Great video Neil. Really shows how thorough you need to be, to find those hidden defects.

Be interesting to know what the carbide readings would be and whether there is any dampness or whether your meter is just picking up the increased conductivity of the salt.

Great video Neil. It's easy to see how salt damp can be misdiagnosed. Do you think where this materialises there has always been a historic leak to leach the salts into the plaster originally? We have a Victorian house and have similar issues - no current source of water (apart from the air) and patches which come and go depending on the relative humidity, no mould or damp smell in the rooms affected. In one room we've replastered over board, with a gap from the brick as it was unsightly, but we've come to live with other sections as they don't seem to really cause any issues. Do you have any more advice on long term solutions? Cheers

Neil, great video - did you get permission from the vendors to do an invasive inspection - normally this sort of inspection would be outside the level of scope of a Level 2 or 3 survey?

When you have salt contaminated plaster like this is the only solution to replace the plaster? If you leave it will it get to the point where if you clean off the surface salts there will be no more? As a non surveyor the only solutions I can think of is replace the plaster which means the moisture will just find a new place to gather or increase ventilation/manage the moisture level in the house better. Thanks again for a useful video.

Hi Jon, I hope you are well. If the salts become problematic i.e. they result in damp staining then unfortunately the only solution is to remove the wall plaster. Stain blocks and damp blocking products will not provide a long term solution. If you would like a more detailed explanation, feel free to drop me an email to neil@neil-marsden.co.uk and I will send some info over. 🤝
