I've been involved with AIRBNB from the very first week they came to Florida. Almost 10 years now. The #1 thing we learned was to not allow 3 or 4 night rentals. That attracted party goers from other parts of Florida.At a minimum 5 nights we could raise prices and attract clients from out of state.Many staying 7 to 14 nights from overseas. Today we operate at almost 85 % occupancy. We now have time to monitor guests while they are in the houses we manage. Lastly, once you take that step wear and tear actually went down and the number of neighbor complaints has been reduced to almost non existant.

Oh, so funny, on this topic I really appreciate your insights. And I watch Bigger pockets too, have for years. Diving in definitely. The first step is always scary. (i'm not fond of cleaning, but we are staying at a small Airbnb in Ohio presently for 4 nights..the cleaning fee is $175. I should pay myself when I do it at home. Thank you.

Just met with a rental management company and had a great discussion. While my property is not the best pick for their services, he agreed that I have about three solid Airbnb options to help pay my mortgage partly or entirely. Thanks for your discussions on this. P.s. I started thinking of selling, but love the place and the value is going up. I also considered RV life and may still do some, but not full-time as I originally thought.

Really great content guys! I've been on Airbnb for about 3 months now and your first worry about thinking people will hate the house because they aren't writing you to say how awesome it is is so true! 😂I always feel like everyone is going to leave a 1 star review when they leave - but luckily all 5 stars so far. We'll see how long the streak continues.

Have you ever hosted or VRBO? Some people say put your home on all the sites. Is this a management nightmare? I agree with you on the brand idea, it does come off cringey to me too, but mostly when it is used in the description of a person/influencer as a brand. But like you said, it describes what you want to convey about yourself and reputation. That’s a good point. PS “pound sound” is an expression I’ve used often. 😝 I really enjoy your videos because you hit on some topics I’ve not heard other channels cover. We do advertise some but not all homes on VRBO (for various reasons). It can be a management nightmare but doesn’t have to be (either through utilizing a channel manager or leaving VRBO instant book off). And thanks for your compliment! We know we do things a bit differently than some of the “gurus” (another cringey word, right?) but I think that speaks to the fact that hosting isn’t always one size fits all.
