For the owner & other owners, as Richard stated, guests want to know exactly how far away attractions are. In the Main Description the owner lists "Sea World, The Zoo, the Beach....The midway." Change to "Sea World (4 miles), World Class San Diego Zoo (6 miles)." When he lists "The midway" almost all readers will NOT know what that means. I assume he means the United States Aircraft Carrier Midway; I suggest listing that exactly as I wrote it. Don't assume that readers will know what "The midway" is.

Reminds me of my first apartment...needs draperies, green walls too dark and rather dated....two nightstands, two lamps, alarm clock, gold poster bed looks cheap...bedroom 2 looks sparse, kitchen needs style and pizzaz...get a backsplash in a great tile. Bathroom looks good but no toilet paper or plush linens...just one white towel. Bedding all looks cheap and utilitarian, not fluffy and lux. Walls are all too naked and anything up is out of scale. Choose wall colors that are complimentary to skin tones. Kitchen makes me think I’d be eating out the whole stay. Paint a picture of how the guest wants to envision themselves living even if they do end up eating out the whole time. It all looks two star to me and I’d only book this property if I was needing something quick and cheap while in town for a funeral or a wedding and everything else was booked, but it would have to be cheap. It has potential but it’s at about 20% of its potential in this current state.

I think the green walls in that living room looks very 1990's. Also the area rug under the coffee table should reach all the way to the sofas, so that when people are sitting on the sofa their feet are on the rug, not on tile. The rug would also look better if it had a pattern on it rather than plain beige. Artwork is needed above the sofa. The round glass coffee table is way too small and far away from the sofa and love seat. The second bedroom with the sleigh bed does not look cozy or inviting at all. The wood floors look cold, they need to add an area run under the bed. Both comforters in both bedrooms need to have a puffier duvet filler inside the duvet cover, so that the bed looks puffier and softer and less hard and boxy. I would definitely limit the number of pets to one, and make a rule that pets cannot be left inside the property alone.

Red Flag! I would run from host's passive-aggresive approach to an adult business interaction. "I'm sooo cool. Californina PC cool. I'm threatening you, but in an ohhh so cool California PC cool way" Meaning: Money is the #1 important thing to me. I will inventory any small problem and charge you enough for a new remodel.

I am no expert but don't think it matter if it is in good condition, well landscaped, comfortable, well decorated, right priced...Make it very attractive. My sister bought an old one a few months ago and "flipped it" for personal use but it went from old and neglected to modern and beautiful inside and out. I wish I could show you pictures.
