VIEWS VIEWS VIEWS!!! This Villa really has everything you need without being priced from $12M+ How large is the garage? How many cars/Suv's can fit in there? The gym is where? It looks like its part of the staff quarters. Thx Kevan & TEAM - Excellent presentation. This property could be a winner for me. The road above the Villa is that a main one? How noisy is it? The garage is a good size for a 5-bedroom villa to be honest, you can fit 4 cars or you could fit 3 SUVs. Also important to note that you have more parking outside of the garage in the alley that leads to the garage also. As it is set up, the gym is in a dedicated part of the biggest area of the lower floor (you are correct, it’s right next to the living room of the private apartment and before you enter the sauna and jacuzzi area) To answer your question about the road, this is the access road to the urbanisation so yes you will see some cars pass by. It is far from noisy though.

Stunning house. Ceilings look low. Here in the U.S., we (still) use the English Imperial measurement system. Would you say the ceilings are short of 9 feet high? Terrific presentation.

The ceilings are at a different height in a lot of places of the house, in the living room they are a little bit under 9 feet high yes, to give you a reference Kévan is around 6,1 tall.

Supply and demand economics. Over supply coupled with under demand results in price drops. Russian asset freezes may be affecting the market. And liquidity demands from these owners.

i've not really understood if it's "Never Lived in, brand new" (0:24) and then you say that the "old owner has it (the lower floor) as a private apt." ??!????!?????!?

Simple. They’re focused on the international buyer not the domestic market. These high end high security urbanisations attract buyers seeking that and they’re more than likely international ones.

Yeah.. And you forgot to mention that right besides is another development plot which is in construction, so there would be construction noises for at least the next 3-4 years.. This is a joke.
