Oh that all HVAC contractors were like him… Instead we get ozone generator upsells, blank stares when we mention CO2 levels, and quotes for 80% furnaces inspray foam attics. Or the guy who refused to quote me because he had determined because I was asking questions he didn’t want the business.

So no added ventilation in FL attics to fix sweaty ducts, what’s the solution down there? Seal and dehumidify?

My gas appliances are in a closet with weatherstripping, and get their combustion air from the ventilated attic, or should if the attic vent isn't blocked. Yes, there are gas fireplaces, but I never use them.

The most perfectly sized, perfectly installed, and perfectly commissioned HVAC system doesn't stand a chance when there is an issue with the building system. What you've explained so well is the difference between a blower door test and using the blower door as a diagnostic tool.

Three words for the residents of the southeast, hot gas reheat. Turn your AC into a powerful dehumidifier. Much cheaper and more efficient than buying a standalone dehumidifier. Plus, the diverter valve doesn't have to divert 100% of the refrigerant to the reheat coil making the supply air hot. It can partially divert so the heat of condensate goes outside. Commercial hvac has been doing this for decades.
