#1 Ignore the suggestions on the EPC, they are likely garbage. #2, get a different assessor as they manage to get vastly different results for similar properties (even though the whole point is it's supposed to be "standardised").

How does the rating work ? Like for example what rating would it be if it was 10 years old ??

Spray insulation would nearly invalidate my mortgage with my bank..... In no uncertain terms did they warn me NOT to go ahead with it.

Do you know if an epc rating can be wrong? Let’s say current and potential is both D- could that be wrong?

That spray foam under the tiles can also rot the roofing felt (in old roofs) or the breathable membrane (in newer roofs) because any damp or water coming through the roof from above cannot evaporate and be ventilated away. It's a low-skill, high profit technique backed by warranties which are useless if/when the company goes bust or simply disappears. The foam sets solid and is very difficult to remove because it has stuck to the rafters, roofing felt, cables and it hides any roof damage you could have seen and fixed from underneath. DON'T DO IT! Dodgy, pushy sales vultures - beware!

Wrong. Nothing is set in stone. 2025 is just an arbitrary date and a C rating is just a target. I'm fed up of customers calling me up all stressed out because of rating changes that haven't been decided yet.

Exactly. The whole point that all this nonsence around EPC C is just a proposal, no more, no less. Which means I can ignore all of it.

It is just more government/politician's deceptiveness! They r obsessed with Co2! What better way to get a quick boost, than to worry landlords to up their EPC ratings for 2-3 years by extreme proposals, and then inevitably not go through with the proposal, because a rating of C or above for rental properties in just 2 years' time is absolutely insane: it will make so many people homeless, cause lots of pollution, inspire cowboy workmen, and God knows what else!

A ground floor property; I am surprised u got it to a "C"! I can see a lot of fraud and underhand payments going to assessors in 2025!
