Thanks, learned a lot po. Waiting for your next vlog about sa pag bili or transfer ng condo under pa sa bank loan or yung "pasalo". Kung paano yung process and magkano ang mga babayaran. Ang alam ko there is 2 way, the buyer will pay your full loan sa bank.. then the second one the buyer will continue your amortization. I hope you can explain this much further. Thank you and more power!

Yan po ang big mistakes na nagawa ko last 2018, bumili ng two condos, cash pero gang ngayon di ko malaman kung bakit di matransfer pa ang title..Umasa kami na tulad d2 sa Taiwan, once na maturn over na at bayad na sa lahat ay kasama na ang title...madami pa po palang, process at money na gagastusin.

hi sir, i am planning to buy a condo then ako mag aayos for bank financing, my concern is, yung CCT under developer pa, tapos fully paid naman n ni seller and the transfer of title sa owner is on dec 2023 pa. pinagbabayad na ko ng DP? safe po ba yun? Contract to sell lang po poprovide nya and receipt ng payment n notarized after DP.

Yes zonal value per city or municipality is still the basis of cgt and dst.

Sir, yung Liason Officer po na naglalakad ng transfer required po ba na pagawan ng SPA from the buyer and seller? tsaka humihingi po ba ang BIR ng proof of payment nung amount na nasa DOA kasi undervalued? Thanks po :D

Yes you can give SPA or Authorization sa Laison Officer, meron kasi mga Documents sa RD and BIR na need ng authorization ni Seller and Buyer. For DOAS na under value, yes yan kasi ang ibibigay nyo sa BIR.

Ask ko lang po if ever na gusto ko ipasalo yung unit ko i paid 611k na po for the downpayment (Pre Selling po ito from SMDC) pwede ko po ba ipasalo balik hulog lang po? nagka emergency po kasi ako eh need ko po ng pera. Ask ko lng po sir. Required po ba sa RD ng certified true copy ng condominium certificate of title at ng tax dec? Kasi sa BIR required po xa. Tnx po
