Yeah my husband and I recently told his uncle we will not he using him as a loan officer and he’s no longer talking to us and deleted me off of his “family” on Facebook. 🤦🏼♀️ His reaction proved that we made the right choice.

I would never let my friends, relatives or coworkers sale or buy or rent my house. 1) a house is usually the largest investment. 2) if it didn't work out, it usually ruins the relationship. 3) Don't want these people know too much about my financial business. 4) vice-versa. 5)it will save you lots of headaches and relationships later!!!

Maybe the exception to the rule, but I rented to an old friend and his lady, all above board with insurance, property checks and landlord licence. They played fair and even made some nice home improvements. Things can get strained when money and a relationship breakup is involved, but just maybe insisting on a legal contract helped us all. I'm still friends with both of them, whereas they never want to see each other again!

I love the chemistry and contrast between Dave and Rachel's presenting styles. Dave is blunt and to the point and just says what he thinks, as does Rachel, but Rachel likes to administer a little bit of sugar with her advice to help the medicine go down. I can relate to this, as I'm in my thirties and my dad is exactly the same. As we say here in England, "I can't take him anywhere".

I am a Real Estate Agent in Florida. I think they got all wrong. At least here the standard association contract does not have a penalty for termination. The only penalty is if you buy a house the agent showed you during a set protection period. The buyer representation goal is to show that you are working for someone and will be paid a commission and it can also set a minimum commission that you will earn if you sell a property and the cooperating commission is lower than the agreed commission. Let say a seller is offering 2% but you have an agreement with the buyer that you work for a minimum 2.5% commission. The buyer will cover the 0.5% difference in the commission. The agreement also state that you are his sole agent during that period, people may not realize buy some buyers work with more than 1 agent in the same city without telling the other. I had an agent that found out her client was working with 3 agents, it is like a guy with 3 girlfriends. If they all know about the other LS and don’t care is fine for everybody, but when you hide you are been disrespectful and hurting the other party. RE agents don’t get paid until close a deal, if they know the buyer want to work with multiples agents at least they have an option to pass and invest the time in better clients.

If he’s really a friend, he’ll understand and accept their decision to end the contract. He might be disappointed, but clients backing out is part of his job. On the other hand, if he gets mean and nasty about it, accuses them of wasting his time, or even threatens to press charges, then his true colors are on bright, blinding display and he was never much of a friend to begin with.

I used a dave ramsey endorsed buyers agent. The agent was awesome. He didn’t make us sign a contract until we made an offer. We worked with him via trust. Definitely call the agents on dave’s list!

I can sum up 99% of real estate agents.....LAZY. They bring little value to the table yet want thousands or tens of thousands of dollars for shaking hands. No thanks! I've bought 2 houses fsbo, cash money. Plus if they are the listing agent they work for the seller not the buyer! Think car salesman! Not your buddy.

I agree about he should let them out of the deal, but I also think a big part of the onus is on them for not speaking up sooner. They shouldn't have let It go on this long without sending him down and talking to him about what they expected vs. what they felt they were getting.

Most people don’t but is a good thing when you are an agent. It shows that you are the only one doing that job and you have some commission protection and can set a minimum commission that need to be paid by the buyer if the offered compensation is lower. But they got all wrong on the show. There is no penalty, at least in Florida to end the Contract. The only thing is that the agent may have a claim to the commission if they buyer ends buying a house he presented.

I signed one, it's a protection for the realtor so they don't do a ton of work for you, find you a house and then have you essentially buy it on their own so that you don't have to pay them.

You can politely ask the real estate agent to get out of the contract, just make him understand that you are not happy with his performance despite giving him more than enough time to prove himself. Be honest, and maybe it will be a lesson learned for both of you. There are A LOT of lazy, terrible real estate agents. There are good ones, but you have to look hard!

The dynamic between Dave and some of the other radio personalities, especially his daughter Rachel, is fantastic. I love listening and watching the interaction between father and daughter. However, I don't see a single one that will be able to carry this program if he retires. They just don't have the blunt but accurate way of distributing personal advice like Dave does.

If the agent doesn’t meet the fiduciary and contractual responsibilities then you are not obligated to pay them any further fees. You can actually take them to court for not fulfilling their duties and as long as there is enough proof showing that they aren’t meeting the requirements in the contract then it will easily go in your favor and you can break the contract

The first BIG mistake was signing a buyer's agent contract for a year - nobody does that. The so-called friend had them boxed in from the start! Never sign a seller's agent contract with an agent for over 3 months. Most important - never sign up with a "friend" to buy a home or to list your home.

Lol, Dave's face!!! We used a friend to buy a house, and he didn't put us in a contract at all. Of course he also bent over backwards and tromped out to every crazy property we wanted to look at. I literally mean tromped through wet fields and everything. He even helped us with a contract in the past when we bought a house sold by owner out of his area. And we thanked him by compensating him. He has an excellent business built on referrals primarily. Either this guy she's talking about is a friend wanting to help, or not. A friends either does what he says, or let's you off the hook if he can't follow through.

NEVER sign a one year contract with a realtor. When you know you are ready you have money lined up, you lease is up in 90 days you sign a 60 day contract and move on. These days odds are you are doing all the research online anyway

Graham Stephan has pointed out in a recent video that the real estate market in Los Angeles is very tight right now, and I suspect that it is worse in a lot of places as people flee the metropolitan areas. The realtor should release the family, but if the market is oversaturated with buyers then this may not be his fault.
