Lena could you help me out please. I don't know huge amounts about debt and insolvency but my initial reaction is that the deal is a scam! What possible incentive is there to sell a comercial property for less that the value of the outstanding mortgage (if you are not involved in some "off the books" deal, where you benefit from the "buyer" getting the property at a reduced cost?)? If you know that you owe money on a property where there is no possibility of getting out without a loss; I would expect that making a deal with whoever you borrowed the money from in the first place would be the best option (discounting covert background deals); after all since you are still going to be liable for the shortfall, how do you benefit from saomeone else getting the property at what it's true market value is?

It’s amazing really. We have a financial crisis, caused by greedy, reckless financial institutions. Congress passes legislation requiring those institutions to be less greedy and reckless. The institutions then lobby to have those restrictions removed, usually in the name of “remaining competitive”. This leads to another financial crisis. It’s completely predictable, and we have been doing this dance since the Great Depression almost 100 years ago.

Agree; the rules should be applicable to all banks - big or small. First; very few meaningful laws are passed and then this cycle of doing-undoing seems to support deregulation risking the economy and the faith in banks.

A wave of foreclosures both from business and home owners! Far too man folks, are just running out of funds to live their lifestyles! In the last 2 years taxes have skyrocketed from 50% to upwards of 650%, depending where you live!. Many first year home owners are coming up short, on funds to pay the taxes, and are being forced to sale a home they just got into. And it is even worse for those who did not fully understand" what moving into an HOA was really like. They are facing increasing fees, fines for the silliest infraction, and now just being two weeks late has the HOA, placing a lien on their home, and them being not being able to sale to get out of the HOA. One lady had her 200k plus home sold from out under her for 20k, if she wanted it back she would have to pay 28k. It is only just beginning!

I saw a KZbin video about grocery shops at Manhattan who were closing their shops because of the many clients who left the shop without paying. Sometimes 200.000€ worth of goods where monthly stolen by the selfservice paypoints. Leaving completely quarters of New York without enough groceries to serve the inhabitants of that city. Shaping no go areas, where survival became harsh.

I remember in the 80's when brand new houses in my area only cost in the $100K or even less, I have friends who buy 2, 3 or 4 houses and leasing them to families that needs housing and that covers their monthly mortgage , And then came the housing boom and all the greedy real state agents and banks went on their own to jack up the price, now after the market crash, my friends simply let go of their property except for their own home. Now thats what I call CAPITALISM at its WORST, letting your money do the work for you made you greedy.

Office buildings going obsolete like filing cabinets. Tech out paced the importance of huge buildings. The fact that small banks own 70% means the music finally stopped and if you weren’t in the big club you didn’t know to get out. Too bad the USA exported nearly all its significant industry the last 30 years.
