I’m a fifth generation central Illinois grain farmer (retired) who fled Illinois when the new Illinois Governor not only raised the gas tax…he f-ing doubled it‼️ Being a full time RVer, I relocated my domicile to South Dakota. No personal income tax AND I renewed all three of my 3 vehicles’ license plate stickers for $345‼️ Plus now my Governor is Kristy Noem. Huge improvement‼️ Getting out from under the shadow of Chicago machine politics is worth it‼️

What is really interesting nowadays is that with remote work becoming a permanent gig for so many large employers, including my own, the need to be near the city is becoming largely irrelevant. Our former West Loop office space remains vacant, along with hundreds of others in tech and financial services. In my case I had to stay somewhat close because my Wife's family is all in Chicago, so we opted for Wisconsin, but we can hop on a train from Kenosha or Antioch, IL and be in the city in an hour if need be. But on our weekly zoom all staff meetings, its staggering how quickly our staff has disappeared from the Chicagoland region. When you remove the need to be near the city for matters of practicality, people are going to do what they feel is best for them and their family, and increasingly that is apparently not Chicagoland.

I live in the Dallas/Ft. Worth area of Texas. I just bought some rural land in east Texas this week, and will be moved by the end of summer. I have studied strategic relocation for a long time. Texas ranks in some regards, relating to strategically relocating, but it is not as highly ranked as many would think. The top 5 populace metro areas in Texas, are not really "Texan" anymore... They are all expat cities, full of people from other states. So there is a definite divide between actual Texans, and transplants. Its actually becoming quite contentious and stressful to be honest. The influx is just happening at such a high speed, the housing and land market cant keep up...and of course that drives up prices like crazy. It literally gets higher everyday. Farming has been heavily impacted through the COVID lockdowns, and the political opportunities that have risen out of that. Texas has a severe supply chain issue brewing. Shrinking supply and increasing population is creating a terrible snowball effect. It is not sustainable. Any company in the game of selling cheap Chinese crap to people is suffering, because boats from China are awfully slow these days. America being a consumer economy...that shortage makes things hard. So we are going fairly extreme rural, relative to our current situation. Big and medium size Texas cities are just miserable.You dont even feel like you're in Texas when you live near a place like Dallas. I have a friend in Maine, that was considering moving to Texas. He is a software developer, and probably could have done pretty well here. But after seeing what I'm facing here, and the difficulties I've had relocating in my own state... He has chosen to stay in Maine. Nobody is really rushing to Maine. Those are the kind of states that will be doing better in the long run. People flee failing liberal states, and bring their politics with them...even though it has never really worked where they came from. Its an odd phenomenon. But my buddy and I sat and crunched numbers.... for all kinds of stuff.... Texas vs. Maine. He and I make a similar income, have a similarly sized family, and similar expense levels. We have similar spending habits as well (we are both cheapskates). But in total... over a years time... real life expenses. He does better in Maine than I do in Texas. And Maine isn't being overtaken. It still has its culture in tact. Texas barely has a Texas culture anymore.

Brutal fact... Texas has extremely high property tax. Zillow and them have not the first clue. The local school districts get their funding from those taxes and they love to build massive football stadiums and olympic size pools for the schools. Property taxes in a rural area 55 minutes outside Austin, TX in a rural area is like $530 PER month on a $150,000 home. And then real estate values are wacked as well. Don't be fooled on that one as well.

I’m an outside the box thinker. Have had family here in Illinois since the 1870’s and generation gaps large enough that I had grandparents that went through the Great Depression. Here goes: The national debt is overwhelming. A collapse is likely eventually. Some parts of the country will sustain. Others will be abandoned. Decades after the Great Fall, opportunists will see the rich farmland and strategic location of Illinois. Not dissimilar to to urban farming in abandoned Detroit, those seeking fortunes will rediscover our state. Not in my generation or the next, but after that. Manufacturing and technology are leaving America for cheaper countries and Automation will decrease employment anyway. But the world will always need to eat. And we’re a natural for ag. Not commodity mono cropping like currently, but permaculture with responsible erosion and water management practices. My .02 🙂

Not necessarily true. One can sell their overpriced home in Cali for 500K then move out of state and get the same home for half or less. Taxes and crime are also less. I live in Memphis, which is really a shared town of Tennessee, Mississippi and Arkansas. Us southerners are seeing a lot of Illinoisans, mostly from Chicago. I know one of two Illinois pensioners that have moved from the Illinois to save money. A lot of money. Excuse the digression, but I strongly suspect a lot of Illinois folks in the private sector are not happy about not only of not having pensions, but having to pay for other folks pensions whom then take those pensions out of state. This is just antidotal on my part, but I think Nashville is getting the highest amount of of Illinois expats in Tennessee, especially the ones from Chicago since Nashville has a lot of the same benefits Chicago has, such as a strong upper education scene highlighted by Vanderbilt, which is sort of the smart school of the SEC like Northwest is the smart school for the Big 10. Memphis, however, has a lot of the Chicago negatives, such as the high crime rate. Lots of our gang bangers take their marching orders from the home gangs in Chi-town. Now, let me jump over the Georgia, one of our neighbor states. I don't know this for sure, but strongly suspect that former Chi-town residents had a lot to do with changing Georgia blue during the last presidential election. After all, Atlanta, IMHO, is the most Chicago like city in the South. One of my cousins got his Bachelors in Engineering from UI circle, and later his Masters from Georgia Tech. He fit right into Atlanta.

I’m an Illinoian who returned to her beloved birthplace, Corpus Christi,Texas. I thank God every day that I did. Yes, it’s hot and humid in the summer. However,on the Gulf Coast, if you stay within a half mile of the water,the Gulf Stream breeze makes it tolerable. I’ve been here twelve years now and I really feel awful for y’all (Texspeak) in Illinois in the winter. Back when I was in Illinois, I had family in Florida and found, just like Corpus the west coast,on the Gulf was the nicest. The Gulf is warmer for swimming and the sand is whiter and silkier. I can understand your considering the New England area for beaches and fall color, but get some stats on their winter weather first. You might be trading one tundra for another. Texans and Floridians often take vacations to Alaska or New England in the summer. No matter where you live, there will always be trade-offs.

I had two friends here in Ohio that left for California back in the 1980's. They both had good jobs and bought homes for their families. A few years ago, their property tax went up. They both sold their homes paid off their mortgage and left the state with a large sum of money. One moved his family to Arizona, and the other moved back and bought a home in Findlay, Ohio. I'm in Canton, Ohio. Me and a few of our old friends drove across Ohio to meet with our old friend Carl Diuk and his wife. Not long after that my wife and I drove across Ohio to spend time with them and spent the night there.

@@StuckInTheKernfield Good question. I've been wanting to be near the ocean and among the palm trees. That, and houses have gotten too expensive here in Boise. I don't have a place of my own yet and I figured I should move somewhere with the amenities that I'd enjoy and where I can actually afford a place.

Made my move during May. Hope to never come back. South Dakota, zero income taxes. Was there 1 day to become a resident. Goodbye Illinois income tax that is never high enough.

My brother moved from Florida to New Hampshire. I too being a native of Florida. He loves it there. He was able to get a job right away making more than Florida. If you work in healthcare you can make a good living in FL. I live in St. Louis, MO the winters are very frigged and icy. StL making the murder capital of the USA. Its pretty plain here in the corn fields. One state area not mentioned was western North Carolina. Its on par with Tennessee. However New Hampshire is a great move according to my brother. Good job market, good schools, colleges, and the environment is good for living and outdoors.

North Carolina has friendlier people too. I used to go into Tennessee for a few reasons and found the people in general very unfriendly. If you don't live there, they aren't welcoming IMO. That was my experience. I've been to NC numerous times also, always encountered friendly people. Summer weather sucks though, 98 degrees and 98% humidity.

I think TN is a good place. The summer is pretty mild in the Eastern parts and you already named all the other benefits. Plus it shows no signs of slowing down so equity would be good by retirement and not as vulnerable to climate change because it's not coastal.

You mean Arizona is getting Californians, and Illinoisans. There is even a Peoria, AZ which has more people than the IL town. Also, northern/northeastern AZ, Flagstaff, Show Low, Payson has pine forests, and gets feet of snow. Just left Show Low. The winters can get down to zero degrees, but the winters are warmer than in Illinios, and the summers rarely reach above 90 at the hottest. The only downside is forest fires.

Moving from DuPage County Illinois. Aton Illinois is 4 hours south from this area. Its bordering St Louis 30 minute away. After working 50 years its cost affected by lower priced homes that be rehabbed. You can get a home by regular means or pay cash. The taxes on these homes is a lot lower. Alton is open not heavy traffic easy to maneuver. The simple life. Less is more. One friend there Ryan purchased his home for$ 22,000.00. Its a 3 bedroom with a unfinished basement. It is on a corner lot above Alton out of the towns flooding zone. His taxes are $758.00 annually. With nomorgage He is set with the regular bills of home ownership. His yard is adequate with lots of space from neighbors. Im planning my move out of Northern Illinois when this lease is up January 2022. There is work there if you choose to work. For me I'm putting a company together to run out of the home by internet-based means. Incorporate it to run 24/7 365 day a year. In time it may go to brick and mortar. The house when aired will be put under a LLC. To purchase other rental propertys to rent and take care of bringing in ROI. Tax deductions can be taken against rental property's in time. This brings in revenue to add to my retirement in my senior years not working for others. Being totally self suffence. Take look into Alton Illinois. I get feeds from the real estate listing. Many homes are selling there and you can get property cheep fix them up and do well. Don't like it rent the home buy elsewhere and make money in property investments. Less is more Alton looks great in my findings to a simple life after retirement comes. Joel

I took a look at Alton in my video, "9 Places in IL You Should Never Move To." The crime rate is quite a bit higher than it should be for a town of that size. Violent crimes are 168% above the national average, and the chance of being a victim of a crime is 1 in 20. The average median household income is $22,000 below that of the IL average. If your only concern is cheap housing, I could see why you would consider Alton, but there's a reason that there are so many homes for such a small amount on the market. It's not a town that I would recommend to anyone.
@joelalm36453 жыл бұрын
Thanks for the quick response back on Alton Illinois. It seems quiet & nice. On the feeds there have been 100 homes now sold there from 35 k to 90k. They are nice homes. I value safety over all else. Is there other places close to Alton with a lower crime rate. Ryan loves his place and has no issues living there. Want to see his home his sight is Mr Man. He has pod casts and a good following. Thanks Joel

It's probably like most towns, where there's that one part of town that should be avoided. The rest of it might be fine, but that crime rate would worry me. One of the top-rated towns in that general region is Waterloo, but it's more expensive, and it's about an hour away from Alton.
