It is too narrow to cost 1 £Million, but you could be right. Personally, as I am in doubt as to whether it would cost £600 thousand or £800 thousand in the countryside, I am going to say £700 thousand with a £3.3m location fee. Again, it might be under £1m without the location fee because it is too narrow.
