatings though but RM Lucas you can buy online its just not the same quality as Arc Coat.

I'm also a commercial roof contractor and have been doing repairs for many years on many different types of roofs. I've always been skeptical of silicone based products like liquid membranes and caulking for roof applications because silicone just doesn't seem all that durable and has trouble staying adhered to the surface after a few years, but I think if it's done right (proper cleaning, seam reinforcement, 2 coats, etc.) on a metal or asphalt/rolled roof, Gaco can be a viable option for a 5-10+ year fix. I most definitely wouldn't recommend it for EPDM or TPO roofs myself. For me, Gaco is just a means of kicking the can down the road a few years before a proper roof replacement is needed, rather than a long term fix. I've never heard of thermoplastic coatings before and I have no idea how it stacks up against silicone based coatings.

I respect that. Your a roofer and i am not. But, i am a skeptic of all the other roof coating products that were put on before that came off in 2-5 years and didnt stop the leaks. My roof is leak free now because of this stuff. I guess time will only be able to tell of its durability.

@@generationofbmx To be honest, I've only used GacoFlex a handful of times, today being one of those times. I'm not knocking your use of Gaco... I think you actually made the right call. My only concern is how well it holds up after 5+ years after intense sun exposure, temperature changes and expansion/contraction of the roof itself. I'm honestly just as curious as you are about how long / how well it will hold up. Glad it's working out for you so far though man. Did you apply 2 coats?

It has been recommended I use this product to seal a 2nd floor deck of roll roofing that has some leaks to to first floor ceiling. I'm concerned how slippery it will be walking on the 2nd floor deck afterward. Would outdoor carpet solve that problem?

Ok, I think you could use Gaco Deck for that. I believe it is the same stuff but it has an additive in it so that you can walk on it safely when its wet. I believe they used ground walnut shell or sand or something. And YES, Gaco roof is like walking on ice when it is wet. So, look up Gaco Deck and it comes in many colors. Good luck

I've pressure washed by bitumen roof and let it dry for two days under LA sun. However, it still blistered in some places. This is the second time I've tried this product without success.

Yeah, that has been my main concern also. Mine has blistered up in places too. I just cut them out and re apply a new application to that spot. Ultimately though, this stuff has stopped all my leaks as of 2 years and hopefully counting.

My understanding if roof top paint is peeling you pressure wash once .let dry then pressure wash again and after 2nd pressure wash you apply same day as final wash to avoid the edges where paints was chipped from curling after being wet then drying...

I have a 100% rubber membrane roof. Partial roof is slanted. Do you recommend a power wash on the roof before applying? Which I want to be careful not to get water into any possible seams. Or can I sweep it and make sure all debris is gone, then apply Gaco? In your video you applied some of the Gaco to some of your rubber roof. You recommend one or two coats on rubber membrane? Good video and thank you.

In that video, I showed that I put some of the Gaco coating onto the very dirty uncleaned rubber membrane just to see if and how long it would stick. 3 years later it was still holding with NO bubbling. So, with that theory it will hold well for that amount of time. I would maybe try cleaning the membrane off with just enough water/detergent to clean but not soak. Then apply coating. Also, Gaco is terribly expensive. You can do the job now with Henry Tropicool(Home Depot)which is half the price. I Finished my own job with it including the remainder of the rubber membrane places. Good stuff and thanks for a good video. Very few videos are on slanted/pitched roof. I may take that suggestion to look for another or similiar product. Asphalt shingle , can find the leak after 4 estimates. Contractors just want to replace my 9 year old roof. Ugh.

Just finished putting some more of this over another section of my roof.I think Gaco made some modifications. This new batch appears to have more of a glossy finish. Shines just like metal roofing.It looks great. only sections I have left are the flat sections that have rubber membrane. Will cover that next summer. Good luck with your roof repair.

@@generationofbmx So its been a year, how'd did it turn out? I'm applying this product today on my flat patio roof. I never done this before but the flat section was cleaned four days ago and leak where shingles and flat roof meet fixed. March on...! If it wasn't for KZbin videos I doubt many of us mechanically challenged people would attempt these projects. Saludos...

@@chefbambu9382 I'm still happy with the product. It seems like Gaco has now added more of a glossy sheen to it now and it has more of a shine. Some of the spots on my roof have bubbled a little bit but i just cut that little section out and clean and re coat it. I still have NO leaks except for a spot here and there but it is probably from an area that just needs another coat. The roof still looks good and the silicone in general is still sticking to the sheet metal and on the rubber roof membrane in sections I tested 2 years ago. Its very important that you cover all your seams per instructions with roof tape cloth and coat over it with the Gaco. Seems as in places that come together. Good luck!

I have flat roof with rubber membrane but has been coated with Silver Dollar reflective roofing paint over the years. Can I put the Gaco silicone paint over this? Thanks for the review

Gaco has a long list of different finishes it can be coated over. I would say yes absolutely it can so longs as you at least power wash the surface and make sure its clean first and any loose paint is removed. But remember, Gaco or any other product you paint with is only going to be as good as what its painted over. If it starts to flake or bubble up the Gaco is coming up with it. Also, may I mention, Gaco has gotten very EXPENSIVE! You could try Henry Tropicool as a great cheaper alternative. Still 100% Silicone and I got some at Home Depot. Lastly, I would like to add that this silicone roof product was a God send for me at that old home i had and stopped all my leaks. I still recommend it!

Yes but it has bubbled up in some spots of my box gutters. Probably didn't clean those spots well enough before application. Rest of roof ok so far. My problem is i just found out that this stuff has doubled in price. Very discouraging

@@generationofbmx Yeah, it has skyrocketed due to a crazy supply chain crisis going on. Home Depot doubled the price of their Henry Tropicool.

@@generationofbmx Lowe's had the Blackjack silicone for $200 just a couple of weeks ago I believe. It's a clearance item so you might want to check the inventory first.

...I have used FlexSeal on a metal roof (corrugated) and it works great...water sheds right off...but I bought a can of this to try cause it's about $20 a gallon less....I don't like that FlexSeal refuses to make gallon cans of their Forest green color...

@@generationofbmx your roof reminds me of a job I did a few years ago I removed about four layers of hot Roofing applied over a standing seem metal tin I think where the original horse shoe nails were deteriorated like little needles Hardest roof I ever did

@@jaybee1930 yeah, this roof of mine has been a huge stress for me and a ton of work. If only i would have known about this silicone at the beginning I would have been able to invest less work into it. Oh well, lessons learned and knowledge gained i guess. Problem solved but i am noticing some bubbling up in spots in my box gutters. I think most of it is from not cleaning the surfaces there good enough. I’m now throwing around the idea of maybe putting roof membrane in some of those spots in the box gutters. Researching it now.

@@generationofbmx it's going to come to a point where the metal roof in my opinion is going to deteriorate from the inside out moisture from the underside not being able to escape it might be time to seriously consider remove and replace I'd like to know where you're located at what part of country city and state only also do you have plans and staying in the house for this foreseeable future because inevitably it's going to fail and you may want to consider it sooner than later while you're still young

@@jaybee1930 yeah, I hear ya. To be honest I’m tired of dealing with it and going up there to my attic to check on things every time it rains and i agree with you on the inside out thing. I still think the asphalt shingle roof is the best roof and thats what i’d like to put on with membrane covering on my flat spots and in my box gutters. People swear on metal roofs but eventually their gonna have to be painted then it will be once every 5 years to paint again. And, the screws will fail eventually causing little leaks. Just put on asphalt and be done with it. Ha ha

@@FKS1994 absolutely. All my leaks are STILL sealed. The color is maintained but just dirty probably from the black run off of my rubber membrane from the flat section above it. There are some small little bubble spots here and there but easy to fix and probably just from areas where I didnt clean it good enough. So, I would definitely use this product again. Im gonna cover my rubber roof membrane with it next summer and will use the Gaco Deck on my porches. Will pop the bubbles, clean it and repair those areas too. In my opinion its still good stuff.

@@generationofbmx Sounds good! I plan on covering my EPDM roof with it but I will probably go with Henry Tropi-Cool instead since it is what most of the big box retailers carry here. Glad to hear it is working out for you.

Yes it’s expensive. The place i got mine was priced the lowest I could find and it was $230 for a 5gallon drum. I think you can get other brands that are 100% silicone like Gaco but cheaper. I would have thought the longer this stuff stays on the market the cheaper Gaco would price their stuff but this seems to NOT be the case.

Problem is buy the time you buy enough to do a big roof customer is upset they painted 1'000s to have roof painted that 5 gallons dosent go far we just did a 100 ×100 and owner could of got entire new roof threw another company of corse it's good for man such as you self need no dumpster and other tools so if you spend 1500 your doing the work

In this time maybe your right because the price for this stuff(Gaco)has doubled since I did the job 4 or 5 years ago. Not sure if the price for an asphalt shingle job has doubled or not. However, when I did the job it cost me about $2000 dollars for the Gaco product and I prepped and painted the roof with it myself. At that time the roofer told me it would cost me about $8000 bucks for an asphalt roof job. That same roofer told me he would charge me about $4000 for his men to purchase the Gaco product and have his men paint it for me. So, in the end by doing it all myself it was a win win for me. 🙂👍🏻

Yes but if roof is not badly damaged, you can keep re-coating the roof and never replace it.

@@generationofbmx cover ups are what they are. 3k is a lot especially if you're doing it yourself. You could have put down new sheets for that and then you just replace screws when needed.

@@snakeinthegrak8969 I dont have the skill to put on a new metal roof and my guess is the cost in materials would have been much more than $3000. How was I gonna get the sheets up there, cut and bend the material and remove everything up there? HUGE JOB!I had over 50 small leaks spread out on the roof that was from breached screw or nail seals and you couldnt locate them because of decades of paint and minor rust. So, the original sheets of metal roof are not bad just because of minor water intrusion coming in from screws and nails. Do you know how much a roofing company would have charged me for a tare off and new roof? I’ll just keep painting the roof like everybody else has done over the last 100 years but I’ll put on a product that i just did that will completely slow the trend buy using 100% Silicone that last MUCH longer and actually STOPS the leaks. I also just put it over the rubber membrane on my flat spots and it is sticking like a champ and i didnt even scrub the membrane first. I tested a spot uncleaned 4 years ago and its not even thinking of coming off so i did it to the rest of the membrane. So, I’ll never have to replace my rubber membrane sections of roof now. There goes the need for rubber membrane.

@@weareslsbb Hmm. I'm at about 3 years too but my leaks are still held back and I am only getting bubbles in hit and miss places. Still nothing major to warrant complaints from me yet. I'll keep my fingers crossed.

@@generationofbmx The product says ponding water is ok but that isn't true. Any bubble or moisture will cause increased separation. I think maybe it would work on a brand new surface, correct slope, no ponding.
