Keppel DC. When I review China's revenue contribution in DC, it is only 9.2%. In the big picture, does it justify a 20% share price drop? It may be worthwhile to hold on to the stock if already owned.

It could have been the growth driver, The in the end the projected revenues may now be gone. I’m also concerned about impairment

Gave up on individual REITs and just went with Syfe Reit for less stress. Btw Josh, can you cover what role annuities play in one’s portfolio especially in your 50s thanks

Hi, Annuities give a safe reliable monthly cashflow. However, currently dont yield a lot more than SSB for example. Hence for private clients, Id only build them in once CPF and SSB is optimised.

Keppel dc reit historically had always traded above 1.4pb (1.89 stock price). So with the default of the China tenants priced in, which will result in a slightly less than 10% revenue and dpu drop in the reit, which will likely last for the next 1-2 years as it will take time to find replacement tenant. At current price of 1.7, it had more than priced in the impact. It’s precisely that because the reit had such issues now, we will be able to be presented a rare opportunity to buy this reit at depressed price. During the recent earnings call, mgmt did say that its data Centers can handle AI cloud requirements. With limited new supplies of data centres in singapore and with half of kdc portfolio comprising of singapore data centre, i will stay vested for sure

If u r conservative n want to protect the $1M principle, I would do laddered GIC n rolled it at maturity. U will sleep soundly …😂😂😂😂

3 of KDCs lease expiry would only be in 2067. Isn't therefore a long runway for them to find a new tenant or even revamp their facilites to upgrade and be more attractive to new tenants? With AI boom, I'm quite optimistic about Keppel DC in general.

Boss , just wait for rate cut take effect wef May,June onwards . Then reits will chiong . Now can u do a review on DBS ? Good opportunity to buy DBS after XD .😊

Many blue chip reits are also down. It’s a sector wide poor sentiment. Need to ride through. You’ve seen my suntec video?

Yup I have, the one from 6 mths back... But like you said, indeed will need to ride through, but looks like a long ride. Good chance to rethink and diversify though.

Ya sell Keppel , there will b reoccurring lost n dumped it into Mapletree. REIT is interest rates sensitive as we know, will recover after projected rate cut in June onwards…
