Instead of buying flats, it is better to construct our own house on the land which is still very affordable around ghatakesar area. Moreover for the investment purpose also it is a very good area.

On the right side of the warnagl highway after ghatkesar ...There are constraints like railway track and musi river ..But on left side, there are no such limitations. Connectivity also increases with Mmts phase 2

narendar B You are absolutely correct sir. Railways are very useful especially country like India, which has more population density. However, since our discussion is Realestate developments, we focused on practical infrastructure problems. We believe that you are aware of Hi Tech city station railway over bridge story. Almost 2 Lakh people had suffered for 15 years for their daily commute from Kukatpally to Hi Tech city. We still agree that Railways are much useful in broader sense.

You may be correct., But u forgot about to mention AIIMS Bibinagar, as AIIMS will change the infrastructure of Bibinagar, am employee of one of the AIIMS, one AIIMS will have nearly 3000plus regular employees and they have to stay near to that area. So we can guess many appartment near to AIIMS will be construed. There is a chance of small hotels because of patients relatives and AIIMS students relatives staying purpose. I have seen all theses development in AIIMS Bhubaneswar.

@@WikiHyd it's true and accepted...the count of working may vary....but excep in city...were ever edge u go....only one IT would only be there.....so in future...their might be in pocharm and not sure abt madhavaram....apart from that...there is an MMTS track....were there would be more connectivity with less cost....for example...u need not to go uppal and catch metro....if in worst case u want to go to city in public transport...u can take mmts and reach to secunderabad and go anywhere....wt u said is good....but u should have highlighted the development over there atleats in progress or future....like partial IT(not quickly),AIMS,MMTS, Yagadri temple(I feel only connectivity increase...not much with development of only with temple)

Below point are as per my observation as on today:: FYI in Ghatkesar Old Warangal highway (Madhava reddy flyover) DPS school construction started in 15 Acres dpsghatkesar.org the academic will start 2019-2020. Ghatkesar-Kondapur-Kesara road has approved 200 feet main road and now it is Muncipality and so many constructions are going on for Residential purpose.

Sir I have a small doubt in peri urben zone how can hmad will give the permission in case if person has to construct house in peri urben 75% land has to leave in case if any person buy the 60 sq yard plot how he construct house in 15 sq yard Hmda won't think before giving permission TDA president GV RAO clearly explain peri urben zones near to bibinagar will convert 2ed matter is u said near to bibinagar some factories are there but as for ts govt all factory should shift to behand RRR how they effect bibinagar development in your video U won't explain about AIIMS and two 150 proposal roads are there from AIIMS to bibinagar it's clearly mention in Hmda master plan

Informative videos , appreciate it.I think Madaram park maybe for precision engineering industries ,no news about IT park as of now .I have not come across info about IT park in that area from any news site/paper yet.Same case with bogaram IT park too.Do you have any info on these two IT parks ? There are good areas around Kessara and Rampally that you could have covered.These areas have good connectivity from ECIL/Damaiguda side and are growing at a fast phase.Kundanpally ,damaiguda,rampally dayara and bogaram are good areas with many layouts being developed. Especially along rampally to bogaram road. Development is spreading faster from ecil/rampaly side.The train track can be a limitation but city is expanding long the ecil-keesara road (around damaiguda and further along rampally) side as well.

Friends, Please invest your money on plots if you want to construct your dream house, but don't invest on plots if you want to sell it in future for profit, when you try to sell it, it is very difficult to get the buyers, agents will ask you very lower price, you may not get even 1 rupee interest..
