agreed, I have often thought about buying property when I drive around here and there but it always comes back to nope. I can move anytime I want if I have an RV. My favorite campsites I like to go to I think of as homes, so thus far (1 year in) I have 4 places I consider good enough and have been to enough to feel like its home, and they are all free by the way. So its a hard case for me to buy property.

Yes @Chicadoo 4 ! I was just about to say similar! I felt like she thought she had to explain herself over-and-over, and I felt sad for her. I have been on both sides of the tracks; grew up struggling, and "going without" frequently, I then became wealthy as an adult. I am always shocked by people begrudging those with money, as if they wish those people wouldn't spend it, or worse - that it's condescending to want to share it! I hope those with money do spend it. It's theirs to spend, and using it puts it back into the economy - plus if you have it, enjoy it! Being charitable on top is bonus, and I encourage it, but it doesn't require people hoard their cash and feign poverty! That said, dispersed camping has some serious merits. :D

Interesting! We don't live in our RV but we do pay for an annual site at a Thousand Trails park. We pay $4200 annually to keep our RV on-site at all times. There are a lot of nice amenities for the kids there so we rarely travel. We have lake access as well as pool access. We keep our golf cart there and to us, that's our "lake house." We use it all year long since we're in Texas and the climate in the winter is pretty mild. It's a nice community!

Here's a twist on that concept that some might consider. I belonged to a campground up in Washington that was a membership concept. You bought a lot from someone selling theirs or the park management, and it was "yours" as long as you paid the monthly dues. Back then, my lot was $3k, and dues were $50 or 75 a month, I don't recall exactly. You didn't own the actual land, just the exclusive rights to the space 365 days a year. You could only stay there a total of 182 days (6 months) a year, however, any way you chose, a week here and there, a single night, a few months at a time, whatever, as long as the total overnights did not go over 182 per year. Some folks bought a second lot so they could actually be there year round. One difference is you could NOT rent your space out and not be there. I eventually sold my lot (now sorry I did) and got my initial investment back as life changes precluded me from being up there able to use the space. Some of the lots only have water and electric. The pricey ones also have sewer. There are swimming pools, showers, a lodge and such as it's what used to be a Boy Scouts campground. It's due east of Everett, near Lake Stevens, and the name is Lake Connor Campground. They've got a website. You can leave your RV on site year round, if you wish. There are a few other campgrounds like this in Washington, one near Olympia and another near Shelton, and then also one on Indian land north of Everett. Maybe others. It's an affordable way to spend the summer in the PNW. Lots cost more now, dues may be $125 or maybe more, not sure. Still, that's cheap camping, and it's rustic, with tall trees, but I don't know about internet access at one's site. Still, for me, not being a class A rich kid, it's more my style. Tent camping ok, older rigs ok, so worth checking out for some people.

That was beautiful, but as a real estate investor since 1981 one of those 250,000 dollar pads in the worst investment ever. You clear about 12,000 a year after expenses. But owning that park now you talking there is where the money is at. Love your videos

We keep our travel trailer at a private campground in the middle of the woods in Mason County, Washington. Our spot was $10k, and there are approximately $1200 in fees/dues per year. The place is open year round, sits on a stream-fed lake, and there is really no limit to how long you can be there - the only caveat is that you can't "live" there full time. It's how we "do" camping.

If you go. North past Tillamook and Garibaldi stop at Kelly's Brighton marina. Beautiful views of ocean and Nehalem bay. Crab off the dock or get fresh cooked Dungeness crab. Family owned fun place to pull in and visit. They have folks visit from all over the world.

Oh Robin you were so lucky to get that spot. We stayed back closer to the club house, loved it but no view of the ocean. When we go to the Ocean we want to see the ocean. We tried it once and enjoyed it but probably not again. So glad your enjoying the Pacific coast. We live in Washington State along the Columbia River and stay at the coast alot. If you are heading North try Neah Bay the farthest western tip of Washington State on the Indian reservation, just georgeous.

One of the campgrounds also sells their spots off and the price of one of the beautiful spots, right on the water was $800,000 ! I almost fell of my chair, but boy was it ever so gorgeous. @@LadyMissCoppertone their HOA fees alone are more than I pay monthly for my lot. We are stationary in an RV park, so we pay just a monthly rent that includes water, sewer, daily trash pick up, cable, WiFi, and lawn maintenance. We do pay electric, but that is no more than it was in our S&B. There are all types of RV's in the park, with some being well into the millions. We are one block from a private marina and 5 miles from one of the best beaches on the Texas coast (IMHO). I couldn't imagine paying for a lot, then the HOA fees, then giving half of the rental fee to the park if I choose to rent the space out. That just sounds like a complete waste of money and definitely not a good investment.

I am convinced that "the sky is the limit" on prices these days. Many people are making so much money that they can and will pay this much no questions asked. It's not for me. I wouldn't do it if I could. However, the same digs at a more reasonable price could easily be enjoyed. We do about 50-50 boondock/reasonably priced paid parks. Hookups are nice about half the time.

Most of these places have a standard that they don't go below as far as the year and make of the RV. I used to travel with work in an RV and one of the places I stopped had to look over my RV before they judge whether it was fit to be in there Park

I paid $42 a night and I was freaking out. I did stay in a big part in Arizona and there were over 600 spots. Had 3 pools. But it wasn't for me. Give me the open road and a mountain. Video was great.

$130 a night is nothing compared to a hotel, and $250,000 for a pad is nothing compared to a rinky dink Bay Area home... It isn't unusual to have a $2,000,000 home in the Bay Area when you retire... I can see why someone would retire and do that, and have all those amenities right on the beach. What a neat place. Thank you for sharing your experience.

I have parked in rv parks occasionally and I find that they can have the same pecking order of some of the offices I have worked in. I am now retired and don't want to deal with that stuff anymore. Part of my problem being in parks was being a single woman. I did make some friends and they are life long friends. But when I experienced unfriendliness I felt it was because of me being a single woman. I find people boondocking and in casino parking lots etc way more accepting. And typically I was the only single woman when I was in each park that I visited. Now I acknowledge that will not be the case every time but that was my reality. Alot more single woman are boondockers I think. I will bet a small amount of money that many people there did not know who you were but pull up in a desert location, everyone will know you. People in those parks are not interested in how to troubleshoot their solar or how to evaporate their grey tank. lol

I am about to go the full time route, but there are places I love to visit at least every couple years that are not long on RV parking, so will probably just park somewhere accessible/nearby and get a hotel in the city. So much easier and I think probably good for a change of pace or special treat.

On our way to Canada we hugged the Oregon coast and stayed at the state parks. Better than any resort and because our rv is small, we were able to park in the primitive tent section. We loved it, almost better than boondocking.

Hi Robin, thanks for the video. I have to say that I'm jealous right now because I own a lot but I'm not there with you to enjoy it . Yes, you can spend a lot of money on a FEW of these lots but of the more than 250 you can buy most of them for much less than about $75K. We bought ours for under $50K during the off season. We stay there 6 months out of the year but not consecutively. As full timers we travel the other 6 months but really like having a home base so to speak to go back to and recharge and plan out our next adventure. The $300 HOA fee that I pay is cheap compared to what I could pay on the road (unless I'm boondocking 100%) and the Oregon coast really is a slice of heaven. Happy camping

I am near the gulf coast in Texas. Same deal here except the costs are lower. You can rent that oversized pad for $1200 for the month (I have done that and drive down every couple of days and stay a few) + electricity. The owners make money and can reserve it for when they want it. The renters are happy. It is a beautiful place and you can keep your golf cart there and drive it down to the beach and can drive it along the beach into the little coastal town. I have never boondocked but intend to soon.

We did an RV resort a few weeks ago in Richland WA. Not as pricey as your experience but the escort was similar. The laundry and shower options were clean and uncrowded. We needed the hookup option since we are not boondock capable and it was close to family and other amenities. No coastal views of course but plenty of vineyards to explore. Thanks for the insight into private ownership of RV spaces.

We workcamped at a similar resort in northern Arkansas a few years ago, when we were full time. It was a wonderful place, set on the south shore of Table Rock Lake. We were about 35 minutes from Branson, MO, so there was plenty to do outside of the resort. Ozarks RV Resort is the place. Lots range from $25k to $100k+ for lakefront sites. There is a huge community building with an owner's only pool and exercise room. I think about half the owners rent their spaces, ranging from $45-80 per night. Like the one you found, the resort handles everything and takes 40%, I think. HOA is $220 per month. My husband and I have thought about buying a lot, since it is only about 3 hours from our house, but have downsized to much to qualify under their 26' minimum length. Maybe someday...

I've read a couple comments about rules in these places. They are right, it can be a bit much. My main complaint was that we couldn't put up any extra canopy or lights that weren't actually attached to our motor home. It's all about not blocking lake views for anyone. Now, some of these sites are professionally built out with kitchens and umbrellas. They do allow that, but it has to be approved by committee.

I've stayed at several "owner" Rv resorts and had good experiences at all but my favorite was Tiger Run RV Resort in Breckenridge, CO. I stayed there in Winter - they have the water and dump hookups set up so they work in Winter, although you don't "STAY HOOKED UP" unless you have both water and dump hoses VERY insulated. I filled water when I needed, connected to dump when needed. I stayed a week - met my folks who live near - ish to ski. I also snowshoed on some great trails. My other experiences were in Travese City, MI and south of San Francisco, CA. The San Fran park was for work and although a parking lot, it was on a cliff overlooking the ocean. Nothing like your spot but still - I enjoyed ocean sunsets, parasailers … it was fun! I tend toward Rv parks but typically "no frills" small town RV parks (in the West) that are inexpensive and have the basics: power/water/sewer. I totally agree with "camp like you" … $$$$, woods/back country or whatever. It is ALL good :)

As I’m getting ready to retire i’m thinking of this being a more appropriate and easy to maintain then having to deal with tenets while I’m on the road. Something to think about. As an owner you can use, than rent out to help offset your HOA, and mortgage. You can expense your stay as a business expense. I'm sure the resort has some time restrictions for owner stays, and of course when you stay you are not making any money. But this is the same business model as many condos in Hawaii. If you are an owner who likes to RV this is a win.

I was there a few years ago about when the original developer went bankrupt and the owners took over. I looked a lot that did not have an ocean view, but was priced at $35000. The park was also Class A motorhomes only. I guess that has changed? Beautiful park, but extremely windy in the winter. I doubt if there is much of a rental market in the off season.

Oh my goodness. When this campground opened. It was for anyone with any trailer or motor home, no tenters. We camped here all the time. My folks and their friends camped here. We paid like $28 a night. And that was a high price to pay for camping. We used to camp in the spots where you are. Across right in front of the water. Love it there. Walk to the movies.

Been there, done that, in my previous life in our 45' Newell Coach...owened a lot at the Outdoor Resorts, Port Saint Lucie, FL with tiki hut, gorgeous outdoor kitchen, granite counter tops, golf course, water features, lush landscaping,pools, club house, golf cart, activities and amazing social life. . It was fun!! Now solo in a class b for weekend and seasonal travel and loving that!!

We stayed at a similar place in VA Beach(Sand Bridge) on 4th of July weekend. We had a last minute family thing we had to do in VA Beach. Everything was booked except the resort at around $120 per night. We were on the water. We spent 4th of July sipping wine watch fireworks being shot off across the sound. The only reason we were able to get it was because someone canceled and we were able jump on it. It was only $10 more than the KOA which is nowhere near the water and packed tight. The main issue with the site was you were only a couple of feet above sea level. The back bulkhead was under water at high tide. My guess it will be totally under water in a couple of years. It was nice for a visit. Our usual thing is State Parks with electric. We have to have our AC in NC.

However, $130 a night and you get a sauna and a shower and a laundry.... And whales and a taxi to town. Not bad for a business trip; You have to admit.

The RV KZbin channel Boondockabillies owned 2 of those lots. I believe it was that very resort. AFTER they bought 2 lots they were told that they were not allowed to live in their RV full time in that spot. They were going to rent out the extra spot. It was a fiasco. You might check out their old videos about that experience. I just wouldn’t get tangled up with those things. It’s worse than a time share. I felt bad for them. They had a hard time selling the spots once they knew the truth of things. Thanks for teaching us so much, your videos are awesome! God bless you and keep you safe.

My parents (now just Mom) bought into one of those RV parks in Melbourne Beach, Florida. The park spans the entire barrier island, from river to beach. But the beach doesn't have any lots, just the pool. I think they paid around $35K back in 1995 for their teeny tiny lot. They pay quarterly maintenance fees, I think around $600. But that gets you a very well manicured park, with 3 pools, a fishing pier (very nice pier), and beach access (one of those pools are on the beach), garbage pick up, probably some other amenities I'm forgetting. They didn't buy it to just rent out though. They were snowbirds and came down and stayed on their lot from October to April after Dad retired in 2001. They rented it out if people wanted that site when they weren't there - I think the going rate now is $45 and up (more for riverfront sites, there are no beach front sites). In 2005 they bought another site. Not sure about all the other places, but if you owned a site and had "friends" you could let them stay on your lot. If your friends wanted to make a donation to you for your troubles, they didn't go through the main office. So there's that. But this park also allowed you to put a mobile home on the lot, not just RVs. Now the park is nearly all mobile homes. My Parents didn't want to drive the big class A rig from WI to FL anymore, so they bought a 5th wheel maybe 5 years ago now, and used that as if it were permanent, like a mobile home. Last summer they sold their RV as it was getting old and Mom & Dad didn't use it anymore - Dad's health was slipping too so they sold. But rentals if you're an outsider look like they run from $45 and up. More if you want to rent riverside lots. Not the $130 that your park was asking. But it's a different locale and only popular in the cooler months. Florida summers are HOT! LOL

Wish we could meet you Robin! We're staying tonight in a cracker barrel in Sacramento, California and heading tomorrow morning up to the Oregon coast and up to Washington. My first trip up there since I was a kid. I'm excited to see the coast! We sold our travel trailer and truck and bought this class c motor home and it's our first trip in it anywhere. Sounds like a good investment, but they sure take a lot at 50% to manage the rentals. I'm sure the rental rates vary based on the location of the parking spot. Hotels are doing this too. I stayed in a high rise that all units were individually owned and the building was a hotel. The management company fairly rotates through the units.

Just sold mine along the Ohio River in Kentucky this year. We decided we wanted to travel more an not have to worry about maintaining it and flooding. Our camp is not as swanky and we bought it for 15K and sold it 5 years later for 30K. We did do some improvements to our lot though so that wasn’t all profit.

We did 9 months "on the road" last year Robin, we did anything affordable with hookups cause we needed the AC, it was hot everywhere we went! We did a lot of monthly rv spots, most with lots of room, we like people... our fav was renting spots "owned" by other rv'ers in Escapee Parks, I'm sure you've heard of them. Pippi Petersen just reviewed one. We paid about $320 for the month plus elec, the one we stayed at was out in the desert in Benson Az. Each site is huge and unique, with storage units on them, some look like tiny houses,many with covered patios so we could hang out. A community of 55+'ers. The unimproved sites are around $10,000. It seems like an affordable way to be retired, independent yet mobile, and yes, guests can rent sites, don't know if "owners" get a cut of the rent. It sure got snowy last winter there, it was a fluke though. Technomadia has a site there.

The Holiday Inn Express is $133+ a night there. Starfish Point Resort is $290+ for comparison. Don't think the Holiday Inn Express has a hotub and it's not on the ocean. I'm glad she showed us the option!

We have a 45 ft class A that we use to “tour” the US. Our agreement with each other was we would buy a MH, but we wouldn’t discontinue to our other travel experiences around the globe by cruise lines or land tours. I. We “camp” as little as possible as we do prefer the comforts of a 4+star hotel and our MH is better than a hotel in our opinion. Fortunately we get to drive it to all the wonderful places we choose to go. We don’t own a Resort lot anywhere because we live full time by one of the best beaches in the US where tourists spend ridiculous amounts of many to rent properties for a week. Our MH is our second home,. Where many people choose to return to the same place each year as a base The prices on the west coast are higher than most other R.V. resorts, but they are still a fraction of what a nice hotel room would cost with the same amenities and views. People who stay and visit at these resorts, also stay at Walmart’s and Harvest Hosts too

Class "A". If you can break even on it, you always have a nice place to go. People do that with beach condos here in Florida.

We stayed at that resort once a couple of years ago, and paid about half of what you paid for your spot, because we weren't in one of the premium view sites. So there are cheaper options. I thought they had a minimum size rule, but that must have changed. I'm enjoying your videos.

I know there are several Motorcoach Resorts out in the desert areas like Palm Springs, Indio, Desert Hot Springs, etc. Most definitely not as expensive as as ocean front! There is a beautiful RV resort in Indio called Emerald Desert which can run $120 a night depending on weekends or holidays, etc. this one is not individual owners. There is an owners resort in Big Bear, CA you can rent or buy spots in. Some are lake front.

Another amazing video! I love that you found out the info about the sales of the lots and the prices even. So in depth, this is why I love your videos. I really liked the intro where you filmed your reaction coming into the park as well as a view of what you were seeing but to show us. I would have liked to even seen a whole tour of the facility like sauna, laundry, the taxi ride, the town and where you went... Just to see what was around or what you did on your trip to see if it is a place I'd like to stay at as well.
