Lovely property for the right people. Quite a lot to do, electrics, new bathroom, complete decoration, new kitchen but it would be a fabulous home if you don't mind the stairs. The balconies are small and and for me I would like a decent sized outside terrace. I'd love to see the property once it has been restored. I do love these little villages.

It’s going to be difficult to see the renovations because the future owners would have to agree to it and you’d probably have to wait over a year anyway for the renovations to be finished and for the owners to be settled in even if they do agree to it.

The church bell is an awesome sign. When we sold my mother’s home, the monastery bells a mile away rang while the buyers were looking at it. House sold!!

Wow! The views from this home are absolutely stunning! It really is a lovely property. I would say you could do a couple of stand alone units. That basement room with the outside entrance, the bottom cantina room and the 3 level garage. I think all 3 of those could be little apartments of studios. Then add a couple bathrooms and update the main property and you have an absolutely spectacular investment!!

This is an amazing property with tons of potential and the views are stunning. I would definitely use ground floor as a greeting and sitting room . The kitchen needs a total renovation, nice size bed rooms. I would add two additional bedrooms to the next two floors. I love all the original details of the home, it will be another amazing home in Abruzzo.

Gorgeous village! Lots of potential in this house too. Definitely have that ground floor room for a reception area/office or library type thing. If it was me I’d also try and acquire those rooms to the left that aren’t included. A North American person would probably want that room next to the kitchen to be a little tv/sitting room. The lounge would get a powder room added where the sink in the closet is, and the bedroom next to it would stay as a bedroom. The top two bedrooms would also remain so, and update the top floor bathroom. The top floor bedroom with the stairs would be a guest room, since the access under the roof makes it less private. I’d renovate the stairs up to the roof and make that whole situation nicer under the roof, and incorporate those three sections into the rest of the house: one for storage, one for a laundry, and one for an artist studio. The cantina and garage just put this completely over the top. The cantina could be converted to a taverna for entertaining. I think I’d maybe fix up the garage and two upper floors up as a tiny house for renting out maybe? Is that something that people would rent in this village? Or maybe keep it as a storage space. So much potential and it really comes down to how many people are in your family, because I do think this place would be the perfect location to raise children.

I would definitely do the kitchen and dining on the first room. Then a lounge on the small room above. The rest will be bedrooms for all of us 5 girlfriends buying the Palazzo together. DREAMS!

A big home in a beautiful village. on the tour last January. We looked at a home there. This one is so much nicer. Yes it needs fixing up. Needs to be brought into this century. But all the space you get is fantastic. This is a home you can truly put your stamp on. I have mine. Is this one yours?

Could the ground floor room be used as a rental unit, assuming a bathroom could be added? I would turn the little lounge sink into a wet bar with a mini-fridge, for ease of cocktails. It would be helpful to know the dimensions of the balconies, as there is frequent commentary about fitting a table and chairs, but the balconies hardly look big enough for that. Expenses would add up quickly considering need to install heating and replace all windows. A very tempting project though. Very tempting.

Really like this and the views are incredible. Bathroom is an issue. Who wants to go to the top floor for a comfortable bath. I’d put bedroom in attic and sacrifice a bedroom mid level and create a nice bathroom.

Good bones. Rooms well proportioned. Imo, main floor would be flexible reception/bedroom. Same with 3rd floor and agree would make a full bathroom opposite. Lots to take to the mercatino usato

Dave, Good Morning.. Such a beautiful town. With amazing views. I don't believe I could afford the renovations. New wiring, plumbing new bathroom and kitchen. !!!. Etc. I think its over priced. For a not move in ready. And renovate room from room. Someone with the money. Would love this home. !!. Cellar with the chair in the opening. ??? To what.?? A crawl space. Or a room of bones. That made my imagination run scared/wild. ❤❤❤ Love this place. Do you know if the bathing fountain turns on in the summer?

The old washing fountain isn't electric to turn on and off. In it's heyday it would have been running year round from natural Spring coming out of rock. My guess is the water has been diverted up to the large reservoir they have up at top near the "penne" rock. It's probably chemically pure filtered thru rock and fresh water becomes a premium in summer time for those towns that don't have it ....

Great price and great views, but I won't live there. Will be good to renovate it and Airbnb the hell out of it. The church bells every half an hour? Nope. The windows are all facing the front (amazing views, but cross ventilation is a no go and you have mountain rock behind). And finally, too many stairs. But as I stated, great price: renovate and rent it.

Church bells are actually on the quarter hour ..... Stairs are a necessity in this town. It's literally built on face of mountainside with only three main parallel roads that are driveable - lower where piazza and church are, middle, and upper at Balzolo where David was at beginning. Some smaller alleyways for pedestrians only in between and stairs joining all of those together. At mid level of staircase after Tony took over, there was a doorway that he opened up backing onto one of these alleyways. Above this level, you could open up some windows for your cross circulation but i suspect with the three front windows open, there is lots of circulation. Probably even too much as its always breezy there due to altitude. If you've ever attempted stairs in Positano on Amalfi coast, this would be a relative easy walk...... 😅😅

At 100,000 just for the house and another 100,000 plus to fix it or should i say 200,000 to fix it. I would like to know what other houses are going for and how many have been renovated.. Hence the price should be around 25,000..

€25k for the palazzo is insulting! Obviously you have not done a reno in the area I have recently bathroom and your renovation costs are way off at €200k. This isn’t GB or US work is reasonable priced and so is this palazzo!

You can’t get a larger house done to your exact specifications in a better area for less money lol If there’s a house that’s renovated for less money in the same area, then it’s going to be much smaller, and on top of that it wouldn’t be done to your tastes.

@thehungrygoldfish to do a reno is an unknown to start with. . There is no kitchen to speak of the bathrooms need to be done. The floors, the walls the ceilings. The heating , the plumbing, the fireplaces..the windows. If there are no stores in the area for some or all appliances , etc.. then they need to bring them in...additional cost.. How much are the houses in that area selling for?..you EVER want to be the most expensive one on the "block" you will never get your money back when you sell it.

In order to get your Italian driver’s license you must be able to read and understand the language, because the tests are only in Italian. On a better note, I have heard that car rental prices have subsided a bit. I’m definitely keeping my eyes open for a place that has good public transit.

Could you imagine how much work it would be to bring the beds and dressers, etc down from top two floors, to then have empty rooms to show?? Owners generally hoping that buyers will keep most or all the furniture instead of carting it away. Having survived two wars and hard economic times, a lot of these smaller towns aren't into the "throw away" culture. Stuff is kept in families in hopes someone down the line can make use of it, or donated to friends/relatives that fall into hard times......

The small rooms will look larger without all the outdated cheap , ugly furniture and just plain junk - some of these houses look like they were occupied by hoarders . Or donate it ,and if no one wants it , just demolish it and burn the wood in the fireplace . . So it takes a little work.......Dolce far Niente ....LOL
