Jamaican and US prices are not comparable. So many factors to consider when building a home of this standard. Building materials are probably imported, which will also affect the cost. I strongly believe it's fair market value.

Many people in Jamaica have no idea of valuation. They often price property without giving any thoughts to real value of the asset. The usual thing is to name a price and hope that someone with more money than sense come along and do a deal.

To me it's so disheartening seeing these prices of these houses being quoted in US dollars. Why not quote your product in JA dollars first and if the client chooses US that's fine. But US dollars when we have JA dollars......I think it's disrespect to the CITIZENS. If you go to a car dealership the price is quoted is how many million JA dollars. ✌

Because they obviously are appealing the the Expat market and they simply wont know how to do the conversion in addition to the fact the JM$ is one of the few currencies that fluctuate every single day and as such if in JM$ they could stand to lose funds or not get as much!

Very nice views, however, the house is terribly over priced! The kitchen is adequate for a traditional home priced from 250-400,000 but not for that price point. The unsuite bathrooms are small. They should given the bedrooms and bathrooms more square footage. Thank you for showing the property.

While I do like a bathroom to have space to turn around without bumping into anything, especially in the showers, but bedrooms don't always need to be the biggest. If you use the common areas of the house as they are intended, you do not need giant bedrooms except of course a master bedroom should look and feel like a master bedroom. All that extra stuff people are isolating themselves doing in their bedrooms, they are to be doing in the common areas and not wasting the space. Bedroom is for sleeping and getting ready for your day. If the bedroom seem small just make up your mind not to put a television in the bedrooms and save TV watching for the common areas and you will see how fast the room seem big enough. Also, don't have furniture just to have it.

For 720k the primary bath and the kitchen are a little small. I sometimes wonder who is doing these floor plans. I hardly see homes in Jamaica with open concept kitchens. It’s like the kitchen and the bathroom are always an after thought. That’s what usually sell homes. The layout is kinda odd to me. All that sqft and they made it like that.

Nice house, but not worth the price, not for that location, bathrooms too small (showers too narrow for a large man, and that one toilet in that narrow space): was expecting larger bedrooms and bigger closets in all ... will be surprised if the owner gets asking price

Most ensuite bathrooms have a soaker tub and double vanities with sink, the bedrooms could be bigger.

They do have the double vanity and a small jacuzzi, in what I assume was the master bedroom... do you know the spiking cost of materials these days? People aren't normally going to put fancy vanities and fancy soaking tub in every single bathroom. If you give every bathroom the same maximum amenities, then they are all master bathrooms and that is overkill. Master is master for a reason and should look like it. I do think it was better they make a fancy double shower in this one and skip that tub because it is super tiny. I'm 5'9" and my whole immediate family are tall, I feel like I would barely get one leg in the tub lol. But all you suppose to use a bedroom for is to sleep and get ready for your day, so I think people overestimate how much space is suppose to be in a bedroom. At some point the cost of building the home and finishing it with the tiling and fixtures and fancy features needs to be kept under control.

The average working class people here can't afford these prices, even with a 30 yr mortgage the pmts would be exorbitant. These homes I see most of the times are priced for wealthy people. It's happening here too , people get these gigantic homes live in them for the most 5 yrs, then they have a life changing event or they get tired of paying these hefty mortgages and there goes the house. A lot of the high class neighbourhoods in my state are bubbling over with empty houses.

So between the usual husband, children (then when they grow up, their spouses and the grandchildren) and some family member or the other that wasn't so lucky in life and need the help, don't you think you might have use for the space? Everybody don't have the same luck in life, it's rare that an entire family can all afford the same amount of space and as we get old some of us outlive others... should live together with the remainder such as siblings or even in laws to save on common utilities, to help others as maybe they helped you earlier in life, and to avoid the isolation that normally hits when people retire and get old, especially if their grown child live and work abroad.

This house shouldn't be more than $50k. 50k is even too much. Such a poorly built house. No sense in the design. Poor and cheap materials used. Pls remove the price tag. Go watch Nigerian housing market and see magnificent edifices better than the US markets. This is a shame.
