Please please please keep sharing these videos, so interesting and helpful. The unregulated ‘wild-west’ that is the building / labourer industry is something we all experience and feel frustrated with. It’s so shocking how people (and their work) in this sector are so unaccountable. Taking money for poor work / an unfinished job is something that simply doesn’t exist in any other professional industry, it’s fascinating (/disgusting) that the culture that exists in this one can continue.

Getting building work done is playing Russian roulette. That's why i have to take as much control myself. I'm working on my loft conversion. I'm gutted i used an online architect, next time i will buy full version of sketchup and do it myself. Its a minefield.

Brilliant, real lived experience is good to hear. I had a good experience with my builder but I ran a difficult course trying to find him. I believe I came across a Terry & all the guys you talk about before finding mine. Things can go so differently. Thanks for making this vid 👍🏼

I use a QS to independently price the job, then add the appropriate builders margin and contingency. You can either use that to compare the tenders, or include that in the tender package … which will automatically weed out builders who try to take the piss.

@@WolvesinFrance QS will charge a fee - cost depending on complexity … I think on a full house refurb and extension you will be looking at £500 approx.

How did you get to learn how to do most of these things yourself as well as working full time in the city? I want to start and would love to have enough knowledge to be able to rectify things myself

This is amazing you should be super proud of yourself. Can you do a video where you breakdown all the maths, i recall you bought the house for like 970k, and split the mortgage three ways. Can you talk about all the renovation costs, and share the latest property valuation? Would also love a breakdown of where you're getting these furniture items for cheap - you said the kitchen cupboard costs 5k but you got it for 1k. How? Are you doing gumtree or charity shops in rich neighborhoods?

It seems incredibly tricky to find good trades in London. I guess we’re lucky in the Midlands. You find one good trade and they know all the others. We always pay on receipt of invoice and I think that helps build good relationships. We also have the benefit of supplier discounts and paying good trades a day rate but I’m not sure there is the same returns as in the capital? Keep up the good work Chris, and happy 25th

Good video! That's a good saving on the loft conversion etc. I've heard London prices are astronomical. I'm doing a similar build with my Dad on a semi-detached house (loft conversion) up north and it's coming to around 15-16k fully done on the inside. That's all our own work and no labourers and with covid prices! Would have only been 12-13 otherwise and builders are charging upwards of 45k for it here and they're in and out in 2 weeks. Crazy profit margins.

Good post, but don’t forget there can be substantial costs for your contractor just to price a job,it’s not a license too print money.

Great saving especially for london, the compartmentalization of the project stages paying the “builder”.. masterful! Going to be sick whens its done! Im doing a self build single story bricked extension with aluminum Bifolds, couple of skylights (low pitch ones..) paid sadly almost double your for 1.4m veluxs..doing a small shower-room Toliet and utility on a 6m x 4m permitted development extension (in southampton..) its my first attempt but opportunity cost of time is far greater than expected.. which i think as you’ve pointed out in your videos with the timescale you’re looking to work becomes more and more valuable. Cannot do everything yourself forever i guess. The experience you’ve got from the past shows. Im looking at 14.5k total build cost..9 months….😅 in southampton.. i was told £1500 per sqm and 3 months for a single story extension without bifolds (36k for a general builder) have learned a lot in the journey Always find these videos very insightful from someone who is a few houses along when I’m only on my first one. Keep up the great work 👍🏻

Hi Chris, for future renovations, I suggest you go visit the local colleges that train them. As a former law student, you're taught , esp in crim law, to work from the scene of crime BACKWARDS. Like you said, you know how these crooks tick. The building lecturers, will have some great contacts. You're doing a super job and that kitchen is to die for, it's lovely and that's coming from a female renovater who's dyslexic when it comes to maths and site plans, yet can unravel legalese lol ... ps Yes I've subbed etc, just found you this morning. QTN: you said your day job is finance, do you bridge loan your projects, bc I have seen a few site opportunities and would really appreciate a little bit of advice. Also lawyers charge by 6 min increments, so you can work out the old saying Have you got 5 mins😊😉👌🏻👍🏻💜

The difference in quotes are insane. I needed 20 slates repaired in Glasgow. 5 Quotes £300, £800, £1500, £2500 and £4500... Yes the roof is up three stories however there is access to the roof via the loft and also the roof has flat surfaces to walk on... god knows where they get these prices.

Im guessing the fact that you didn't do it yourself is because it is 3 stories up and you didn't fancy clambering around on the roof? There is always an idiot that will do a job like that without scaffold because he 'never falls off' and that's ok, until he does! He will be your £300 quote. To do a moderately sized job that high up requires a certain amount of scaffold and safety equipment and the professional quote would be your £4500 who priced the job high because, having seen it, he didn't fancy it so quoted high to make it worthwhile if he got the job. £2500 is the realistic quote.

What a pity it seems that Uk builders still seem to utilise 19 th. Century building methods and techniques. My father was a qualified Carpenter, Cabinet maker and subsequently Architect as well as a qualified building Surveyor. No, not your average Joe Blow ! He always did quality work, all the time. Ten years ago (after his death) I employed all his methodology, having worked with him as an 'Observer' for 10 years previously, as I designed, employed trades, construction managed and decorated our lifelong Home. Now I am probably unusual as far as the average person goes, but please, please have the common sense to hire well respected and qualified trades on any building job, no matter how small or large your project may be. The 1800's have been and gone make sure you use qualified trades who have professional documents to back up their areas of supposed expertise. Beware any UK builders who come to Australia to work - you will probably qualify to only get a job as an apprentice - we have high standards here !

I found when you get builders involved they make you do most of the job anyway. I was running around buying material and he was getting paid the full amount. Builders are not worth it.
