Was about to ask how it's been holding up. I have terrible efflorescence on brick foundation/basement walls. I imagine I will have to go super slowly because of getting the material into all the mortar joints. And then there are the bricks themselves. Oh fun! On my list to tackle next year.

It was clear that the wall is deteriorating on the inside due to someone trying to seal the wall previously. Paint trapped moisture in the cement, eventually degrading it and leaching the lime out, weakening the cement. By sealing it in again with Flex Seal, you'll accelerate the deterioration. You need to keep water from penetrating on the outside of the wall, all the way to the footing, and drain it away from the foundation. You may also need a sump pump if water remains under the slab. Flex will hide the problem.

Yes but in some instances you cant just dig a 10 foot hole around your whole house. Like if you have boulders for a foundation with concrete over it. My house has granite boulders that extend 5 feet away from my house.

@@britneyystaples91 There are always options--exterior drains, regrading the slope away from the foundation, sump pumps. etc. "Painting" the interior wall is the worst possible approach.

Glad you mentioned addressing the outside first. If you just seal the inside you will build up hydrostatic pressure and possibly crack your concrete foundation. Best thing you can do is regrade your property so that it slopes away from the house for at least 3 ft.

The only moisture I get is condensation in the summer. Our foundation is sealed and then has 2 layers of 2” blueboard. Our soil is like a gravel pit. I like the idea of a surface like flex seal.

Even when you regrade water sips into ground, expands and still reaches your basement. I have done it and now I'm digging a moat

You have to dig around the entire perimeter of your house down to the footings about 16 inches from the wall out. Clean the entire wall and coat it with tar or silicone is even better if you have a clean surface than use a fiber mesh membrane then another thin coat of either tar or silicone. Then you should use half inch rigid insulation all the way around and if you want to do an amazing job seal the seams of the 4 x 8 insulation. Your basement will never leak a drop. Sealing from the inside is nearly useless. I would never ever finish my basement if the exterior walls were not perfectly sealed.

I love how clean it looks with the white! I have pondered painting our basement walls but I keep seeing conflicting videos where some say you can paint your basement walls and other people say you should never paint your walls because they are supposed to “breathe.” Love it on your walls!

If you don't have a moisture barrier on the external side, painting is not a great idea. My basement walls are ugly and rough, and since the house was built in 1967 the basement is not suited to finishing. I was considering painting the walls but I think it would be less trouble to put panelling up that lets the walls breathe and can be removed easily.

Looks great now, will completely ruin the wall in a few short years. DO NOT do this to your own basement. The people saying you need to let your below-grade concrete walls "breathe" are absolutely correct. If you want to paint them for cosmetic finishing reasons, there are paints made specifically for this purpose that result in a porous and breathable surface. You can paint your basement walls, just not with a water-tight sealant product!

@@mstoi38 home inspector here. I would never cover foundation walls with anything, nor would I finish a basement UNLESS I had corrected exterior grading. I've only ever seen one situation with a single family home where you could not fix all water problems by fixing the grading and extending downspouts, adding some splash guards at the bottom of valleys and adding additional downspouts. And perhaps upsizing the gutters if they're old. Yes that's more costly than simply coding the inside of the foundation but.... pay now and no worries or pay later with mold, health etc and have to do all things anyway.

Matt I have used on my basement walls 3 walls facing backyard and facing outwards a product called Thoroseal ic came in a 5 gallon bucket metal all powder and mix according to directions and add about 2 ounces of a liquid product called Thoro T1668 Acryl 60 Cement bonding agent. The covering has lasted 25 years no water. We’ll it’s time do do it again. It’s started to peel. So I will scrape what is bubbled and then clean it up and apply with A cement brush the thickness of pancakes mixture. The best Houli

I love that you explain how to fully fix something inside and out followed by why you can't justify doing it. Pretty common sense stuff. It helps me have an insight on what I can do with my own place even if it has nothing to do with the video at hand. Fixes can easily be justified and get out of control if you don't take a step back and asses the issues at hand and realistically fix things instead of just redoing the whole house because abc fixes leads to xyz needs doing... while you are at it of course.

Wow that stuff is pretty legit!! I would have brought the flex seal down on to the floor for two reasons... 1..to seal the seam between the wall and floor and two.. to give you a sealed surface for when you install your bottom plates when framing the walls. In my basement i used Sika self leveling concrete sealant for any gaps or cracks (especially between the wall and floor), then painted down off the exterior walls 4" to really seal the transition area off. I then used foam sill plate gasket and pressure treated 2x4s for all the bottom plates. Post more videos of framing when you get to that stage.

We have been removing old waterproofing/sealing in our garage that was applied decades ago by a previous homeowner. We are going to apply Damtite hydraulic cement in cracks then coat with the Damtite maximum coverage waterproofer. It is supposed to let the concrete/cinder blocks breathe and it is warrantied for ten years when applied in two coats.

Where I live we have mostly brick houses. Sealing your walls like this you have a pretty good chance of the moisture raising up and getting into your wooden beams. Looks good though

I let my concrete just stay as is and put a humidifier and sump pump down there. Keeps it dry without compromising the safety of the concrete by locking moisture in there with the sealant. Specifically for freezing climates where the water expands

@@josefcalderonromero8452 You don't seal your basement you lock in moisture and the cement will degrade over time. You should install a moisture barrier to allow water to move. You need to let it breathe.

I have a similar problem in my basement. I have added a roof over my front entry and gutters and down spouts to divert the water away from the house. But I was looking for a solution for the exterior block and then the interior. I'm glad to see that you can use it both indoors and on the For the exterior I'm going to use the black and white inside. Thanks for the video, my only question is, at what temperature is it recommended for my exterior block repair? 😊

Our basement in our last house looked like yours. We used dryloc. It took forever to prep, make repairs, and apply the product. It was 1100 square feet. I feel your pain with this project.

Had to deal with a similar basement. Wish I had this product then. People need to remember that lead is in most old paint and to take proper precautions. Wear an organic mask, and collect paint chips in plastic. A can of lead paint was 90% lead!

Looked at the chemistry of Flex Seal awhile back. Amazing stuff. Should not be sold as an As Seen on TV product because it way better than some of the main brand products like Prosoco and Polywall.

Too many negative comment and opinions. As a contractor i have used this product time and time again and it is a fabulous product. This guy prep the wall properly and applied this product the way it is suppose to be done. What i would like to add is. If your basement has a extreme moisture problem this is not the product for you. If you have minimal moisture issue this is going to work perfectly. He is absolutely right. Two coats is highly Recommend. I also recommend that you run a dehumidifier in your basement at all time after a project like this. Again. If your basement doesn't have a extreme moisture issue. This gentleman remady will work for you along with the dehumidifier. Those walls will look great for years to come.

I used the flex seal tape to plug a 3 inch split in my pool liner seam. lasted two years and just blew out this winter in November. still a win to me.

It is super important to seal the outside. That is where the moisture is coming from and if you don't it will cause your waterproofing on the inside to fail due to hydrostatic pressure. The only thing I know that works for that would be an epoxy but even then you will be sealing moisture in the wall which is also bad for reinforcement.

00:04:00 the video begins highlighting this importance to fix the outside, this is an exterior grade product which when used inside will create a hydrotrap for the materials of the foundation. The solution in this case is to slope groundwork around the house away from the foundation and then decide upon a water shedding system that will direct water from the roof away from the building. Cosmetic appearances of the interior can then be addressed with interior grade materials.

@@davidkoba the video is somewhat amusing as it shows the the exterior problem area dug out at which time a bag of concrete could have been chucked into the hole and performed a better fix; as an extra step the concrete mix could be removed from bag and actually mixed then poured into the hole as an even more advanced solution; instead though we have what amounts to interior remodeling. 😂

🎵Georgia 🎵Georgia 🎵The whole year through…….. 🎵Sealer on the inside……. 🎵a bad idea…. 🎵water stayin’ in the walls!………🎵……… @Thefixer was correct when he said get gutters; grade away from the house and apply sealer to the outside of the foundation…….. He should have done that, and only that!……. But he didn’t feel like doing all that back-breaking work, so he chose the LAZY MAN’S WAY OUT……..which is what most homeowners do!………. ANY SEALER ON THE INSIDE will make it look pretty and make your wife happy, but @fixer , just trapped water in the concrete, which will accelerate its degradation, but he won’t see it. Ignorance is bliss, until I bites you in the buttocks!

I have been doing some homework on painting my basement , and was not sure what to use ?. I have the old terra cotta blocks and they have an old basement smell to them . so i am planning on using Flex Seal because of your video . there are no water issues , just the smell . Thank You !

My young neighbour is having all kinds of issues with his house. He’s 27 and clearly has no clue about a house. He asked me if I could take a look and let him know what I think Everything pointed to water. His eavestrough system is wrong. Multi downspouts in wrong spots, water pooling near foundation, cracks near all doors and windows, grade slopes wrong etc He wanted to fix the inside first. Told him don’t bother. Need to stop the water and get it away. We came up with a simple cost effective game plan and gonna help this kid out. Told him the eaves he’ll need to hire a company as he only has 4” and also needs to change all the drain points but the rest we can fix. He’s so excited.

@@elizabeths7594 to me it is a temp fix. My suggestion to him is to divert and seal and then possibly do the flex seal but his concrete blocks inside have been painted multi times and flaking. To me the flex seal would need to be against the concrete directly but if he doesn’t do the first part, I think eventually the water will continue to push in.

How long before it pulls away from the wall. Any surface seal is only as good as the base surface. Rubber wont stick to a surface if any moisture is present. kind of like painting over rust on metal.

I used a different rubber product 15 years ago. It worked great and and looked great in the beginning. After 10 years the cement wall started to pit an blow chips off the sealed rubber wall. The rubber started to split and Peele. The cement needs to breathe. I have spent the last three years grinding the rubber seal off the cement walls. Patching as he did with hydraulic cement and two coats of DryLock will work better. DryLock lets the cement breathe.

I can't speak to it working with the flex seal, but when I am using a cheapie brush and even a roller that I plan on tossing, but I'm not finished with the job, I wrap them in aluminum foil, creating an envelope and pinch it closed. It prevents the paint from drying and I can pick up the next day where I started, not having wasted a brush. Both will stay usable in the foil for days. I just open the foil up, do my painting and slip it back in so I'm not wasting the foil either.

fieldstone foundations, work because they do not slow down the water. If you stop the water from flowing thru, you will increase the hydrostatic pressure. Thus, if you successfully seal your basement, you could literally blow out a basement wall.

Awesome demonstrations,voice what this can do. I've used a stay flex to seal some leaks but very impressed on a bucket full of liquid. Question: is it possible to have it tinted, like we do paint, prior to application? Would timing it decrease the integrity? Does it come in any other colors besides bright white? I guess if you're going to put siding or some type of walls the color won't matter. Love your videos. Thank you

TRUE STORY HERE. I used flex seal in my basement to keep water/moisture out and it sort-of worked but, some time later I knoiced a small water bubble forming 😬 Ended up on taken it all off. Cemented the bottom of my walls which was the only thing that worked.

I’m not sure I would ever do this. As he briefly mentioned in the beginning of the video, if water is seeping through your basement walls, you have bigger problems. Flex Seal only masks the problem - if I have a leak, I want to see it so it can be properly fixed.

He mentioned very thoroughly in the beginning that the first thing you should always do is start with the outside. Once that is done and sealed up, you move into the inside as he is doing now. Based on that, this is mostly as a moisture barrier and/or cosmetic look rather than a barrier for water seepage.

@@saidtheblueknight that’s kind of my point. In order to take care of the outside of your foundation, you would need to trench the entire perimeter of your house to clean, repair, and treat the outside of the foundation. It’s pointless to do just the exposed area or even a foot below the surface. Trenching is unnecessary and expensive unless you have known major problems. If you can’t trench, treat, and repair, you shouldn’t flex seal the inside of your basement.

There ARE products / systems that you CAN use to waterproof basement walls from the negative (interior) side, but FlexSeal ain’t one of them. Look at Koster, Aquafin or CIM products developed and specified by people who know what they’re doing and MUST get it right.

Absolutely, interior waterproofing effectively works only if you address the root cause of the issue: water. By rerouting/pumping out the water you minimize the water table under your house and its pressure effects on your foundation/basement. This is truly the best way of mitigating leakage. Everything else (interior water proofing by drylock/sealing cracks) only compliments the rerouting/pumping of the water. However, he did address this at the start of the video.

Great video. Looking at all the positive and negative comments and I see it’s not for a basement that has serious leaks. Looks great after coated twice. Good job on that. But the issue I have is if the new homeowner moves in and does a complete redo of the basement and needs to get this stuff off im guessing it would cause damage to the cement blocks due to force needed to remove. Scenario number two would be new homeowner tried to paint over it and it won’t stick just like he states in the video.

I used flex seal liquid on a wooden door that was leaking through like a sieve and getting into my basement. After two coats the door no longer leaks!

Don’t do this if there’s no exterior barrier. Holding moisture against the concrete wall with an impermeable barrier on the interior side is the worst thing you can do for an exterior concrete wall. The moisture pulls acid from the soil and neutralizes the lime in the concrete and makes the whole structure deteriorate. They make specific Crystaline parging kits that fill all the microscopic cracks in the concrete and make it inpermeable and waterproof.

@@TheFixerHomeRepair The only company that makes this product he is talking about is a company called "Sakrete" and they only exist and sell their product in Canada. This follows the same with a company called "Xypex" which also makes crystalline parge but in a liquid pour form and not a premix. I have spent the last 10 mins searching and I cannot find anyone in the USA selling a crystalline based parge mix. Maybe it's not approved for USA market if this is a new product, or there is just no foundries/quarries in the USA that produce this. EDIT: Just found a company called "Sika" makes something similar for USA, its called "Sika WT-240 P" and it just hit the market in 2020.

@Kyle Lanoue is absolutely correct. DON’T USE ANY SEALER ON THE INSIDE OF ANY CONCRETE WALL!…….. @The Fixer was correct when he said get gutters; grade away from the house and apply sealer to the outside of the foundation…….. He should have done that, and only that!……. But he didn’t feel like doing all that back-breaking work, so he chose the LAZY MAN’S WAY OUT……..which is what most homeowners do!………. ANY SEALER ON THE INSIDE will make it look pretty and make your wife happy, but @fixer , just trapped water in the concrete, which will accelerate its degradation, but he won’t see it. Ignorance is bliss, until I bites you in the buttocks!

If I ever get the opportunity to buy another house, I will definitely choose one without a basement, no amount of waterproofing on the inside can save u, if the outside is poorly built & not waterproofed

I am no expert but I feel if you have a water in the basement problem and you seal the interior walls this way the water is just going to sit inside your wall after getting in from the exterior.

Sure, but concrete doesn’t mind being wet. At all. But you are right, you should give the water an outlet. I would add a French Drain inside the basement that drains to a sump pit with a pump. So, big thick pool liner painted on the walls (after multiple coats - check the specs to make sure the product can hold up or test in a smaller area first) and floor, perimeter French Drain draining into a sump pit with an airtight lid that’s sealed to the floor. Inboard of that by an inch or so, an insulated stud wall. No poly in the wall, no vinyl wallpaper. Insulate the floor with rigid foam and then sleepers and whatever floor covering you want. Done. The efflorescence comes from the concrete sucking groundwater in and as it dries inward to the basement, it leaves behind the salts from the ground. That is what blows apart the concrete. If you only wanted to fix the concrete, and not do the pool liner and insulation, use a lime-based stucco and coat the walls. When the stucco falls off in 20-100 years (depending on the skill of the stucco mixer and applicator), you add more stucco.

Thank you so much for the video. I think I may do this in my basement also. My house is 112 y/o and my cellar walls have started crumbling near the floor. My house is now surrounded by concrete on the outside so I'm hoping this will work but it will be a lot of clean up prior to doing it. How many buckets did you wind up using for your two walls there?

your holding moisture in the walls when you paint or apply any rubber paint ect meaning you will rot the wall the the lye will break down and crumble just so you understand

I just finished my fiance's closet in the basement with flex seal and you are crazy fr not wearing a mask. The smell is wild. Putting this stuff on concrete tiles made the basement floor way way warmer and it's super soft on your feet. I just couldn't afford to do rest of the basement. Spent 180$ on a tiny room

Flex seal is NOT A negative side waterproofing product. If the exterior membrane fails so will the interior. Crystalline /ironITE waterproofing is the only real negative side product you should be using.

Thank you! This is exactly what I need. My basement is a nightmare- that’s not an exaggeration. I will try this. I am assuming it is going to be an expensive process however, worth it if it helps with my water issues. Fingers crossed.

Flex Seal did not work for me it started peeling off after about a month, Drylok worked much better but was more expensive. Stopping the water from entering in the first place is the key. Good luck with your leakage problems.

I wouldn't do that. it looks like you have a 2 steps foundation. it is impossible to waterproof perfectly from the outside. but more work could have been done: digging as deep as you can, correcting the masonery, waterproofing from the outside and the key to succes: drainage, drainage and drainage. if you still have water inside, live with it or use a delta membrane to deflect the water in a trench and flush it with a pump. in my opinion it is never a good idea to seal an old leaking foundation from the inside. the concrete or mortar has no possibility to dry, it will saturate with humidity and continue to deteriorate. if you live in a cold place, freezing issues makes it even worse

No science, all temporary, superficial, visual, easy, fast, useless corrections?? NO GUTTERS?? …..and the video tutorial continues. That foundation wall is a porous sponge with a very overpriced membrane rolled over the interior surface. That’s crazy. Enjoyed the wire brush. Homeowner KZbin wizards hurt many homeowners more but help us contractors endlessly. That wall is already in stages of screwed.

Hey Matt. Great video. i did a flexseal liquid job in my basement andit went exactly as you described in this video. Really pleased with the result. The only downside is the smell. You did mention to work in a well ventilated area but i need to mention that even though i had 4 fans running and 3 windows open, it did get quite overwhelming. It smell just like oil based paint and it is intense.

@rockgod333, this is not what you want to do. you will trap water in your foundation wall and it will degrade. you want to waterproofi from the outside or use a cementitious coating that will grow into the concrete when applied from the inside.

This will not likely work as it is negative side as hydrostatic pressure is from the exterior to the interior. The best option is to waterproof the positive side (exterior) the next best option is a siloxane cementiouse slurry waterproofing. Flex Seal is a membrane waterproofing and will likely trap the water at the interior between the membrane and the concrete creating a water blister that will eventual erupt.

The proper way to fix a leaky basement is to dig around the foundation and seal THAT wall. Rolling sealer on the inside will only be a temporary fix until the block gets saturated and starts caving in.

That stuff definitely works, before encountering this particular video, I used this stuff to paint over a tarped roof about more than four years ago and it hasn’t given me a problem since. These so-called experts who are making comments on here should absolutely realize that if you provide protection between both sides of the concrete, there’s no way in hell water gets inside of it, so no technicalities necessary, just common sense. Also, the one thing the narrator did not disclose to the viewers is that as great as flex seal works, it definitely stinks and it will stink for a little while before the product finally dries

how many containers were used for the whole basement? I'm guessing 1500 to $2000 for materials. wet basements are fixed on the outside. concrete that can't air out will go bad behind that stuff. show it in a year, I'm thinking it'll start bubbling but still be stuck to what will be concrete "dust". again, show it after 4 full seasons

Bad idea... clean and parge the wall with masonry repair. Then install a sump pump system along the floor of the walls. Coating the walls with paint or rubber or tar will not allow it to breathe and dry. The concrete will then become waterlogged and deteriorate faster. You have water building up along the outside of the foundation of that house with nowhere to go which is why it's coming in through the wall.

This i would not recommend doing. Paint with a diffusion open paint instead. This will destroy your walls.

I’ve found when painting concrete block, roll paint, then squeegee it, then roll again. You’ll find it forces paint into all the little cracks and holes. Probably work just as well with Flex Seal.

Good job, but you’re still fighting hydrostatic pressure from the outside. As a home inspector, the first thing I recommend is adjusting that grade and getting the water away from the outside. Glad you noted that. Flex seal makes good products IMHO. Combined with what you did inside, and you should definitely be dry inside for years to come.

Curios why you didn’t dig down to the footing of the foundation. I’m have a problem with a small leak my basement goes down about 8 ft below ground level. Regardless great video and this just makes me more confident flex seal will work.

Yes, it is magic. I've used it and wouldn't use anything else after finding this product. Local store had black and white. I actually tinted mine with paint - but it was a simple, small job. Nowhere near this size.
