My plan was to save money over 3-4 years and purchase a property cash (to rent out). But now that you mention it, why spend that much money when you can pay it over time. Even tho there’s that notion that with a mortgage you end up paying 3 times more on the property.

Inflation over 20years covers up for the supposed 3x more on the property. And that money invested elsewhere wil make more than 3x vs using it all on buying cash. Definitely not a good idea to do that.

I would say, if u have the discipline and means, do buy your prop in cash. U save on acquisition fees, and u save on interest. But most importantly u can literally get all your money back through the refinancing and go right into your next deal. So loveraging is good but doesn't beat going cash if u can.

@@NobueKhumalo Respectfully, this is bad advice. Investments are not guaranteed and you would need to keep paying of a mortgage month by month. I know someone who did this and I warned against it. Guess what ? it's 2022 and everything performed badly and he sadly lost his money and home. Cash is king for security.

@@jesuschrist66699 thank you for your input. No investment under the sun is guaranteed unfortunately. I don’t think your preferences should mean anything outside that is bad advice. Cash loses value, inflation. Property gains value, appreciation. We do not regret buying property so far. We have tenants whose rent is paying off the mortgage. Each to their own

Get a house and spin it. The profit may be less but it is way better than renting out. Majority of landlords with debt financed are actually broke. It is a good brag but financial bad.
