Also, shower in front of toilet leaves toilet wet all the time. Instead if 3 ensuite bedrooms they could have had a seperate shower and toilet to be shared by 2 bedrooms

Classy is relative, you also have to consider the value of land, city approvals, size of the house, added features like perimeter walls, and most importantly, entrepreneurs profit.

Fence, under ground tank, solar water system, Bio-digester etc. Land in Matangi murera is about 2.2m now. Average to executive finishes will also make the value go higher. That said, the price tag of this house is within the correct range. Nice presentation Mungai.😅
