Well, I loved the first half of the video. Bought a 70’s house and you need to remodel it, correctly, but on a budget. You just spoke to me and half of America right there.....then you brought in the Architect and turned your video into the same HGTV non-sense you decried at the opening.

Maybe he'll tone it down to more realistic expectations later on? It would be great if he did, but then he's not exactly cash poor like the rest of us. He's acting out what happens to so many home owners. They want some affordable updates, then meet with a designer. Next thing they know, they're refinancing and selling off arms and legs to pay for the "dream" remodel. I self contracted my gut renovation. Met some contractors and designers and they had good ideas and all, but prices were killer. I kept it simpler and it took much, much longer to finish, but was a good bit cheaper in the end.

This is why when you say middle class, it doesn’t settle well with rural areas. Our “wealthy” live like middle class in $300000 homes, what we think as middle class live in 125-200000 dollar homes and the rest of us live 100000 down. When we remodel a home, we put in the kitchen he’s tearing out, create inexpensive farm or barn elements from actual salvage items, wouldn’t even consider tearing out functional tile...rather find ways to make it work.

Ever notice if the city or region is completely run by liberal progressives that talk about caring for the poor, their homes and spending is three times what a conservative traditional area is, for the same sort of profession or trade. These areas have housing crises constantly, that perplex the wealthy. Maybe if housing prices weren't artificially inflated to double and property taxes weren't double the rate, or four times traditional areas....people earning 40K a year could find a $100,000 home and people earning $20k could find $600/month two bedroom apartments. This is yet another BS contractor show like This Old House became in the 90s. It is lifestyles of the Elite heavy spenders, and an infomercial about why any good contractor is going to need 1/4 million dollars to bother with you. Makes much more sense to buy a $250,000 home in good repair, they are plentiful nationwide. In his neighborhood, a $500,000 home ready to occupy.

FunkyWeezy. Austin is not a big city. It is a hipster trendy city. There are only 8 truly big cities in the US. There are five or six more cluster metros that exceed 1M residents. Those each have their cheaper and more expensive member cities. I could find hundreds of similar homes in Atlanta for half the money, and remodel them for half the money. Atlanta being the biggest new employment growth 1M+ metro in the US since 2011. Elegant fresh homes in Alpharetta and Dunwody burbs are $400,000...with all the posh. Go ten miles further $250,000. Markets like this eventually eat themselves.

As soon as the architect came in, I knew that it was no longer a middle class budget. Just be honest up front and say that this is a total transformation from the 1970s up to current standards for e.g., $200k or so. A middle class budget is more like updating the bathrooms and kitchen, e.g., 6k-10k on each bathroom and $15k-30k on kitchen remodel. Over time maybe you can replace windows.
Bringing an architect into your remodel is always a great way to get talked way out of your budget.

Eh I think a lot of folks I. The comments need to chill- a designer or architect can be budgeted for and depending on your area (I live in the New Orleans metro) they can pay for themselves in better prices to you and headaches solved. The architect/engineer is never mentioned on other remodel shows- but no one has any right to blow out rafters and add on without talking to an expert! Too many horror stories of diy’ers or out of their league contractors costing homeowners double a budget when they do a job like this and it has to be completely redone because they didn’t know what they were doing. I know the price tags are high but when has Mr. Risinger put out a bad series? I’m sure this will be informative and entertaining!

@ArmchairWarrior New windows could probably be done for 10k or less, basic vinyl nothing too fancy. New flooring, siding and fascia, windows, and a lot of paint, plus minor drywall repair, could have that place looking very nice for 30-50k. Who really gives a care that it looks like a 70s house?

15k. You are high on drugs. Cannot tell you how many rehabs I have done. Finished an apt complex. The apt complex was 20 unit. Pretty much all cosmetic, some upgrades and it was 20-22k a unit keeping the expenses tight. Each apt was 850 sq ft.

That HVAC system is pretty bad. Even a budget renovation would mean new ductwork and a new HVAC with an ERV. Same for the aluminum frame windows- they are a black hole for thermal issues. Austin gets damned hot and quite humid.

@@shartattack12 Not really. $400k is what you would spend for a brand new house in Austin. For that particular area it drops to $300k. Remodels aren't worth the same as new and Texas doesn't stifle housing development like California. New subs and built built all of the time. House flips and remodels as well. That's why housing isn't such an issue there or in Dallas nor Houston. He's going to keep that as a rental property for the long haul or take a hit and sell it for much less. My money is on a rental.

But he markets his videos to all of America (and possibly Canada) and the middle class income range was "$40,425 to $120,672 in 2016" according to Pew research. This house does not fit that criteria. He also said he'd have to be making financial decisions for where to trim cost, but it looks like he ended up just saying, "forget it...spend whatever."

Matt, love your channel and was pumped at the beginning of the video when you talked about a $50K-$75K budget. Once the architect came onto the scene it was a like a completely different mindset, Talking about changing rooflines and moving walls, door and stairwells around. I thought you said you weren't going to move much to make it a much more reasonable and modest reno? I'm not saying i won't be interested in this project but this is suddenly a heavy duty structual reno and not a more reasonable reno like you mention at the outset.

The architect is what made it not attainable. That's not going to be a house that 120k or less family can afford. I'd also like to see comps that say the neighborhood could hold that kind of investment. But mostly I'm sad that it's not going to be a "reasonable remodel, but done right" .

I love your channel Matt but I have to agree with some others here. The architect's suggestions will far exceed the value of the home. Entry area - great idea, rearranging master suite - okay, but fiddling with the trusses and roof framing - yikes! At this point the project becomes a tear-down.

Matt - you distracted yourself with a shiny vision instead of keeping the scope where you set it originally. For what you originally spec'ed you want a house that is easy to maintain, safe, has durable finishes, and maximizes your inputs. Massively changing the facade, MOVING A STAIRCASE, and reframing the living room is crazy. You might as well have said you were going to demo and rebuild a chimney, add another story, and drill for oil in the back yard. You had a vision and you've already moved your goalposts in the course of THE FIRST VIDEO. My suggestion to you - reign it in, finish this project per your vision/plan, and get this property in use. You have a passion for these things, but I think your passion has overridden your wisdom in this case. The house is okay, but you've overpaid given the condition. If you continue with what you described in the second half of the video you MUST be certain that the market will bear what you need on the house to warrant the cost. If a recession lands, what would you do with a half-finished project and a tremendous amount of capital tied up?

I love this show but, his 'budget' remodel is about 75-100k... Man, I'm doing all sorts of home renovations on my own home built in 1900. I've done a good bit with just 10k(doing most of the work myself). It's going to cost me another 10-15k to do everything I want. I think we have very different definitions of 'Middle Class' here.

Why would he knock down a $500,000 house and then pay to rebuild a $500,000 house instead of investing $100,000 to ensure the home lasts for the next 30 years as he rents it for nearly $3,000 a month if not more? Let's do that math, if he averages $35,000 a year for 30 years = a million dollars. What do you want to bet that property is going to be worth a million in 30 years? Two million dollars. Real estate isn't some get rich quick scheme.

Sticking with just the finishes, annnnnd cutting open the slab to move the powder toilet a few feet, no biggie! The proposed kitchen looks small, and the staircase bottom will be even further away from an exterior door. I renovated my house and considered moving the staircase, but left it as is. In case of fire, I'd rather it be 5 ft from the front door!

Great idea. I’d love to see a “budget” new home build using sound building sciences. A lot of what makes your homes so expensive is the architect and cosmetic finishes. In other words, if a production builder used proper building science how much would that house cost.

S M the architecture complexity is a major difference in overall cost of a build. I never said architects shouldn’t be paid. A box is much easier (thus cheaper) to build than a home with a ton of gables or a flat roof.

changing pitch of a roof for aesthetics pretty much instantly knocks it out of price ranger for middle class. replacing all the doors and windows alone is a massive expense no matter the market. Easy 20-30k+ right there with install.

@@grant1100 Modifying the property to that level could only be justified by living in it. If market price were paid, placing an additional $200k would not be reasonable. The amount you can charge for rent is the similar if the house is $200k or $650K. $2000 - $2500. Better to purchase another house for the extra money and rent it. Just an opinion. Thanks for this.. I will keep tuned in.. my house is a restored built in 1920 small house that I LOVE.. the original floor plan, although not "modern.." is perfect for catching the summer breezes upstairs.. after I restored the wood framed windows with ropes/weights, it is a dream! Also, as much of the original woodwork was kept, including small plank hardwood flooring throughout.. restored after lifting carpeting. The woods in this house do not even grow anymore! Yes, we had to completely regrade the landscape so water no longer makes the basement damp, but we have not blown up 150K that we cannot afford, and it is a pleasure to live in everyday. Keep that in mind for future shows, please.

A middle class redo on this would look at how to make the space livable, functional, and clean and then follow-up with the 'doodads' and neat stuff.

@@ccwnyc5671 It's not a question of down payment, it's a question of weakened value - you label it as prices. Let's say he's $550k into this project counting purchase and in-flight spend. A recession hits and suddenly this property is only worth $350k fully remodeled. In that situation, Matt's vision has him with a house he can't sell because it's not complete and a house he can't complete because the bank just froze funding because they're underwater and their loan is unrecoverable.

Especially when you consider 2 factors: #1 - Middle class; TRUE middle class starts at around $120k-$150k a year and ends at around $300k. #2 - According to the old-timers, you only spend on a home what you gross in a year. ONE PERSON'S gross income in a year. That's how pop did it: He just passed, his house fixed up will be worth around 150k, dad bought it for $28k and change in 1970, and he grossed $28k and change in 1970. That means for a factory shop worker like dad was, to earn the same as dad did in 1970, they'd have to be earning between $120k and $150k a year. How's THAT working out for America? They've all shifted back to working poor, but these poor suckers earning $30k to $60k a year have no idea their working poor. At any rate; $450k + $200k in remods isn't "middle class" in anyone's econ. book. Upper class baby. But then, just like movies in the 1930s, watching a show about people scraping by on little to nothing is never any fun to watch, and its never possible to lay golden eggs to pay for the repop, no matter what the fairy-tail says.....

For Austin TX $450k + $200k is middle income prices equal to NYC, Boston, SF, LA etc. Two software engineers working full time can easily pull $300k/year and that's middle of the road. Software Dev Director/VP - $250k - $300k alone. These are regular people with BS/MS working 9-5/9-7 jobs, receiving W-2s. Same for biotech and all other professionals etc. MD? A cardio-thoracic surgeon pulls $600-$750k. That's "upper class".

I live in NW Ohio, I'm in IT, IT management, and I have 2 associeates: 1 in IT and one in engineering/HVAC industrial/commercial, BA in business a MA in IT management. Marathon Oil is big here as it is in Huston, they start their enterprise/network management guys out at $80k. It takes a LONG while if ever to get up to $150lk, not as a regular network engineer anyway. Management or higher; perhaps. They partner A LOT with less expensive 3rd party locals and even less costly Indian 3rd party vendors at a fraction of their in-house costs, and that keeps their costs low and competitive. When Marathon has an in-house engineer working on a project at $100k a year, they're partnered with a local 3rd party at $40k=$60k, and also with an Indian firm at around $4-$5 an hour. That's the way it works including wage scales around here. I understand they do pay MODERATELY more in Huston due to cost of living, ETC, but not radically. They sure as hell aren't starting at $150k, I can tell you that! Maybe someone with 5-15 years of experience at least. At least. None of these are my example of a factory worker on a shop floor however. That was my micro example. And NEVER use both incomes for the love of CHRRIST!!!!! Not in this age of 65% divorce! The house is a certain goner for sure!

I'm looking forward to this one. Thanks Matt! To everyone hating on Architects and Interior designers - it just might be you who don't understand, or at least value, return on investment. Any good designer is going to take the client's budget into account first. If you're a contractor and you want to be able to get a hard number, the easiest way to do it is with a fully-specified scope.

1. love the idea for the series. 2. Would appreciate it if you mentioned the masonry for the fireplace/chimney... too many people overlook this, or ignore leaning until it needs to be torn down entirely. 3. Could you highlight ReStore (Habitat for Humanity) when doing some of this? It's not just good stuff for people on a budget, it's also helps a great cause. 4. Could you also differentiate between work that handy homeowners could do themselves v. what should really get a proper tradesperson, and why?

However yes Matt did go a little overboard here with his architect if he want to keep it on a middle class budget however don't have a super hard time about is as long as his actual solutions are on a good budget and are applicable on common problems

This guy builds $3 million plus dollar houses This home that was purchased is in really bad shape I'll enjoy the repair and remodeling of the home lets see how the products turn out. Keep track of your time doing the remodeling, in other words, how much would you charge a client for this remodel. Not just the costs involved. Might give us a better context of pricing and dollars spent.

That's a good idea. Then if you plan to be your own prime contractor and handle all the subcontracting and/or do any of the work yourself, it's easy enough to just subtract that cost. I hope he breaks it down for us.

I noticed that too. The architect is blowing money on layout and finishes, but that house will eat the budget on things that cant be seen. Electrical likely needs a bunch of work, who knows what the plumbing is like, and that rotten T1-11 has a bunch of rotten framing and moldy insulation and drywall behind it.

Agreed. That service isn't going to be sufficient for modern needs. It may need the service loop moved / raised, may not include a ground wire throughout, probably doesn't have neutrals in switches for dimmers, and certainly doesn't have GFCI or AFCI anywhere. That main panel hanging open is not at all safe to operate due to the exterior rust and the corrosion / insects / rat's nest you're sure to find inside. There's probably cloth/asphalt covered wiring in places, and who knows how much hack work the previous owner did. With the extent of this remodel he'll need to pull a pile of permits, each of which will require multiple inspections, and each of which drives up the cost.

While this looks like a fun remodel to watch, it's hardly a middle class budget. The initial cost of the house alone, $445,000, is not a middle class home. Pew Research Center puts the "middle class" income in the $40,500 and $122,000 range. That means even your (revised) remodel budget is 1-2 times what the gross pay of a middle class person makes in an entire year.

Maybe 44 tot 45 but like in 44000 to 45000 turn put 100000 into this house and have a Nice 150000 home. I can see it sell for that

Depends where you live, but this is average (in cdn) in my city, for that lot and an older residential neighbourhood (not a new subdivision and hour away) this would cost 600k easy.

“Slab on Grade” = we’ll move this bath over here = huge $$....Move this, move that, new entry, rip off the roof and change it, etc.... This went from 50K-75K remodel to a $400K destroy nearly everything and rework it, How about you skip to the flatten it and build from scratch “renovation”.....

Cutting open the slab to move a toilet a few feet, no biggie. Whaaaat?? He should just tear it down, then he can "do something" about the 8 ft ceilings too.

Matt... I've been watching your channel for close to 5 years now. I started watching your KZbin vids when I bought my first investment property in 2014. I've purchased a couple homes since then and either flipped them or rehabbed them and added them to my portfolio - in the US and in Europe (Germany). I'm excited to see you do this particular "channel" Real Remodels! I was more excited when I heard you say you were wanting to use the property to help out your church - Awesome! I just bought a 3 story home in Columbia, SC as my main residence and am doing a complete remodel on it. Gutted it to the studs. Its A LOT OF WORK!!! I've seen a number of comments from people about your budget.. TBH.. 100k for a reno is far out of most peoples budgets. Mine are typically 15-20k reno budgets. Example, my second property was a buy and hold (Augusta, GA). It was a Fannie May, I paid $29k. I spent $17K rehabbing it, and it now rents for $950 a month. I had it appraised after reno for $97K. That's not a bad ROI. I hired contractors for some things and did some things on my own. I learned a good bit, like how to use PEX and how to install a metal roof. The point is, in getting into Real Estate Investing, its not a 'get rich quick' business, sure some people do that, but its very rare. An investor must be dedicated, must get educated, and it takes time and some risk - it is not an 'instant gratification' business. I'd like to get started doing KZbin videos, but when it comes to online media I'm not very savvy. I like your idea though... "REAL Remodels".. because the 'big box channels' do throw a lot of hype into their DIY shows. Idea - if you can find the time, get some of your followers to invite you out to their reno's and bring your film crew. Have them go over purchase costs, contractor costs, what parts of those projects are best to DIY to save - REAL numbers from REAL investors! I guarantee your viewing audience would enjoy it and learn a good bit from it! Please keep up the great videos - your work is absolutely top shelf!

Love the channel, and loved the idea for the new series, but like others have said you lost me in the middle. I'm not too caught up in the amount of money, as that will vary by location, but everything you laid down in the first part of the video went out the window in the second half. Maybe this would actually be a good call-out as a pitfall for those looking to invest and remodel. There are some things you need to do, and some things you don't. The architect, while I appreciate his trade, basically sold you a new house's worth of work. I still like the idea of the series, but I'd suggest you change it from "middle class American budget" to simply "Matt's Remodel."

Hey Matt you mention on a "middle class budget". With a middle class budget we can afford a remodel once every several years. How do you decide what to do first? Floors vs painting walls? Kitchen vs bathroom?

I'm a teacher for Civil Engineering and Architecture, and this will be an amazing series to follow with my high school students! I was in the home building industry for 15 years and have seen good and bad stuff from all budgets. You do amazing work, and love to see that people still care about quality products that are meant to last! A suggestion might be to point out builder grade vs. middle vs. high-end costs for each phase? Thank you for being a "Producer" and giving back your knowledge! Also, I probably wouldn't classify what your about to do to the home as budget friendly. I agree with others that this really shouldn't be a "Middle Class" home/remodel. Do what works for your budget and market, but don't classify it! Have fun with, and show what could be done! That's what makes building FUN!

My reservation about the new position of the stairs is that it would annoy me having to walk all the way through the living room to go up the stairs but that's not really a huge issue I suppose. After reading all the comments I think you've just become a little excited about all the possibilities and got carried away with it all, which is a common mistake when renovating a property. Even after your years of experience in the building trade it just shows that you're still human! I wish you luck with your build and will continue to watch your progress here in the UK. Saw you for the first time from Renovation Ranch!
