Today we visit the Flatiron District in downtown Manhattan to tour 240 Park Avenue South, a jaw-dropping duplex penthouse on the market for $30 million dollars. Created by architect Søren Rose, the property is 6,000 square feet of steel, stone, glass, leather, and wood working in perfect harmony. 14 foot ceilings and full-height windows bathe the space in light while offering 360° views of the city and nearby Gramercy Park. Rising from the first floor all the way up to the rooftop pool is a stunning 24 foot green marble wall, uniting the space in dramatic fashion.

I agree the master bedroom does not feel like a bedroom at all, more like a hallway they stuck a bed in , it's very weird.

@@jmbwithcats the design is very minimalistic. The designer is Danish. Note that the wooden cabinet closets in the master bedroom act as a backdrop. If it were a different designer, they would have staged a glass door with Swarovski door handles to give that full drama. This is a very Scandinavian themed penthouse catered to multi-millionaires more so to billionaires who prefer a minimalistic design that respects solitude and space, rather than the sheer opulence of showing off.

​@@whateverdv Of course it would look hideous if you had a comforter that looked like it had skittles shat on it. From the beginning of the video, your eyes had been bombarded by muted colours with silhouettes of dark green and white, then suddenly, BAM. ROYGBIV bedsheets. I imagine a black laced with gold trimmings as the bedsheet. Or just simple plain luxurious white sheets. This video really did this property some injustice.

And If I had a million dollars for every-time I thought that the design wasted space, I would have enough money to not buy this 10 times over. That "second floor" is a total joke, you could have had a really nice 3 story suit. But nooooo you need 14 foot ceilings so that all you can fit in to the second level is a tiny office and a commode

Uh, what are you even talking about. It's a condo, there's a gym in the building. There IS a library, it's on the mezzanine level. They decided to completely open up the master in lieu of a WIC, which now is wide open and has walls of closet space. You can close the southern half of the room and get a huge WIC, it's called a design choice. Did you watch the video at all?

@@northlandbaby3519 The apartment itself and the build in elements such as cabinets and the staircase and so on, may be outdated, but the small couch and the blue chair in the living area + the chair in the master bedroom were all designed in the 50's and the chairs around the dining table were designed in 1949. They have all stood the test of time and continues to be classic pieces of Danish design.

At 30 mil. I would want a chef's kitchen. Not a 3 burner cook top. I would also be having dinner and cocktail parties catered so would want to be able to close the kitchen off. from the rest of the house. It is like they took the floor-plan of a regular 1 bedroom apartment and just enlarged the rooms, instead of putting any real thought into how it would be used.

There are closets, just no WIC. They essentially opened it up so the MBR can feel huge. You can close the southern half and have a WIC as big as the bedroom. It's a design choice.

There's 2 full bedrooms plus the office. Look at the floor plan. Its 6000 sqft too, so a very large 2 bedroom, with 14 ft ceilings in a penthouse in Manhattan. Yes the price is skewed by the last 2 things, but its still a beautiful home and piece of art.

@@joshpavelich5235 no. I just finally saw the second bedroom! Which is the maids quarters right off the kitchen. The office is considered a 'third' bedroom but it is not a private space it is a walk through space. So I will concede that this is 30 million 2 bedroom.

This is a gorgeous apartment. No ridiculous wall of windows, warm woods, different color marble and stone. The pool is a waste though. Between the dirty film that pollution leaves and only being able to use the pool 25% of the year tops it would be better indoors.

The house is OK, not amazing. I Think the overall design lacks cohesion. Is it designed as a continual curve, guegenhiem inspired, a nautical theme, or a rare marble showcase? I'm all in on any of these concepts (especially the continual curve... neat, the minds eye delights in possibilities), but as it stands it's a mishmash that feels lost. I like the private/public space peek-throughs as a concept, but the execution here feels like a novel second thought rather than integral, which is a shame. I think this speaks to an overall lack of flow between spaces. in practice, the dwelling feels like a series of unconnected scenes with little connective tissue instead that the playful interchange between contrasting spaces it teases to be.

I actually love this penthouse. The only thing I'd change is the cabinetry in the master and I'd rip out the yacht inspired hideaway and create a loft-styled office.

Two bedrooms? So you'd either have to be single, or a couple with no kids: elsewise your guests are sleeping on a pullout in your office. The kitchen is too small, and if you were actually going to host a dinner to fill that dining table, they would be forced to watch the caterers or chef working a few feet away in the kitchen with all that mess. How elegant! On top of those issues, it's decorated like some tech firm's bland office. I don't see anything extraordinary.

The penthouse pavilion and rooftop terrace is really nice, but 6000 sqft and only 3 bedrooms? Master bedroom (not master bath) and kitchen also look a bit subpar. Mezzanine also feels underutilized. This is a place designed for guest entertainment and offers very little for self/family living comfort.

Yep. If you buy it and don’t like the built-in cabinetry etc. you’d have to do a gut reno. This apartment is for a very niche audience.
