I have a million questions. The uncertainty of operating expenses, risk of losing money and how to automate management, cleaning and maintenance is creating doubts. I have a FT job and need to automate everything.

Hey Richard- I love your comment...truly now I know what videos to make next ;). Okay, so first of all sometimes I get too busy I forget to make a KZbin video, but I would document the process on my instagram (@realdealsbychloe)- I should start saving them. Yes- they fluctuate but there are still ways to create a pro-forma. First of all, do you know your actual goals? Because my video kzbin.info/www/bejne/jWGTg2mVep2Wmbc helps you figure out what you REALLY need. If you have a FT job, then I would do the BRARA method (buy, renovate, airbnb, refinance, again)- because with 5 homes you can achieve closer to $300,000k passive income vs. arbitrage or any other method. I can go on and on....automation is not easy, and housekeepers quit everyday....BUT there's a method to the madness, I just need to make more videos about it. I will. and YOU can do it 💪

You mentioned the resume . when you say make sure you can back up what you say and need prior reviews. What if you do not have prior reviews and you’re just starting out ?

I would partner with someone more experienced then yourself. That’s how i started, we were 50/50 partners (capital setup + profit split), but i was doing ALL the work….but i learnt every step of the way. So you can use their portfolio, website, bring them with you to the listing meeting with owners and let them close the deal for you- then you do all the work, learn and next time you can speak from experience. I do that now, people join my team and I mentor them through a deal together- this way you truly learn.

When you are managing multiple units over several states, I am sure there will be times when you have to cancel/can not renew/move out of a property. What do you do with the furniture in those properties? There is no guarantee that you will be able to re-use/re-stage the furniture within reasonable time in that town. Do you just keep them in some storage units in each town?

Great question! This happened to me in March 2020 i lost 2 units due to Covid. I put everything into a storage unit, but i also posted on Facebook marketplace and local Facebook groups in that specific city and tried to sell off at least the mattresses.

Hi. I would do renters insurance, and I also have business insurance as well. Most of my agreements outline which insurance owners must have and which ones operators have.

Congratulations on getting your first property. Very exciting. You’ll need insurance, but your tenant will get renters insurance for the interiors. Best to speak to an insurance broker to cover all of your needs. 👏

I'm starting an air bnb in Los Angeles where they have all these new rules on short term rentals. I can only operate in buildings without rent stabilization ordinances, which makes it tough to find new buildings. I heard him talk a lot about using business leverage in negotiations but what if this is your first air bnb? I have no reviews or references to give and don't have big money to buy mass units.

As long as you can pay for the unit without needing to rely on the projected income your fine. As long as the unit is being paid for thats all they care about they dont care about your reviews and other stuff

I have a developer, so we built our own and host it on our servers. You can buy a domain and set up hosting for a few hundred and up work you can find a designer to set it up for you. For example Godaddy. Or an Easier options are wix and square space, but I don’t use those.

I wouldnt recommend getting a loan. You can easily furnish a apartment for 1k and that just with all the basic amenities. Then after your making money you can decorate or make it better. You can easily start with an extra bedroom or even bed. I wouldn’t put myself in debt for this because this is a risky business

Hi Wayne- so the laws have changed depending on property and how many days on the market. You can do furnished monthly rentals, you can do room by room rentals…there are a few options. There are buildings that allow Airbnb in FL and i have coached clients out there to set it up and just have a local housekeeping team and maintenance person to help you if you’re remote.
