Montfort Real Estate - Brownstone & Rowhouse Specialist
Rarely available turn-of-the-century brownstone with private parking garage and double wide backyard! Originally built in 1901 and set in the heart of the Upper West Side steps from Central Park, 61 West 90th Street is an exceedingly rare offering featuring a massive 37’ x 43’ garden and single car garage with curb cut and heated driveway.
The 18.75’ wide property sits on a generous 100 foot deep lot and is currently configured as an expansive single family home featuring three bedrooms, five bathrooms, and one powder room. Original pre-war details abound throughout, including original ironwork on the entryway and facade, magnificent bay windows on the upper floors, and seven working fireplaces.
Upon entering the home, you are greeted by a spacious double-wide garden level featuring a newly renovated kitchen, dining room, and den. 61 West 90th Street has been connected on the garden level to the neighboring building to create a grand interior living space that leads out onto one of the largest backyards on the Upper West Side. The 59 West 90th Street portion of the property is included in the sale of the townhouse and features an additional maid’s apartment on the garden level.
Additional features include soaring 11’ ceilings, additional terrace on the top floor, and elevator. The townhouse is move-in ready, or can be reimagined as a four bedroom with master suite on the top floor. With a parking garage and double wide garden, your perfect combination of privacy and outdoor lifestyle awaits!
Please note there is a $1,629 monthly maintenance for 59 West 90th Street.

Ha, this is next door to me. Used to be owned by the actress Sandy Dennis. I think it's broken through on a few floors to double wide. I look down into their garden. No matter how big a property you live in most people sit in one or two places. The rest of the space serves to surround you in peaceful silence unless you really like to entertain.

Ha ha..I do live the "high" life because I live on the 18th floor of a 27 story building next door to this house. I look down into their backyard, and east to Central Park... but I don't live in a multi- million dollar brownstone like theirs. They do have an elevator but personally I'd hate to have to navigate stairs or even a slow private elevator to get from my bedroom to the kitchen. One thing I've learned from being in many multi- million dollar homes is that everyone just sits/ lives in one or two spots in their home no matter how large... the question is how much walking do you really want to do to get from one place to the other in your home. I've decided 10 seconds bedroom to kitchen... ha ha, not a cross country trek in a huge house! They actually sold this to move to a regular private house in a suburb probably just to get rid of the multiple levels of stairs...

So it’s a leasehold then? How would you need to have to pay a maintenance fee if you bought that property? Are you only buying part of the building??? If you own a property, you would be responsible for upkeep. Don’t understand why there is a fee for a third party. Taxes are taxes wherever you go though, so the $3,000 per month I guess would be to the City.

LMAOO 8.5mil for that?? If you’re going to spend that money in nyc might as well buy a high rise apt. At least there is some fundamentals of pricing with great city views, and access to stores and shops in town on foot

@@visionist7 because most wealthy people don’t spend money on things that go down in value . and they live in the city , no point even having a nice car there .

And after paying over eight million, you just have to hope you don't get slashed or beaten up walking somewhere in New York City.
