Good video. I think I have the basic analysis math down that I've viewed in you're other videos, except the part of the actual deal structuring- I understand a mortgage calculator but when it dives into more creative things, i lose it! I'm not understanding what other opportunities will work for me(will still financially make sense) and check the boxes i need to proceed with a deal. Ex: Interest only, balloons, what kind of balloon, how long of a ballon, etc, just to hit the main rule of never lose it. Thank you ! (It's like the one thing that keeps holding me back from hammering down on the owners. I just know if i get in the room with them, and it comes down to this point, i'm going to be dead in the water and probably ruin the deal because my lack of knowledge on this part. Thanks

Longer timelines are always better. A longer balloon is better, on your first deal, would try for 10 years or longer!
