This home is already like 80% great honestly. It needs some repairs and a few improvements but I would not tear this one apart at all.

Lot of potential here. Whatever you do, don’t neglect the existing character of the house- whatever updates you make should accentuate its existing charms, not replace them. The house’s future occupants will thank you for it, and thus so will your wallet. Character like this is a diamond in the rough.

Pull the entry hall closet forward to the beam, then move its back wall so that the TV wall lines up with the front of the fireplace, this gets rid of the odd bump out in the living room. A LOT of money but flip the kitchen so the sink is lined up under the window, then the stove to the right on the short wall, Possibly recesses the refrigerator into the other wall giving you a U shaped Kitchen with a LOT more counter space.

Andrew, this has all the makings of a really cool house. And that wooded lot looks really nice as well. A few thoughts based on having remodeled four houses in different parts of the country: 1. Embrace the natural wood. Where you have white finishes on those windows and front door now, actually detracts. Dark finishes like charcoal grey or even black would complement the natural wood more than white (other than on the walls where white looks ok). 2. Wrought iron balusters on the staircase would also complement the wood and add a nice focal point entering the house. 3. In general put your efforts into the kitchen and bathroom, including changing out that shower with something you can at least fit into! 4. Outside, how about a garage/shop instead of a shed? If you are in a part of the country that gets a lot of rain and cold, that could really add some value, although that would of course cost quite a bit. 5. Your ideas about creating a more inviting entry are spot on. Maybe a grey or blue on the siding would be a better look. Finally, one last thought: there is something to be said for living in a house for awhile before doing too much right away. That's it for now. Good luck!

Great bones and endless possibilities! I'd consider removing the closet just off from stairs thereby having wall with tv even with fireplace, and turn the bump out into closet. The TV 'bump out' wall just seems awkward. Can't wait for future transformation of house!

Some thoughts- Keep the wood as much as you can, but add modern touches- wrought iron bars on the stairs while keeping the base and top of the railings wood. Darker colors and stone compliment wood really well, so maybe try utilizing that while putting in some good lighting to brighten up the space. That area that you were thinking about doing a shop- utilize it as a storage closet since you are lacking on closet space. Then, if budget allows, a garage/shop with a carport attached to it. Provides covered parking and an indoor workspace, and would add some good value to the home. Looking forward to seeing what you do with the project!

White trim doesn't really go with honey toned wood. The white makes the wood look even more orange, and offwhite makes the wood look less orange but looks like someone smoked in the house. To fix that, I suggest you paint the window frames black and make all the baseboards and window/door trim a medium (or dark) warm tone gray - maybe even the doors themselves too, and replace all the door hardware with matte black metal. You can also add black accents around the home, like changing the spindles of the stairs to black (keeping the handrail wood).

Keep/embrace the wood, please paint nothing but the walls. Updating the lights and fresh paint will make a big difference. You can always paint the wood down the road if you still want to. Definitely do a wrought iron stair rail and chandelier that will look great!

I didn't think it was that weird at first, but it definitely got there with those raised bathrooms. That's certainly a unique house, but I do kind of like most of the wood on the interior. My only suggestion would be to take reverse that entrance nook/living room bump and reverse it to be even on both sides. It looks like there'd still be plenty of room for a coat rack and little mudroom accessories area for shoes and stuff and you'd reclaim your living room. I also think if you added a little peninsula at the kitchen entrance - maybe just enough space for like two stools, it would give you more useful counter space and break up the transition. As long as it doesn't compromise your ability to walk in it. And if the countertop is rounded on the entrance side it will make it more inviting.

To me the outside doesn't match the inside - only because the inside kinda reminds me of a log cabin... but I'm sure whatever you do to it will be absolutely beautiful - you have lots of style! I would paint out some of the wood, especially around the windows and I'd X the coy pond (too much work). My favorite room was the living area. The stairs I would keep the top & bottom and maybe do contemporary wire look in the middle running horizontal And what looks like the living room next to the fire pit with the tv… is it possible to knock that down where the mini entrance closet is as to give you more space, as to make it aline with the fireplace? Also the basement area that is sort of a “in law suite” I would keep that as such, instead of the workshop idea… I would imagine that would bring more value to the property when time to sell Whatever you decide I’m sure it will be awesome

to lighten the space up you could paint the ceilings white and keep the wood colour on the ceiling beams. my family has a similar style house and painting the ceiling white has really help to lighten up the house without putting extra lights in. i have some pictures for inspo. i also think keeping the windows wood color would be best. the color is so beautiful and warm. good luck with your project!

Great buy! Such a nice home with tons of potential. Consider fixing/lowering the raised bathrooms with exposed wrought iron plumbing instead of using iron for the stair banisters. I agree about changing to white window trim. The TV issue could be remedied with an articulating mount, but moving that wall back would probably look best. Updating the lighting will do wonders to the feeling. You could also consider re-staining the wood a lighter tone. Excited for your future content!

Different and interesting house. I'd move the refrigerator to the left side of the window. That way you can put cabinets along that wall. There will be problems with the post behind to current location of the refrigerator but it is worth dealing with that problem so you can have more cabinets and counter space.

The office had the white window trim and it looked cheap. I like the wood trims it make the house look expensive and more structurally strong. The outside needs at least one wood wall. To bring outside in and inside out. Love all the wood floors. Yes you have a challenge with closets. The kitchen could have shelves on the top instead of cupboards to open it up. Use that bay window as a mini herb greenhouse. Use part of next house area by kitchen for a movable cart with build in seating. Build a large kitchen storage room somewhere.

Free standing cabinets in the kitchen. Soften the wood with an ivory paint and an off white paint on the walls. Leave some of the natural stained wood such as the overhead beams. As it stands, there is way too many wall unit cabinets in the kitchen. A shabby chic style kitchen, off white walls and trim is the best route to go and the less expensive. The right decor will make this home pop.

One thing that I have done to create more counter space in small kitchens when you use granite (or other custom material) is to make the counter top deeper and pull your cabinets out from the wall. Making your counter top 28" deep adds about 16.7% more counter space. This helps when there are small appliances like toasters or Keurigs.

This home looks great and blends right into its setting for the period it was designed in. However, it will require modernization to make it more comfortable and functional without sacrificing too much of the character of what the home was trying to go for. You could tone down the amount of exposed wood and make it look a bit more put together while still keeping its main features and charm with wood and exposed stone. Some suggestions: 1. Iron railings because the wood stringers are just a bit too much and blocks sight lines. 2. Scrap the Koi pond. It's extra maintenance every season. Make it a simple rock waterfall instead with a simple recirculation pump. Build it for tranquility of a bubbling waterfall 3. Create a feature wall in the main entertainment area for modern media appliances like a big screen TV with A/V equipment built in below. You could do a hanging floating TV instead on another wall as the feature wall. 4. Closets are a must for a modern home. You could DIY closets on a separate wall for added storage. This may compromise the exposed wood design but you will have to sacrifice something to get the closet space you need The raised floors in the bathrooms is a design feature, not a design fault. Work with it and make the step a little more forgiving and up to code while still hiding plumbing. Could you use rectangular pipe to reduce the height of the raised floor? 5. Pot lighting or targeted feature lighting goes a long way to brightening up a space that looks a bit gloomy with all of the dark stained wood trim and finishes. Floors, lighting, and paint color are the 3 best ways to set a mood in any room. for the lowest budget. LED pot lights with a good color temperature in the 4k region would be good to brighten up the room without using too much eneergy

Andrew; This is wonderful ! I will have to watch this again a few times, so I will gradually add my comments However, initially, what hit me was the entry but I know what you can do with a tired entry; the pond - lose it, too many trees to keep it clean. I love the deck which you have begun to remove and the expansion plan. Inside the house: Love the stairway and recommend living with it for a while until you feel just what you want to replace the rails with ex: black iron rods, wire, etched black metal grill/screen etc. Those closets are atrocious; can you move them to a full upright position along another wall and maybe incorporate a drawer unit? They are awful. Bathrooms OMGosh, can you just visualize someone going in there in the middle of the night and falling over that rise!! Maybe in the space immediately below the bathroom you could fashion a built-in unit to hide the pipes or a wet bar just below the pipes from bathroom. Does this make sense? I promise to re-watch this episode and I look forward to the rest of the series. Basement: shop area more better than inlaw kitchen (do you dislike your in-laws that much? :))

If you wanted more room for the tv, you could break down the back wall of the closet or bring it inwards until the wall the tv is on is level with the rest of the wall on that side (that's a pretty big renovation tho and idk if it'd actually work). But the timber in the house is GORGEOUS, it's so cool you won't find many other houses like that, so keep the wood as much as possible. Furniture-wise, darker colours, but not necessarily black or charcoal, earthy colours could be used if done right

I agree with your thoughts of removing wood trim around windows and turning them white. It will make the wood in the room pop more. As far as building a shed...I suggest getting a 20 ft container and making it your storage and tool room. Cost about 2500.00, but you can move it to next property and reuse or sell easily. Getting them moved in my rural area isn't easy though. I think the koi pond could be pretty. The sound of a trickling waterfall is relaxing. But as you said could be a pain in the butt if pipes broke in the future. Anything you do for the entry will be an improvement. A porch for sitting is always nice. I couldn't tell if the house faced East, West, etc...but watching the sunset....is never overrated. I have to go back and look at the basement exit, it seemed inadequate.

The staircase is beautiful! I personally think you should leave it alone. The house looks like it's in great condition to begin with -- it'll be interesting what you do inside to enhance its already very good bones. Also, I do agree with the total lack of curb appeal and the big front porch is a great idea. Finally, I can't imagine why someone thought that dull plum color was great for the front door and window trim -- blah and yuck!

Koi pond? Nope - too many trees, too many hassles. Save that cash for something that will get you a return. That front porch needs tackled and will be $$$. I’d recommend black instead of white. It will lean more modern if that’s what you’re after. You could leave the treads stained wood. I agree with black hand rails. Once the trim and framing for the stairs is black you might opt to leave the ceiling structure and vertical framing stained wood. I’d also recommend scaling up the lighting. All of the fixtures look too post modern and small. Edit: I just want to add that I’m psyched for this new content renovating this house. I can’t wait to see what you do with the front entry and all of the awkward rooms. I got a better feel for your personality in this house tour style video and I’m here for it.

Speaking from experience being a builder contractor myself keep all the wood that is the charm of the house you can modernize the field with a modern farmhouse style kitchen with modern lighting get rid of all the sconces and put recessed lighting where you can and fresh paint would do it but do not touch the wood and the Koi pond is a no

You could push the TV wall back, to make it flushed with the chimney wall. Why not move the bathroom into the office and pushback on the bathroom to give you more space in the kitchen? Just a thought

Very interesting house, here are a few suggestions: 1) Yes on the white trim, do not paint the windows. 2) I would paint the floor planks white between the beams to lighten up the ceiling but that also allows you to drop the ceiling flush with the beams under the bathrooms and getting rid of the step up. That alone will increase the house value and make it look less "DIY Bathroom" 3) Kitchen, put a wall of upper cabinets down low along the bay window wall and put a shallow counter top on it that goes into the bay window. I'd go with dark cabinetry and wood counter tops and make it dramatic. 4) Bathrooms, without seeing it in person, I've put soaking tubs to take up space under the sloped walls, custom shower, maybe kerdie the floor and just use glass dividers making the whole floor the shower pan. As mentioned previously, drop the floor and eliminate the step. This is a fun project, I also agree you need a grand entrance. Porch all the way. Maybe even a wrap around porch to make it really stand out and integrate your deck into it so it doesn't look too Deckie back there.

A lot of your ideas sound great to me! In my opinion, you should nix the pond/fountain idea because of all the trees and leaves on the ground. This would create a lot of headaches when maintaining it. That being said, I'm sure you will com up with a solution that suits your needs.

What are your plans for this? Rental, flip, live in it???? Also what's your budget? Kitchens sell houses. Perhaps move the frig to the entrance of the kitchen then extend the counter to the corner and add a shallow counter and cabinets under the window. You could do closets all along the short bedroom walls. Can't really do anything else with a 5 ft. tall wall. The entrance really needs help. A nice covered porch could work there. i'd nuke the pond. Renters won't keep it up and buyers might be put off by it.

Very nice home with all the wood, however I would think of putting the TV in another room or making it a counterpoint in the main room maybe over the fireplace? At least one bathroom needs a walk in shower, get rid of the tub. The rest of your ideas are great!

I love this property, I would like for you not to modernize it and lose its character. Of course replace the front door, but I wouldn’t replace the rest of the interior doors. I would use a more creamy color to repaint window trims so it’s not to whitewashed. And I love wood cabinets so definitely lean that way, and I LOVE the quartz countertops from your last Fixer-Upper! For the bathrooms, I would not recommend modernizing them either, I would obviously put in modern sinks and toilets, and show fixtures for full baths, but I would make sure to incorporate some wood elements that bring back the charm of this house. I would love some light wooden mirrors with rounded rectangular frames! I also highly recommend using wallpaper in a lot of these rooms. I would love to see some wood wainscoting with some wallpaper on top, possibly some French toile wallpaper in a bedroom! The tiny ant closet would be so cute as a little hideaway for a kid! Dark green foresty wallpaper would be so cool. With some cushions too maybe! Just suggestions because this is your property and do whatever you wish!

🎄🎄🎄 Merry Christmas I highly recommend that you install in the downstairs bathroom one of those mirrors with built in lights around the edges and I think some also have back lighting. I put those in 4 bathrooms in my last house I built in Mount Juliet,Tn. You won’t regret it and they really don’t cost much on Amazon. As far as the stair railing’s It would look amazing to get rid of the wood going up and down and replacing it with Stainless Steel wires going from side to side. I also did that in my home. I would love to see the financial aspects as to what things costs. A workshop would be great in the basement. Koi ponds are so relaxing and peaceful. But I would recommend that you do a very large one with waterfalls and place it in a location that you will walk by every day. I built a huge one in my California house and just filled it with tons of goldfish and eventually they were over a foot long. I’m really looking forward to watching this new project. Looks like a great project house. If you want some ideas, check out Season 30 of This Old House showcasing the “Weston Timber Frame” renovation. I believe the project was filmed in 2008/2009 so some choices of finishes are likely dated now. Timber frame homes are gorgeous! I agree that the trim should be a different color due to the timber. I like the idea of black metal railing on the staircase. Looking forward to what you do with this beauty.

Get rid of the closet in the hall and use the extra space for the living room. I personally like wood I wouldn't paint the ceiling maybe the trim it would just depend. Cool house.
