What do you value more in order to come in on budget… 9k sqft or hardwood floors throughout with 2k less sq ft?

@itypedmynamehere1807: If the builder can afford to blow $20k on a fireplace surround (quartz extending 20' high by 10' wide, at $100/sqft), then he can afford hardwood floors. If not, then he should have prioritized the floors and used different materials for the surround (possibly a different design, altogether). Though grand, the fireplace is just not that impressive. It's like he's trying too hard to impress someone. Using quartz for the entire thing is just a lazy way of saying "look how easily I can waste money!" while the floors say, "nothing to see here."

@@jennifer9528 I get it. So I choose the sq footage, you choose the fireplace. Someone else chooses the windows. Another, a slightly smaller pool and different hardware for the doors and cabinets. So we can find money to move around. Ok. He prioritized the focal point in the main room/grand salon/living room/family room and square footage. When I was selling houses I met people with many many different requirements to be met before they felt the home was worth the price. I met people who didn’t want carpet at all. Some who were fine with carpet but HATED carpeted stairs. One lady wouldn’t view a home because the garage faced the street, which made the home tacky for her taste. One lady loved the entire home top to bottom but required that every corner throughout the entire property be fitted with quarter round and arches above the entrances to the hallways. Etc… etc… Metro ATL is ENORMOUS with people steadily moving in. Someone’ll buy it. Looking closely at the flooring at 13:15 and 14:35 though. I actually think it is wood.

I would never pay 3 million for a home with vinyl flooring i love the layout n the home but its cheaply done why the builder would put a quartz fireplace in and not nice flooring is beyond me

I really wanted to like this home, I did, but it felt like a lot of geometric shapes were just haphazardly thrown together l so that the architect could call it "contemporary". The formula for this house is old (basement with theater, bar, and another bedroom; the typical "gourmet" kitchen, dining room, great room with a huge ceiling; the master suite with a crammed-in bathroom and walk-in closet, etc.). It's anything but contemporary. Maybe it's just the distortion from the camera (maybe not), but even the poorly designed closet in 'bedroom two' was a wasted opportunity for a walk-in. Meanwhile, the tiny closets in every other room looked like an afterthought. Did anyone else notice the glaring dead space in the kitchen corner (to the right of the fridge)? Was there even a pantry? And what's up with there being no soaker tub in the master?? In fact, I don't recall seeing a tub anywhere in this house. I would think a 9,100sqft home with a $3.35m pricetag would make much better use of its space. With every room, this home gave the impression it was pure 'form over function'. It's like the architect never lived in a home and didn't give much thought to how it would be used. Seven bedrooms for a presumably large family, yet it screamed 'bachelor.' Who's the target buyer - a pro basketball player who sired lots of babies with various women, and needs a place to put them all during summer visitations? It may be opulent, but this house is not warm or inviting. It's not even innovative. It's old school with new finishes. A contemporary home would make much better use of space and come with a much smaller carbon footprint. Yeah, about that... the carbon footprint. What a waste of space. I get it, the person who buys this house will have plenty of money for utilities, but is it really "contemporary" these days to be such an energy hog? Just because you can do it doesn't mean you should. It looks impressive from the outside, but that's where it ends. It's like it was built just for the sake of blowing a lot of dough. I dont get it. The fool who buys this place deserves to be parted with his money. This is not a home. It's an over-sized, over the top bachelor pad. Find me a better design, please. I'm sorry for such a rough review, but I'm giving an honest opinion. If you're going to call something "contemporary", well then it had better be innovative. If you're going to call it a home, then make it functional. Best wishes.

Safety wise this house's environment is a disaster, easy to get attacked or killed, I don't know why architects never think about safety when designing houses, too many places to hide when planning an ambush, the house is awesome, the environment not so much
