Historically nomads had “home” bases - places they went seasonally. Up the mountain in the summer, down in the valley in the winter (and similar routes). It was almost always based on weather and food. They had seasonal camps and often lived at the same camp year after year. It sounds like you’re aligning more closely with what nomads actually are!

this is a very valid point. for the last 6yrs I've been making Yuma AZ my winter home base and Leadville CO my summer base doing much like historic nomads following the weather between the 2 points. I think I will try staying the summer hear with the backup option of heading to Leadville should the heat or monsoon rains of Arizona encourage me to travel

Congrats! Remember that brush/grasslands remain that way due to fire. Check historical records re this since dead plant matter grows tinder and ignites as an ecosystem pattern. A house there might be risky. Talk to house insurance firms there and especially talk with the fire department. Old guys with experience.

You also have Naco, a small Mexican town just south at the border. The Army has a base there that used to fly a tethered blimp to watch for smugglers and aliens.

Congratulations🎉! There's a lot of things in this video that people should hear their thinking about living the lifestyle of a nomad. That's a really good plan with the rental properties and having a home base in the area.. happy Good Friday everybody and be safe and well.. keep moving.

Great little plot, it'll be useful for you, if I was you I'd build myself a small amenities block, you know toilet, shower and solar hub to give you hook up while there

tis very true about prickly stuff. only real benefit for me as landowner is it reduces unwanted foot traffic through the property as it is a challenge to navigate through the stuff on raw land

Very nice. Get some video of your stream. Is there enough water flowing, you could fish in it. A favorite lazy day, off time activity. Septic would be easy if you know your build requirements. Up size the system is good for future accommodation. Take care 7.

the stream is located about 2 miles south of my land but I do have a very small wash that runs through part of my property. I'm planning on building a large water catchment with large cisterns but truck in some water until I get things built out. I can build a well as backup should I feel I need it

Long time listener, first time caller...I am so into this...been narrowing it down to Cochise county based on my research as well. Also into Earthships and "greening the desert". Landwatch shows some amazing deals. I would want to do rain catchment and atleast a bermed ocean container. I would also like to busk so Bisbee sounds intriguing....Great vid as per usual!

sounds like some great plans. suggest you talk to cochise county planning office regarding rain catchment options. most are allowed but they do have rules on berms and flow of rainwater. seems 99% of offgrid builds I see use a roof to capture and funnel into large cisterns. don't see much in the way of ponds and such here (I'm guessing due to high evaporation rate as well as chance of mosquitos).

The prices there are cheap for good reason. Many find it's just to hard to live there year round . .without the full Monty. Ya feel me. That heat in the summer will fry your ass.

I'm curious how deep the aquifers are at that elevation. That's always been my reservation about setting up a base in the SW. Or are they having to truck water in there? I'm always amazed that they allow people to have lawns, pools and golf courses there, especially as we're heating up and the water is bound to get harder to access.

I suppose pros and cons of both locations. up where you are there are lots of big trees and more vegitation. believe temps and altitude is similar as well as cost of land. Cochise does has advantage of the opt-out build permit allowing for DIY custom builds and infinite RV parking during the build.

Do you plan to make any berms and hollowed areas as runoff catchment during rain season there to help green it up more? If so, may be able to offer campers to your land some shaded areas thereby.

I believe so. Mosquite trees are everywhere here and 2 miles from me there are big green leafy trees near a small creek. I believe it is only a matter of water and the right type of tree

do you have mineral rights for the property? what's the water table like there? any flash flooding concerns for monsoon season? looks like a nice bit of land

I get wanting your rentals closer to where your going to live. However I have lived in Florida 56 years and in the area where your rentals are located. I must say that hurricane fear is highly over rated for inland communities. Just like people think alligators roam freely through the streets.

May I suggest renting property to Care homes they are always in need of places to bring Disabled people to who need help caring for themselves U would be earning money and doing a good deed as well but do u have to declare them as dependents on taxes?

Cochise County is NOT the far south east of Az. Sierra Vista especially, it's literally about halfway across the State

cochise county is literally the farthest southeast edge of arizona and borders NewMexico to the east and mexico to the south
