Clairfy with your insurance if the roof needs to be UL tested. Metal roofing by virtue of strength can be #4 classification which in most policies will reduce premium. But, if the panel has not been tested by UL the insurance may not give home owner the reduced premium. The steel manufacturer can provide tinsel strenght specs. durablity of paint and form design but, can not provide UL test as UL test needs to be performed on a fabrcated panel. Many smaller fabricators do not have UL listing for reason of cost. The roof i have is 26 gauge steel but denied Class 4 as no UL listing. Have agents check with underwriting.

A longer lasting metal roof sounds like a great idea over shingles to lower energy bills except you see your insurance bill go sky high.Insurances here in Florida could care less if your roof is a 100 year roof made of gold they still want a replacement every 10 years or your getting a non renewal.Paying extra for metal roofing here is the equivalent of setting a bag of money on fire

I have always wanted a metal roof on my coastal cottage. Most neighbors have them. So this is very enlightening. Thank you! PS where I live, houses are in big demand. Only so many on the water. I will be dead, in maybe 10- 12 yrs. And a red ish roof would make curb appeal just stand out!

Percentage deductibles are based upon the dwelling coverage, not the value of the home, generally. Other than that, not a bad video.

Thank you for explaining about what insurance companies are and have been doing for about the past 5+ years, and how it is affecting homeowners. We were considering replacing our roof with a metal roof and called our insurance agent to see whether we would be eligible for a discount if we did so? Thinking metal roofs are less at risk to weather damages. We were shocked to find out NOT only did we NOT get any discount, it would RAISE our premiums about $1500 A YEAR!

It will raise your premiums because the metal is so much more expensive They're covering their increased liability. Sadly...

I live in a coastal area. I was told by roofer and the metal roof manufacturer that they will not even warranty my roof because I live within 1500 feet of salt or brackish water.

I've worked in the roofing industry in Colorado and what this guy is saying is true in Colorado but it's not true in North Carolina. I don't want to go into detail about all of it but what he saying is true in Colorado

Wouldn't the deductible only be based on the amount of the policy limit. Not the fair market value? Maybe you could clarify that.

Depends on your state and company. You should call your agent and ask. You may have more options than you know.

It seems to me that the change in deductible amounts is unrelated to owning a metal roof. Don't people have the ability to negotiate the deductible in the premium cost? When signing up for homeowner's insurance IMHO the best advice is to read the document. Come prepared with the following situations that you might confront and ask the agent what would be covered. What happens if there is a hail storm that damages your roof, what happens if the basement gets flooded, what happens if a fire breaks out in the garage damaging your cars and smoke and water damage to the house, what happens if the attic has a leak unnoticed for years causing wood rot on decking and trusses, what happens if there is vandalism damaging your siding or windows, lastly what happens when a burglary happens and all your jewelry and electronics are stolen?
