There are developers who sell once things stabilize they are not for rent collection rather building and going to build next. I have all reits and invita and they on average done not bad.

REITs are way to grow overall real estate development and to let small investors profit from real estate which otherwise would not be feasible for them. Real estate investment trusts are very much common and very big in US compared to India. REIT are not introduced for dumping shares on people but to grow the overall business of real estate which helps the whole economy in general. Real estate is the second employment generating sector of India
