Agreed. I think we're used to seeing more open floor plans and the very low ceiling heights make it feel that way. I am surprised to see that it's listed as 4000 sqft.

It might be the low ceilings that are darker than everything else that is causing it to feel cramped.

It's amazing an architect designed a house with that much glass yet seems dark as a castle on the interior. Living areas seem amazingly small and cold. It would feel like living in an bare office building than something one would call home. Seems like the perfect house for a daywalker vampire.

I wanted to love this house......the location is magnificent......however it was a bit of a let down. Despite all the glass, the interior seemed quite dark and the ceilings seemed low.....or perhaps Frederick is very tall. For 4000 sq. ft. it also seemed quite cramped and the rooms small. Lastly the layout seemed quite choppy and didn't have a natural flow to it. On a positive note, you have beautiful views, you're on a private beach, the car elevator is very James "Bondesque", and you'd be living in a house designed by a renowned architect! Oh yeah, and Kanye is a neighbour!

@@bngr_bngr 8 feet is the minimum by code, my1960's tract house has 8 foot ceilings. For 24 million i would just expect something more than the bare minimum height.

I think the private beach access is what jacks the price up. You could still probably find a nicer one with beach access, maybe even for about the same price. I’d also be paranoid af about the class breaking or people looking in the windows

private beach looks like crap tho. tons of rocks, not enough sand or it's not white pristine. Also not up high enough in case of tsunami. I would want a house 50-100 feet up just in case.

The best house in malibu is right next to this one. Called the Beyer residence designed by John Lautner. The house is the original inspiration behind tony stark's malibu residence. It's in the beginning in the video. Right at the tip of the coast.

@@lvjb hey! The one you read on AD is also designed by the same architect but it's not the OG drop dead gorgeous Beyer residence. It's still beautiful but not the same. There's no AD article on the Beyer residence so you'll only find images of it on pinterest or other sites ig. You may find a tony stark comparison to the original house. It's a guarded house and owned by the same family since the late 70s 80s.... Tbh, anything from John Lautner is fantastic.

Yes! I live in Malibu. The marine layer and the salt make everything dirty. Especially my car. I have to clean my windows a lot. I can’t imagine keeping those clean.

I know this is Malibu, the location and the view is incredible and the style of the home is gorgeous but it’s 100% not worth that money if the ceilings are as low as they seem.

I like the idea of all the glass on the ocean side, it is an interesting home, beachside access is pretty cool, but the house seems a little cramped with the ceiling height and unfortunately the cool car lift isn't going to be big enough for the Bentley Bentayga SUV that most owners would probably be driving. The Porsche barely fit on it! Nice review though!

I mean I'm judging this house from my 1 bedroom BK apartment that I rent, but I feel like this house is weirdly cramped aside from the obvious of him being so tall. Very narrow and tiny spaces. I was actually in LA two weeks ago and did a tour of the Stahl house and it was beyond... this one feels kinda wacky

Read some comments here that they don't kinda like the house but for me I love this kinda vibe of a house. The best part for me is really the access to the magnificent view of the beach. The private access to the beach is also impressive. The night shot of the house with the muted lights inside from the drone is so pretty.

I could never live in such a wide-open house, but there are loads of design elements that I really appreciate. The vantage points overlooking the dinner table from either side is especially neat, particularly because one of them leads to a balcony.

I visited Malibu as a poor person in 2019 on my way home. The ocean is beautiful, and I’d pay a ton for beach access. That being said all the houses are like big glass boxes. A lot of them are also really high up on cliffs and that would make me nervous. It looks like they’re all one moderately powerful earthquake away from falling into the ocean. To add to that there isn’t much convenience in Malibu. I couldn’t find a hotel anywhere, no convenience stores, shopping centers…you’d think celebrities would demand more. I’d much rather stay in Los Angeles. $80 a night for a hotel and everything you could need

The location is amazing. The house, uhm, a bit too small. The home seems like a bunch of container vans stacked up and opened up. The car lift is a good idea. But rather tight, imagine parking an escalade or an s class down that garage. Huge risk for all potential buyers parking their exotics down there.

Even though obviously none of us are watching this video of his target audience i very much appreciated him showing us the spectacular house even though there’s nothing to my taste and the upkeep must be a total nightmare with all that glass

not selling for 24.95 I can tell you that for sure, this will sit at least a year. This place is cramped, you can even see how many times Fredrick almost hits his head on the "magnificent beams" as he calls it. The pool is like 6ft long. this is a sitter folks. If it was open and had high ceilings this place would be gone in 90 days.

I do love this house. I think the ceilings are smart, because the house isn't going to become an oven with those ceilings, but it's probably not going to be too cold because the sun is going to shine into all those windows. I love the design of the kitchen. It's so functional and easy, but the view is the primary focus. The floors are wonderful the way they flow because they're not broken up by tile lines or other materials that checker it. The master bedroom is really nice with the private terrace. And I think it's nice to have many rooms in the house instead of just one giant one in the middle with a huge ceiling and no walls. That gives you more options for actual functional space. Maybe instead of guest bedrooms you might want to have an office or an exercise room or a studio... or who knows. The house looks like it comes with solar panels, and it does have a few James Bond-like features beyond the unique garage. It's basically a glass house but manages to maintain your privacy. The style goes along with the materials that were used, and it's really a very unique and special home. I think for the location, the modern style fits in very well and probably can be updated and look even better as time goes on. However, the swimming pool does look like it hasn't aged well, even though we just got a glimpse of it. That would probably look better if it was remodeled, and since the home isn't brand new I would really check out whether everything works correctly. If it were me, I would choose to either have an indoor pool or an outdoor water feature to look at that doesn't need a lot of maintenance and cleaning.

Location and view are impeccable but the house is so so. Glass shoe boxes and the heat will roast u, the flooring, and the furniture. But when you're that rich, it wont matter. :))

Dear Frederick, you're too tall to make that place look spacious ;) Very crowded neighbourhood, I'm not sure I'd want to pay all that money to live cheek by jowel with so many other hoomans. That beach ain't private, only the access to it is (hence being retractable so the plebs can't come wandering in). Overall it wouldn't be my cuppa tea if I had the dollars, but good luck to whoever buys it, I hope they enjoy it :)

I love Malibu! And there are some stunning houses, but this isn't one of them. It doesn't look spacious enough. The kitchen dining area and the living room seemed cramped. 25 million... there's much better out there.

That home feels like a mini low ceiling claustrophobic warehouse. The view is great, but for that kind of money, that home needs to be way more inviting than it is.

Everything is so cramped that they could only give you a *half* jacuzzi on that deck. I get the view/location is amazing, but the house leaves a lot to be desired..

acoustic insulation is basically non existent. all it takes one of the houses nearby to have a party and you can kiss goodbye to all that quiet ocean sound experience
