Compared to other landed homes, it's not too bad since the lease remaining is low and it's an HDB. Technically you also don't own the land but what sits on top of it!

Only concerned would be the enclosed toilet at level 1. Do they have a fan to draw out the moisture within else it would be wet and moist all the time and mould might grow easily

By the time they reach their 50s. They will be more than half way into their remaining lease. They would have to hope HDB make them an offer for an early exit, which I doubt or hold it out till the end, like the ones in Geyland till lease runs out.

By the time they are in their 40s , about 15 yrs later, a typical BTO 3 room would be more than over half a million. They cannot exit from this and unless they strike lottery or have very rich parents passing a fortune over to them, they will have to live in this till their elder yrs.

If the house is in Jalan Bahagia then its extremely old. Most are completed in the 1959 even though the lease started in 1972. Can’t see how they can break even in the future with the high price and Reno cost.

This couple would have to calculate properly cos after buying this, they cannot exit. If they can even afford to buy another pte property, they would incur heavy ABSD. This property TOP 1972, 50 yrs lease left and HDB would never SERS such housing. So they would have to hold it out till their old age or if ever, can find another buyer in the future, which I highly doubt.

They look like in their late 30s or early 40s. 50 yrs lease left will last them until abt 90yo and they're intending to stay forever and not going to hand down to their kids then it's okay. If they live beyond 90yo then will be a problem.

312 Hougang Avenue 5 ground floor give you real Illusion of landed. It has a back door, stairs and a "garden". At least this terrace house you can demolish and build however you like within the 4 walls that is not structural, you can even build more toilets!

Yes there is! Most are built in early 1970s, most likely lease will just be allowed to finish (just like Geylang Lor 3 terrace houses) as these homes mainly located in city fringe, sitting on prime land but low rise. To compensate home owners will be very costly for government if they en bloc, so they most likely just let lease run down. Home prices there remain around $750k++ to even $900k++ which is v high, but as it is a niche category of HDB homes, it will always appeal to some, esp those who are okay with the lesser lease period. Young couples wanting to experience living in a landed (normal landed these days around $4m so most can’t afford), or seniors who are retiring or made windfall from their own sale/en bloc elsewhere are just some of the profiles of owners for this type of homes! To each their own definition of what they want to pay for their lifestyle, as long as they have paid within their means and are happy! As a Property Agent myself, I m staying in a 1969 3-room HDB flat in Dakota. It’s by choice, some say silly as lease decay sets in, but being able to live happily with my child and spend the most time w him in his childhood years, living frugally (no lavish lifestyles, no sports cars, no expensive watches). I love my Old Airport Rd hawker center food, enjoy greeting and chatting with the friendly elderly neighbours (we look out for each other and share gossips 😂), i drive a van, I spend quality time with my wife & kid on adventures around the neighbourhood, that’s life for me! When my lease ends I will be 89, I don’t expect to live till that old, and don’t need piles cash on my deathbed. Like Jack Sim said, “the only currency of life is time, not money, because one has to exchange time for money”. Wishing the couple a happy life :)!

Doing this in the 1990s is O.k but doing this from now , is never wise. The astronomical rise in property prices in both HDB and worse for pte housing,would mean this couple would be left behind, of course ,like some say, if they don't mind or care about what is happening to prices of properties and like wedding vows, till the end in sickness and in death, then they can retire in their twilight years in this house.
