I used to be a framer, just make sure you got a good crew for framing. Foundation and framing are what matter most if those go wrong then everything goes wrong.. it’s a sick house tho, excited to see more and I know you do mad research before you get into anything so I’m sure you’ll be fine. I'm watching this in the studio of my house that my wife and I built so I know exactly what you're going through!! Took 3 yrs before we could move in and when we did (last November) it was only about 60% done! Now it's only about 75% ! Still lots to do and a long way to go. But when you finally have your own space that you designed yourself (along with your architect), words simply cannot express how great it feels. (And it gets better over time) 🙂 From just looking at your footings I can see your house is actually absolutely massive. Seriously. When the footings are underway and you start building the foundation walls, your sense of spatial awareness starts to change and you think your house is much smaller that what it should be. However, this is simply because your eyes are comparing your walls with the surroundings which in my case (and yours) was lot's of empty land. Thus making the house 'look' smaller than what it is. When your walls are fully up then everything will fall back into perspective and you'll realize your house isn't that small after all. However, in your case I think you will realize your house is too big!! I would love to hear your comments on this when you finally get your walls and ceilings up. Anyway, from my humble experience I would advise you to buy only the absolute essentials for your studio/office/mancave. Obviously get high quality stuff but only the bare minimum. Once you actually move in, you will arrange your studio and the things in it 1,000 times until you get to your sweet spot and I can guarantee it will be completely different to what you have in your head right now. I spent around 7.5 months using Sketchup everyday (when I say every day, I MEAN every day) designing my house. I knew everything millimeter of my home and basically lived in it (virtually) 7 months before I physically moved in. I was pretty confident I had everything covered. However, if you see what I had in Sketchup to what we have now, it's pretty close for some areas of the house (kitchen, bathrooms) but my studio? It's completely different!!!! 🙂 Why? Because like I said, Once you move in you go, "Hold on, what if I just move this there?.... You know what, I think I'll move my desk here instead.... actually why did I buy this shit? I don't need it..." Ha ha!... Buy the minimum. Move in. Breathe! Get to know your space... In this regard your decision about your next purchase will be well informed and more accurate. I should not have bought about 3/4's of the stuff I got for my studio before moving in! Seriously! It was a headache to figure out where it should all go 🙂 In the end it was ok as I'm very good with organizing rooms that have a lot of stuff but still look spacious and minimal. (Note, for the essential parts of your house (Windows, external and internal doors, roofing, building materials, insulation, flooring, heat pump, light fittings etc) buy the absolute highest quality you can). I hear you about the mental stress thing when searching for stuff online. I am not exaggerating when I say I looked at tens of thousands of products throughout the build phase . This was primarily because I have the taste for high quality minimal designs which, unfortunately are not cheap. My budget was also limited so hence why I looked at so many products until I found one that was close enough to the higher end brands but was not at the same price tag. Add to that the fact sometimes you bust your balls having just looked through 3,000 light fittings to find one you absolutely love.... you show it to your wife and she goes 'Erhhh... don't like it!'. F*****!! Ha ha ... and then you search through thousands more products until you find one you both like 🙂 I found the best way to combat the stress was to give up. Yep, give up. But just for that day. Stop shopping. Switch off then continue the next day. I often had to catch myself when I hit my daily stress limit and quit otherwise I would have gone mad! Yep I also pretty much lived on Pinterest throughout the whole time. In that respect I can see why you're hiring an interior designer. If I had the funds I'd have done the same too. One tip, ensure you get on with him/her. Make sure you click and they get a good sense for the type of things you like (not just designs but lifestyle). If you have any doubts, drop 'em. Seriously. Don't waste time. Drop them and find another. This is important because people seem to underestimate how important it is to create the right environment in all aspects your home (if you're fortunate enough to do so). It's not just about how your space looks, but more importantly, how it makes you FEEL. You should set up your home to make your life EASIER in absolutely EVERY aspect and interaction you have with this house. From how you get from your bed to the bathroom to brush your teeth, to put on your clothes to storing your shoes to organizing your recycling to how you power your home if the electricity goes out to how you organize your dirty laundry to how you enter your car to how you enter your home from your car when it rains to the view you have when eating dinner to stopping flies entering your home during summer.... man... I could go on!!!! Think about all these things now. Absorb the stress of this now so you don't need to think about any of them for the next 10 years. The way you 'float' through your home thereafter, no matter what you do will seem like magic. Also maybe a few months after you move in, you're sitting on the sofa drinking a coffee, you look out your window and see beautiful green fields & trees and feel extremely calm like you're sitting in a weekend spa retreat. But you're not... you're sitting in your home!! Don't forget to take pictures on a daily basis of absolutely everything. You'd be surprised how useful this will be when 3 years later you need to reference a specific part of your house (e.g. electric cabling) that's now been covered up by bricks and concrete). Ok. I'd better stop now! Like you I am absolutely passionate about this topic and cannot express how happy I am having built my own home. (And still doing so!). I'm sitting here in my studio writing this looking left, right, up and down full of ideas of what I want to do to this room! Yet I still need to paint the bathroom upstairs and many other things before my wife kills me!! I would say bringing a life into this world, experiencing the loss of one, travelling this planet and challenging oneself to stay out of your comfort zone are some incredibly valuable life lessons. In my opinion, building one's own home goes right alongside them. Enjoy the journey...
