Exaggerated property prices. A foreigner friend wanted to purchase a home in Kenya but after looking around and seeing what was on offer vs the cost they decided to buy in Europe Very beautiful locations,amenities and way cheaper prices.

An overhyped economy led by emotions rather than statistics often leads to these kinds of dead investments. Someone thought they will make a killing by investing in 'townhouses' adjacent to a mall. That was a BIG MISTAKE.Such a home worth 29 million is neither viable nor realistic for typical Nairobian would-be owners. Secondly, this country has a peculiar set of people. Usually, the taste for the Kenyan middle-class citizens who can afford these houses is normally a 'leafy suburb' or a gated community with a backyard. (Wakenya wanaonanga these kind of houses kama 'landi' ama ploti. Lastly, Kenyans are culturally obsessed with building their own homes instead of buying. This is why there is so little uptake of ready-built houses in the city

Let's talk about how old this property actually is! It's5 years old and still half empty (including the mall itself) that they needed someone with some social standing to come and "market" them is the sign of desperation. If the houses were affordable or even built with a Kenyan in mind this wouldn't be content. Let's also address the fact that according to Ciru the house is green because of solar water heating and more gas appliances and bamboo flooring (quite frankly it looks like laminate) erm the lights were on at high noon like 🤷🏾♀️ that house tour was stiffer than a whiskey on the rocks 😒

I think people some people are missing the point, any homes/flats buying, renting in capital city would be expensive. Homes in cities like London, NY, etc goes for millions dollars/pounds. Nairobi should not be any different as it is the capital city, everything would be hyped on. With the same amount of money you would get a bigger house, land and other amenities outside of the city. So you cannot compare prices of same house in Nyeri etc. My only issue is I don’t think that they use best quality appliances and even the kitchen looks like IKEA one. That’s just my observation but other than that, I understand location location location...
