As an Ex Haven owner, they say get a van for £499 where the real total cost divided by 12 was more like £1000 + a month with ground rent starting on most sites from 6k, Gas £80 a Bottle, Water and sewage charge in the £100s. If you let them rent it out they take up 2/3 of the weekly rate for cleaning. Admin +++. I now book a Silver Van 6 times a year for about £1.400 all in.

Always good to have a look around the caravans for sale, and even though i've walked around those at Hopton i still watched... Reighton Sands near Filey had a double lodge for sale, that was really nice... but rather expensive.... and then the running costs....but we can dream......🙂
