I love this! You saved this space from developers. The animals are so displaced, hawks, cyotes, and rabbits wander in our neighborhood because the cow pastor and forest behind us became apartments and houses 😢 ( houston- alvin area 😢)

so glad you'll restore it for migrating birds and native pollinators. you can make your own trail in it. or a off grid tiny house thing. or your own campsite. plus a permaculture food forest section. put some rain barrels or well/pump. a mini Miyawaki native forest. etc

Another great video, Paul. You have been such an inspiration to me as I planned and then picked up my home in Japan, which is in the same zone as you. I made the same decision regarding what I could afford and have definitely spent "truck money" on my house and land. Renovations will begin soon and the total amount is looking like only $130K all in. I've saved back money for retirement.

Great news! At one point you need to put up a diagram of the property so we can see the areas you're working on as they happen. I would think treed areas are hard to come by in Texas. I see your new property as upgraded not degrading since it starting to revert back to its original state.

This is the dream! Some people might have a dream car or a dream home, but having a huge garden to see grow and improve is even better. I think if you want to build somewhere to stay, you should put it on stilts or build a treehouse to keep things dry. 100 year floods are becoming more common than they used to be in a lot of places, so it's a good idea to plan ahead.

This is a really sweet project man. I have very similar ideas for my own land here in Oregon. Food Forest, Permaculture, etc. We also deal with deer and racoons. My dad has seen a cougar out here and about once a week we hear coyotes screaming in the valley. Good luck dude, I'll be keeping up with your progress.

Find a construction company that hauls dirt and pay them to drop maybe 10 tonnes of soil/dirt and make an island. Create culverts etc to manage the water and take it from there...maybe add some goats to help with the mowing 😊

So I work with guys who buy and sell land, and a lot of it is in Texas. My first kneejerk reaction to your first video (I didn't comment) was that you're overpaying for the land. From my experience, I've seen a lot of lots in Texas with more buildable lots sell for less, but I checked out the area and the size and compared it to a few of my clients properties that are similar and I think you paid a generally fair price, considering how close it is to a major city. That's within 10k of other similar properties which have more features but are in worse locations. The way people get good deals on land is they either do targeted mail to people who own land or find property through the public tax records (Which isn't as reliable as you would think), and you can buy properties for 20%-40% market value, if you have the cash (No bank is going to finance an empty lot with $1,500 in back taxes).

1000% you should build a small cabin on the property. KZbinrs like bushradical or KylesCabin are both really good resources to get an idea of how long it'd take & what the cost is. You already invested a lot of money on the property so making it some place you can take your family and get away for a weekend would be the best use of land & increase the value even more

Congrats man. I’m sure you’re gonna turn that into a paradise. Get you a metal detector, I think you’d be surprised what you can find on undeveloped land. Also look for Indian artifacts along the streams.
