Let me just say that as a teacher who teaches life skills and what to expect when you endeavor to go out on your own, especially in the south, rent is due, and no one will extend you or allow you to get months behind. That happens up north but not in the south. Good credit and a good rental history work for the powers that be, not you. contracts protect the powers that be, noy the consumer. This young lady is learning a hard lesson. Someone should have told her this before she struck out on her own. What's predatory is what the happened to landlords during the pandemic. 20 year landlord and former real estate broker, my lovely section 8 tenant did not pay rent for 11 months, I enrolled us in the landlord/rental assistance program that took another 8 months to pay me the back rent she owed. She kindly got 4 months behind after the rental assistance and it took me 3 months to get her to agree to move out on her own during arbitration that the Fulton County court system pushed on us. I had to agree to not pursue her for back rent and late charges as long as she moved in 30 days. It's a war against landlords, Now i only fix and flip, rent to own, anything but being a Landlord, however if you have a good paying tenant. Keep them, but save cash for a potential disaster I experienced.

The laws in CA are outright discriminatory towards LL. Way too many people took advantage of the moratorium. Like the LL who had to live in his van while his tenets refused to pay him but took really nice vacations & posted pics on social media. And they had great paying jobs! Or the people who bought a house but the seller just refused to move out. They ended up being forced to pay the mortgage, insurance & upkeep. They bought the house just before the moratorium kicked in so they were stuck. It's totally unfair & I could go as far as saying illegal for one whole industry to just "put up & shut up" because the gov't says so. Most rental homes are small business LL's. I even knew an elderly couple who lived off the rent from their one rental home. I met them when I saw they were living in their car. They had lost the home they were living in to foreclosure. Somehow, the bank was able to evict them but they lost almost everything because their tenets took advantage. The tenet couple made over $200k & never lost work.

As a tenant myself you always should know the laws when your renting from someone else. Also It helps to read the lease so you know what exactly is on writing. When the cellphone company disconnects your phone you have to pay a reconnection fee it’s all in the contract. I’m a residential property manager and landlord. These women out here are a serious problem. I see more single women than couples trying to rent my properties. They all have a sob story - 70% of them are on vouchers (hard pass) and all have three or more children. I literally had a woman look at a townhome this week who told me when I asked “What do you do for a living?” - “I do a lot of things. But I’m in MARKETING.” While holding a snotty nosed 1 year old on her hip. I’ve seen damn near everything with these women. I choose not. I rent to couples or men. She makes a video about it and puts it on social media? Besides being unproductive, it’s unhealthy. Social media is one of the worst cancers of the technology age. If I didn’t play in bands I would’ve stopped using it a long time ago.

Here is the deal… I’ll agree with her stance: “Knowing that she has a good track record, that these places would be a little more lenient or give her a pass” if you are short or if you are going through a financial hardship. But the only way I’ll agree to that is if her employer can use that SAME logic when it comes to not paying her for the work she’s done. See, the employer can use those same lines. “But I have a good track record of paying you, so you should be LENIENT and good with not getting paid, or getting paid 80% of your hours.” Like for real, flip it on one of these and watch them go crazy at you for even asking them such an equivocal (Looooooooooook it up - S/O to Jason Black) question. #WEJUDGE 🫡🫡✊🏽✊🏽
