A Hansa would have been Much More Value-per-Production in the Mausoleum city being that you got Leonardo Da Vinci so getting a workshop in that Hansa would have netted you 6 Culture Per Turn (Since he got 2 Charges due to Maus.) vs the 2 Culture Per Turn of the Theatre Square. And this Ignores all the return-on-investment putting production into a production generating district would have provided the city. A minor Efficiency but as Im sure you would agree winning a civ match especially on higher difficulties is about ramping off such minor efficiencies.

Flood barriers, build when climate moves to stage one Military engineers - airstrip is super useful and doesnt need to be in your owned land.

26 min mark, you're putting down a Hanza to then purchase the university - is it more efficient to buy a workshop and then hard-build the university?

I think it depends on the situation. A workshop only gives a small amount of production and great people points. A university gives science, housing, and great people points. If you're going science you want high population so a little bit of production might not be as good as extra housing as not having enough housing will slow growth/extra population for working/districts. You also get bonuses from scientific city states from universities if you have enough envoys there too. A university is 250 production so depending on how long it takes to build you could be missing out on extra science/great people points/population growth for a number of turns. If it only takes a few turns to build and housing/competition for a great scientist isn't an issue it might be better to buy the workshop and spend the gold elsewhere

each era has a certain set of great people that are in a random order, but if no points are earned by anyone and too many eras pass some great people are lost to the ages, this doesn't really happen on deity though. Likely you'll be scrapping all your resources to get a chance at the good great people. For the science the absolute best early one's are Hypatia and Isaac Newton, you'll want to skip all others to make sure you have enough points for these guys.
