Great call. One piece of nuance advice during the roll play Brandon said his house was “a mess right now”. That’s a good opportunity to give value and ask them what’s keeping them up at night about the home and what they need help with? That way you can start the process maybe even earlier than a 6-12 month follow up. Otherwise excellent stuff!

Touching back around 53 minutes in, the new script and old scripts offer to do a CMA over the phone to give them a general idea of what it’s worth and see if even talking about selling is an option. All of my cma’s are a range prior to seeing it in person. Are we not suppose to do that anymore?

there are a lot of new laws coming into play with the do not call registry. Now you need "specific" permission before you call someone. it is my understanding that a blank permission say from zillow will not be allowed unless they connect you directly. How will this be handled?

I feel like I have very strong headwinds. I know I need to cold call for business, but most of the numbers are on the Do NOT call list. I suspect all of the top producers ignore the DNC, but I am afraid of being fined.

..."on Friday, January 24, 2025, the last business day before the Rule was set to go in effect. Initially, the Commission, acting sua sponte, issued an order postponing the effective date of the One-to-One Consent Rule by 12 months - to January 26, 2026 - or until the date specified in a public notice after the U.S. Court of Appeals for the Eleventh Circuit issues a decision on the petition filed by the Insurance Marketing Coalition (IMC) challenging the Rule (whichever is sooner).[4] The Commission found that, given the advanced stage of the judicial proceedings in the Eleventh Circuit, the litigation risks presented by the Rule for texters and callers acting in good faith, and concerns about the industry’s readiness for immediate compliance with the Rule, it was in the interest of justice to postpone the effective date of the rule.[5] The Eleventh Circuit did not leave folks waiting for long. That same Friday afternoon, the court issued an opinion finding that the Commission exceeded its statutory authority under the TCPA because the new consent restrictions in the Rule “impermissibly conflict with the ordinary statutory meaning of ‘prior express consent.’”[6] In particular, the Eleventh Circuit noted that the term “prior express consent” as used in the TCPA statute only requires a consumer to “clearly and unmistakably” state that they are willing to receive the robocall - and says nothing about requiring one-to-one consent.[7] Nor does it say anything about the consumer’s consent being limited to calls that are “logically and topically associated with the interaction that prompted the consent.”[8] Thus, the requirements for a consumer to separately and independently consent to receive robocalls from each individual seller and for the robocalls to be “logically and topically associated with the interaction that prompted the consent” were contrary to the plain meaning of the statute; thus, they were in excess of the Commission’s statutory authority to implement the TCPA.[9] What is more, rather than remand the matter back to the agency, the Court altogether vacated the One-to-One Consent Rule.[10] As a result of these two actions, the Commission is back to square one and will need to decide whether to pursue any further action to revive the One-to-One Consent Rule as well as whether it can be done in light of the Eleventh Circuit’s holding. More importantly, the business community does not need to worry about compliance with the Rule and can continue operating under the status quo, which still requires obtaining express written consent for marketing outreaches using regulated technology..." www.foley.com/insights/publications/2025/01/federal-communications-commissions-one-one-consent-rule/

1019 am. 19m of volume here in Canada would be about 625k of income…. He is averaging a lower than market commission to do the 19m…. It is easy to win with the lowest commission structure on the planet. A race to the bottom is not a race to win. B

He’s averaging about 2%, that would be pretty typical here in the US on properties over a million, just competitive, not discount

@@jordanchiaruttiniREALTOR OK but... I do a ton of work on commission structure. It is the number one mistake a seller makes that forces their home to under perform. To give you the example.... Here in my market the AVERAGE over bid was 33K last week. The 2.0 CB only got 24K on average.... The 2.25 CB 52K on average and the 2.5CB. 65K on average. If we are fighting on the slippery slope to free commissions then our seller clients are mathematically under performing and we have a fiduciary responsibility to explain CB and game theory. The NAR settlement was all about that.... Realtors got piggish in DEMANDING a commission structure and stopped explaining commission structure and documenting the clients decision. The client makes the decision, not us. They. need to be professionally informed. When you do the math, this video is not what it portrays that it is supposed to be in my view. There is something rotten in Denmark and it is not Greenland. B
