It's a slip and fall factor up here with winter wet conditions and even in some other locations. Also, a long time ago, carpet in the restruant was more of a sign of a fancy restaurant. For us, it's a way to make a living 😁

there used to be a chinese restaurant not far from me, they only had their carpets washed once a year, by the time they had them washed they were so hard and caked with grease from the kitchen it was like walking on concrete

More than likely you are softening the glue that holds that carpet down. Maybe even sucking it out with that much water mixed with heat. Carpet may begin to bubble in spots and wrinkle or crease. The sucking and hot water are pulling the carpet up off the floor and compromising the adhesion. Risky work especially old carpet. 30 years commercial only work, I have removed plenty old glue down carpet. I can safely say that some will pull off by hand. Good test would be to see if it pulls up easily. If it does walk away or you're on the hook for new install.

Are your power units separate from your vehicles or are they driven from a pto connected to the vehicle? Cause I had a friend who had a small carpet cleaning business and his cleaning unit was connected to a pto...he said that they're the worst cause it's more wear and tear on the engines...the separate units are waayyy better but cost alot more

Our Butler units are driven off the van motor with a pto driveshaft. The Butler units can go for thousands of hours and thousands of hours. Butler takes into consideration the van and make adjustments to cooling with different fan clutch, thermostat mounted outside the motor in a special made housing. Suspension upgrades as needed and weight and balance of the equipment in the van. We have had Butlers that are on their 5th owner after us still out working and making money. But your friend is correct as other direct drive manufacturers do not put in the needed considerations for the cleaning system and van to be durable. This place used to be that way. We were able to start at 11 pm, but that's still later than we like too. Especially when they call last minute needing it asap and we couldn't schedule the morning off after cleaning. So we were back at it 5 hours later

Replace all carpet with LVP. That would be much easier to maintain!❤

Actually in some cases the LVP is more difficult to clean. The greasy soils get stuck in the grooves, and it takes us with high pH cleaner and a number of time our CRB to loosen it up to extract. With floor, it's really one of the most abused areas of any building 😁👍

Unfortunately up here, they are pretty slow to respond to prepping and or figure we are hired to take care of everything, so we charge pretty healthy for it. And then sometimes they just pile it all up in a pile in a corner or center of the room. What a mess. Writing this comment reminded me of when we cleaned up a restaurant. Made a night and day difference. Figured they should be pretty impressed and happy the next morning with our results. Nope... They were upset that we didn't get things reset exactly in place 🙄. We told them we probably never will so they will need to plan for that (wanted to tell them thanks for all your help prepping for us too 😅)

They should consider tiling the floor if it’s prone to getting that filthy. Restaurants should be cleaned every day, including the floor.

They should be doing more for sure. Tile and grout can be really difficult to maintain too. The grout lines fill up with grease and sometimes we have to use a screwdriver to remove the grease from grout. And sometimes when they don't clean it enough, the grease eats the grout. We see that quite often. We have an LVP dining room coming up that we have not cleaned in probably 4 years now. It's probably going to be also loaded with grease that they have not maintained more than with a mop and bucket. New manager just came in and called us yesterday to clean it. Will be interesting as the Luxury Vinyl Plank flooring loves grease too. We will be prepared for it though and maybe get some video too 😊👍

Why wouldn’t they vacuum the night before? I have a restaurant and I make sure the carpet is vac’d every night. Fries and pizza crust are ridiculous to find when the place isn’t open.

In most cases very true. On this greasy we maybe could have pulled up some chunks, but we find we usually cannot get any soils really out with all of the grease. We did do a vaccuming on a place a few nights ago. Too much debris, but didn't get much out of the carpet with the debris. We also sometimes find the grease contaminates the vaccum roller brush and we have to pull it apart. But definitely agree prevac is what we do a lot normally. Thank you for your comment also 😊

Actually they let the tile and grout go even longer and that is what their carpet look bad too. We actually don't like cleaning the greasy tile and grout. We have to use a screwdriver down the grout lines so often. There are a lot of hidden traps also with greasy tile and grout.. Like the grease is the only thing holding it in place anymore 😁

This water smells like old stale French fries typically. Some of the other water can smell like old dirt. Work urine jobs, the entire van can smell like stale urine and we will suck in some unstoppable beads to help it smell better

Good day. We use 2 ounces per gallon of hot water if using a pump up or electric Sprayer. If using an inline hydroforce type Sprayer they typically come stock with the yellow tip in and 8 to 1 setting so you would use 4 ounces per quart. Your Sprayer jug is 5 quarts so a full jug would be 20 ounces. If you have the yellow tip out you are at 4 to 1 setting. Each quart in the jug would get 2 ounces so a total of 10 ounces per 5 quart jug. Our. Full powder jugs, we supply a 2 ounce scoop if you do end up purchasing our products. We did not on this one. It was cleaning pretty easy for the most part. The incline spot out of the kitchen was the worst and we knew it would have to be presprayed and cleaned twice, so we didn't get the CRB dirty, 😁

Thank you...and we actually have experimented with trying to prevac the Greasy restaurants and find you might remove some chunks, but the grease latches onto any fine soils and the vacuuming doesn't produce any soil removal. If things are less greasy, we will definitely prevac and we prevac our residential and other commercial jobs. But I want to thank you for your comment and being here with us. It was a great comment!

A lot of restaurant grease situations we won't get out any fine soils due to the grease soil level. And the chunks we will broom up sometimes or as you see, suck into our filters. This job, they still had customers right up to the moment we started, so no real time to prep more

JonDon has their Prospector series that are pretty good. Their 500 psi is great for carpet and it has some heat also For tile and grout they have a 1200 psi portable but it does not have heat. Depending on how much tile and grout you do, you might use the 500 psi and do more scrubbing of the tile and grout by hand and use a hard surface wand to rinse the tile and grout. You mentioned a pretty good sizeable square footage possible job. If that's a commercial carpet I would consider using encap cleaning such as we do using the Trinity Phoenix. It would so OK but would be quite a bit slower on the project. We used to RX-20 this project and others years ago. Was incredibly slower overall and on these carpet situations we got better overall results with Zippers.

seeing that carpet tell me that tile needs to be cleaned you can see the grease in the grout it's all about info to the customer

In the north, it's for slip and fall factor alot. And a lot of other locations it was in the old days a sign of a more classy location... And for a number of places being larger it helps keep noise down. For us, it's great videos and work 😁

No way you take kitchen hygiene seriously if you allow the restaurant to get this dirty. What a mess, and not just the floors. I'd never eat in a place like this.

Actually the cost to clean these carpets is about 1/10th the cost to replace these carpets and they should have them cleaned more often to be honest. Any floor surface they where to install would actually need professional maintenance at some point. Great comment though that maybe others have been thinking also. Thank you. 👍
