I am at a slight loss with these zoning issues, so if you have any ideas what might be going on, feel free to share in the comments! UPDATE: With the helpful comments from you guys, it turns out the issue is caused by the Mixed Office Row Zone and Mixed Row Zone mods, which I have had to disable (and remove all the assets). I think you're seriously underestimating the effect your broken education system has. I'd guess that the outside connections and other mechanisms the Devs added to make the game more easy are trying to compensate. But it only makes sense that if only half of all eligible students gain a high school education they can't afford to live in the city at all no matter what density you build... Edit: you should also check the citywide affects your unique buildings have. I believe they stack so if you placed a large number of the same unique building that might also break your city...

That might be the case Ursmersmann - It's going to be interesting to see if more education will fix or alleviate the issue, because currently companies don't really have any issues finding highly educated workers. I could do some tests to see if those highly educated workers are primarily commuting from outside connections though :-)

I think fixing the education problem will resolve most part of the population growth problem, you could build a campus right outside the city mixing college and university and since you have so many assets of smaller elementary and high schools you should plop them around the city

In the port you should create a short bus line that collects people from all around the port factories and offices and brings them to the trainstop next to the new offices. This would relieve traffic as people could just travel downtown with a train and then a bus to their job.

May I suggest you replace the surface painted parking at the hospital with a multi-storey parking garage. It would suit the high density needs of the city and look nice and flush next to all those big buildings. It's also what is usually done in real life and provides a direct channel for ambulances to reach any floor of the hospital.

If you want to make the medical university idea a bigger part of the city, I'd recommend taking a look at Rochester Minnesota. It's a pretty similar city to what you're going for with Riverview, I think, and its current state is very much defined by the famous and extremely high quality Mayo Clinic facilities. The clinic is actually investing a bunch of money in building up the downtown right now, I think.

The parking around the hospital is like 5/10 American. You could add so much more concrete instead of that nasty green stuff you need to maintain ;) Maybe it's a good idea to add a direct bus line to that place from the station. I'd also love to see some cinematic shots of the city in the dark!

I think the city needs to have what we in Ireland would call a council estate or a social housing estate... Which is when we build a full neighborhood of cookie cutter terraced single family homes which are designed in a way that everyone gets their own small house but its relatively dense to reduce urban sprawl but keep people happy by providing SFHs... The areas are also designed to be walkable but dont make the mistake that Southill made in the 80s and build 2000 houses but pretty much no public facilities or commercial zoned areas

Not sure if it's been suggested, but adding a few smaller, specialized medical buildings in the same style as the old hospital wing in the smaller spaces surrounding the hospital (i.e. podiatrist, dentist, physio, psych) would be a nice addition. While the hospital has extensions that look more modern, having a handful of older properties in the immediate area might help sell it even more. I'm not sure if we have assets to do it or not. Thanks for the content, I'll be jumping back into CS2 with mods soon thanks to you ^^

Your population problems will not be resolved until you meet all the education needs in the city. I've built many 250k+ cities in CS:II and until education is resolved the population will keep going through these cyclical troubles of growth and degrowth. It also will halt the growth of high density and office demand.

People actually only count as a citizen of the city when they reached the house for the first time. That way it sometimes takes a lot of time when they have to get to their house from an outside connection. If you click on some people their status is "Moving in" and those don't count as citizens. That's why theres usually a delay between zoning a building and it actually having people live in there.

You asked a few episodes back about what to do if you decide to remove the small river around the inner Riverview city areas... An actual sunken highway could be nice, would also fix some of the traffic issues you have had for a long time over the main bridge into Downtown... also if you have space, put down more zoning, free time activities, and parks in the mix as well... again a sunken highway would be the best because then you can have bridges going across sorta connecting the inner and outer city areas better... About the zoning issues, i sorta get the same thing... what i do is just let the simulation run for a bit (yes might loose some citizens) but eventually the demand and everything will go up, and it'll let you build more houses, etc. which in the end brings more people back into your city... but idk rly hopefully the reworked economy fixes it, fingers crossed!

Fwiw, I love this series overall, and I think a lot of your builds are really cool, but I think this one really missed the mark. I know I may be on an island here, but I also put a lot of emphasis on builds being functional and not purely cosmetic, and this build had a lot of cosmetic-focused development (mixing non-functional buildings together to build the campus). I know that you didn't want to carve up too much of the downtown (which I totally get), but I would've liked to see more of a combination of functional structures (without overlapping). Maybe even just using the hospital and a smaller college/university and then creating a larger education/medical complex on the outskirts of the core metro area where you have cheaper land for eminent domain. Just my opinion. I will still keep watching the series regardless and obviously don't expect you to go back and change any of this build, but maybe to keep it in mind for future builds.
