1950ல் தி நகரில் ஒரு பிளாட் விலை 500ரூபாய்.வாங்க ஆள் இல்லை.பணமும் இல்லை.இன்று தி.நகரில் ஒரு பிளாட் என்ன விலை?ரியல் எஸ்டேட் தவறு இல்லை.சரியான இடத்தில் சரியான முடிவு சரியே.அதிர்ஷ்டமும் வேண்டும்.எந்த அவசரத்துக்கு ம் சொத்தை தனிமனிதர் விற்கவே கூடாது.உழைக்க வேண்டும் ‌.விற்கூம நினைப்பு வரவே கூடாது.

To all PRS viewer, what PR has mentioned that is the fact. Real estate is owned by mostly builders and the price they kept for higher price (10 years) + plus registration charge is very huge. Considering it don't fall in to trap. Many real estate sellers are selling the lower value and they could not sell. Also new layouts you can't find any tree plantation. Futuristic is very worse

நான் 2004 ம் ஆண்டு ரூ.700000க்கு வங்கி கடன் மூலம் வீடு வாங்கினேன்.2022ம் ஆண்டில் வங்கி கடன் முழுவதும் அடைத்து விட்டேன்.அசலும் வட்டியும் மொத்தம் ரூ.1898500 செலுத்தி உள்ளேன்.தற்பொழுது அந்த வீட்டின் மதிப்பு ரூ.2500000.நான் தற்பொழுது ரூ 1800000 (2500000 - 700000)க்கு 12% வரி கட்ட வேண்டும்.இதில் கொள்ளை லாபம் கடன் கொடுத்த வங்கிக்கு தான்.நாம் இளிச்சவாயன் தான்!

Modi knows how to manipulate share mkt for his friends by appointing of Madhabi as Sebi Chief and make Billions and get funds for his party tho various contracts. Next all airports,sea ports alloted to Adani by making other business people to sell it to Adani by sending ED. Third big defence contracts etc and collecting commission. I disagree with bit on real estate i think the persentage of people selling their one house is very very low. In tamilnadu there are so many people have multiple properties and enjoy rent for years without paying any tax so (if only 8cr people do returns do we think all properties in india is owned by this 8c people?) many cheat government and dont pay tax so CPG tax is fair from that point. We cannot do CPG exception for first property coz in india people will cheat by putting one one property in every house hold names and will claim everyone has only one property. If people esacpe paying tax government has to find ways to block you.

Bought during Corona.Now it picked up.Real estate for many years will not fetch good return unless for personal stay. Bank return is worthless. Share mkt risky unless you are like Mr Sunder . The bubble will burst one day given the money laundering happenings by Adani and many more chaps.

One suggestion from my end to include in next topic video is to consider on Medical insurance the Copay amount beared by the common man for tax deduction. These days major operations charged minimum 5 - 7 lakhs where there will be a final eligible amount 5 lakhs after discarding all non medical not covered items. 20% copay will incur 1 lakh which can be considered as claim while tax returns

People are still not paid tax if they sold real estate( property, land) they are not ready to pay tax.. they don't bother about Indexation tax...and real estate giving very less return in reality but more people ready to buy for the future investment🤔🤔🤔...

Land rates increases due to intermediate brokers. If anyone buys land means speak with land owners directly and then buy. Don’t buy any land without seeing original land owner.
