Maro Bros doing another fantastic review for us!!! Firstly the cons of this property & home - a) There's no bar/billiards/games room/gathering place with screen for video games/watching sporting events, etc. Was that an Oversight or done on purpose to highlight the tranquility/private oasis feeling? b) Another negative is it only has a 2 car garage. 95% of other high end/high asking price usually have 4-10 spaces in their garage. c) the view to the sea is NOT impressive at all. d) No cinema room and No office completed. e) Plus when someone builds/develops that property next door the noise, pollution, dust/dirt and total disruption for 2-5 yrs will NOT be nice at all. f) The guest toilet is just 3 m from the dining room. I always like to have 2 guest toilets far away from gathering areas for the occupants privacy - noises. g) privacy & security of this location. Luv to see a La Zag type of security. Only authorized owners/guests and staff can enter the zone plus security sweeps and locking off some roads from 12 M to 6 am. La Zag does an excellent job with security. Overall, if you can transport this property to a VIEW location like La Magda (La Zag) or La Isabella (The Marbella Golf & CC) and make edits to the home as described above then the asking price of 16.5M would be more in line. But this property & home as is should go for about 12.5M fully furnished. Many Positives: High end materials, workmanship, large entry area, nice view window leading to the hot tub, coat rooms near the entrance, layout (that spa area is one of the BEST I've ever seen), 2 hot tubs, plunge pool 2 large (lengthy) swimming pools, dirty kitchen, Staircases, that living room fireplace,, large patio off of Owners bedroom, many outdoor sitting, chilling & eating areas, the vast exterior space, tennis court, large 2 acre property, 2 bedroom pavilion, etc. Exceptional!!! Sotogrande is more my lifestyle than Marbella area. In Sotogrande there aren't many people who feel the need to show off their net worth and they just live their lives that involve; golf, boats, luxury vehicles, etc, unlike some people in Marbella. For me, the other 2 thst are still 4 sale are: La Isabella in the Marbella G&CC and an unnamed one in La Zag that will be available for occupancy in Jan 2025. The sunglasses throw/pass should become mandatory. What is there to say baout this house? FANTASTIC. I would not have lamiated flor in the gym, more of carpet type of floor for the weights, pluus mae the home gym a little bit more muscle orientated instead of cardio friendly. The empty big room at the bottom ahould definitely be turned into a home cinema. The orange string lighting will have to go. I have relaised and notoced the difference between the single digit and double digit million dollar hme, and the double digit homes seem to contain morethings one can onlt dream about, such as indoor and outdoor swimming pool outdoor BBQ, home cinema etc. What a beautiful house.

All taxes, lawyer fees. notary fees, bank draft etc are about 12% of selling price. But the annual property tax is a very reasonable 2% of selling price. Not sure what the home insurance cost will be but budget the same as the property tax. Fantastic Villa!!!

Don’t like it, all villas from ARK are the same. Guests room are on the same level like master bedroom, kitchen i found it too small like a barbecue outside (you have 1700m2 of house and barbecue for 2 peace of meat). Only thing what I like it is dressing room.

Another fantastic tour thanks brothers 😂 As to the house, seems far from the level I saw on Ark's own intro films and far from finished to the standard of a 16.5m example just simple sockets 😮 you find these in a 300k average house too Garage is only really for 2 cars, people who can afford such a house have big cars, there is not even space for 3 porsches 911's. The car port should be closed off with a camouflage garage door... So many missed opportunities to make it a real 16.5m Staff quarters are bigger than some of the rooms... Some things are just unusually weirdly constructed That is not the standard of ARK I am afraid

Great presentation congrats!! would be nice to hear more knowledge on finishes will enhance your great performance so far ( like polished or honed stone, etc, like full sequenced wood veneer etc, there always a possibility to enhance and I didn't doubt to share my trade experience, because If I had the money now I will acquired this from you guys, Also is a premium masterpiece, but because of the great stone sequences through the residence, the wood veneer of the vanities will be nicer to have a whole piece of veneer qtr cut log (natural raw specie but not rustic) with the veneer laid horizontally and full sequence, vertical grain on these vanities look cheaper compared with the stone masterpiece job , thanks again I enjoyed the tour!!

Dominik and Patrick another fantastic video!! Was really hoping to see more of the new VILLA WHITE by Ark Architects!! My favorite part I haven't got to yet on the video, and that is the full size tennis court!! If I have the means always wanted my own tennis court! I do like the villa I know Ark does a great job in their designs and landscaping etc.. I just wish they would consider for future projects for a home theater enthusiast like me and make one with a much larger space of at least 200 square meters plus. Or even one also with a double bowling alley etc. But this Villa is really nicely done Love that fireplace in the main Living area!! Keep up the GREAT work guys. Hope you get to do VILLA ENSO in La Zagaleta that's due to be completed this fall!! Also in Mallorca Son Vida the Chameleon Villa 2.0 that was remodeled and the SAOTA villa overlooking the Caixota bay in Ibiza that apparently was recently completed and on with Sotheby's. But thanks to Mr Stewart of Savills for having you come in and do your usual great tour for Villa White!!❤

it is australian in origin, yes. I believe (I'm not an aussie, so someone please correct me if I'm wrong) fair dinkum means that something is of excellent quality. it can also mean heavy duty or solid, or of substance. something like that.

2 pools and a tennis court! That is all I need to live in Spain. Also, it was a beautiful day, so the property looks inviting, active and cozy. You can imagine yourself, playing tennis, partying or having a great time with your family.

Very nice! Sotogrande is very nice and I think it will be considered as a alternative to Marbella by more and more people. You don’t have Banus and Corte Ingles etc. but more quite and you don’t have some of the not so attractive “elements” from Marbella.. a little colder than Marbella during the winter though..high price but the goes for all developer houses these day. Actually, i don’t think I would recommend anyone to buy a developer house at todays price level… if you have some connections it’s not that difficult to do it yourself…
