If that floor is legitimate hardwood, keep it. Strip it and stain it a different color if you don't like the color, but DO NOT tear it out and replace it with some manmade laminate that just imitates wood. Real wood will help with resale value and be much more durable.

And obviously, if you are renting, as opposed to having purchased the place outright with a mortgage, then don't do anything at all to the floors because you'll violate the lease.
