The event space business is really fun and can be great because you can literally rent out space without owning any real estate. It's not always pretty though, check out this video of me building out my second event space in downtown Atlanta.

I use to be a bill collector and i think God for the skills that i learned from that position. One thing i learned is never let the customer take control of a call. That customer told you what was going to be done. In business you have to be more assertive or customers will run your business when you're supposed to be the leader. Don't be afraid to lose a customer. If $300 is what she is supposed to receive then $300 is what she should get. Not $500.
@rogermccaslin5963
@rogermccaslin5963 Жыл бұрын
I understand what you are saying but we don't know why the refund was requested. She could have a legit reason to ask for the $500. Not enough info to make that call. We don't even know if the $500 is a full refund or a partial refund. If there is a good reason for a prorated refund, then that should be given to the customer. The big question I have is this: Is $200 worth the fight? If she takes it to small claims court because she thinks she is right, do you have the time to go through that? Count on at least a half a day. Is a half a day of your time worth more than $200?
@TheLifeofJenelle
@TheLifeofJenelle Жыл бұрын
@@rogermccaslin5963 you still lead the conversation regardless. It sets the tone for your business. People will and do take advantage if you allow. They try it with me and I professionally stop them in their tracks. Once you keep moving the line that you have drawn, you will continue that practice. It’s bad for business. My customers and clients respect me because I hold the line and I exude confidence. They don’t try to get over on me because they know I won’t budge. If I say $300, I have to mean it.

Part of being a good landlord is not cursing at your tenants too, if you did something wrong or whatever there's a way to communicate that. I understand what he was saying and he probably really don't care how he comes off being the owner and everything but u really handled urself well and I like that you gave us an inside look about the business end of things, good and bad. Owning an event space literally just popped in my head 10 minutes ago and I came straight to youtube, and this was the 1st video I watched. Thx bro for the inspiration and information

I had a similar situation with a landlord being way too involved before but I paid him for what the entire building was costing him monthly so he could focus on other situations and i took over the entire building so now he just comes to collect and doesn’t get in my way at all. I’m in the process of buying the entire building now that I’m finally turning a profit so i hope it works out for you just don’t let your landlord destroy your positive energy and make so much that you give him enough for him to say take it from me

Beautiful space. Nicely done! While that landlord RUDELY posed a valid point about lease agreement and property modifications,-if he happens to keep showing up and being intrusive he MIGHT be violating “QUIET ENJOYMENT” to the space. He seems like the type to get jealous of what you’re making off of “his building” 🙄 in the future. Lawyer up and take notes. I once had a salon and the landlord came in all huffy puffy and wanted to see my business financials. ( mind you rent was paid months in advance along all NNN lease fees) Karma got her in the end but still!- it’s absolutely amazing what some landlords feel they have “rights” to know. Anyhow nice job best of luck to you.

I agree with others that the landlord was rude. I also agree with the landlord in terms of "follow the lease". Make your money while you're there because he's already decided you won't get your deposit back for unapproved renovations. You want him to abide by the contract, you have to also. What kind of event do you target based on how you decorated? I came to the video looking for live music venue info.

This is very inspiring to watch, I like to see black people starting, and owning their own businesses. It's a great thing to see. But, I don't like the landlord because he has that "Superiority complex". When he said "this is my place" and "that's not my job to take out the trash" or whatever. It reminds me of "back in the day" when they would talk to black people a certain way. As if to say, "I'm in charge, not you". But I'm not going to go into all that, but I think he handled himself well. And hopefully one day, he can get his own place and won't have to pay people like him money, for a space.

Great question: Yes ownership is definitely great but everything comes with strategy. For me, I don't yet have the capital to purchase a building in a prime location of a major city. The owner just sold me building to a new owner for 2.5 Million. Secondly, it also depends on how long you plan on staying in the business, and also when you rent if something major breaks its on the Landlord and not you. So ultimately, they both have pros and cons. Thanks for the question ✊🏾

@@TunedinTony I feel you! Just advice, if you can try to find event space that didn't really work out for someone else. For unforseen reasons, poor management etc. If they've already put in the work, thats less capital you have to come up with. I'm only saying this from experience. I once put in major capital into a laundromat and didn't own the building. Well I got divorced for stupid reasons on my part and lost the business. The guy who came behind me was on the come up and I did the complete build out. Good luck brother!!

The Landlord was very rude and unprofessional. It does not matter if it's on the lease. He should have came at it in another way. He making more off the leases than it cost to build a wall.
