Hi Ghib San, Pinnacles @ Duxton idea was mooted by our founding PM Mr Lee Kuan Yew. A design competition was called and was won by 2 local architects who put their minds together and came up with this spectacular concept. This show case to the world that subsidized housing in Sg not the typical low costs housing in many other countries throughout the globe. Cheers.

Under the URA Master Plan, this so-called Greater Southern Waterfront (2x longer than East Coast Park, 6x bigger than Marina Bay) will become primarily residential (with 6 HDB estates planned according to an introductory video). The govt has promised to build affordable & diverse flat types there, although everyone is expecting more Pinnacle@Duxton buildings given the uber-prime location, a deep-harbour shoreline, & the posh Marina@Keppel Bay condo precinct already built in the 2000s & 2010s.

🇸🇬Singapore , I don't have the right words to describe about the beauty that it holds..... I think only one word comes to my mind "Heaven".....it's truly a heaven on earth. Not just the buildings or the world class infrastructure that it has but in all aspects..... Wether it's climate, the atmosphere, people the aroma in the air the cleanliness.... I can keep going on an on. For asians who wants to see japan, korea, thailand, china, india, bangladesh, mayanmar, philippines, srilanka.....or for that matter the one who wants to see europe, America. It's all stuffed in this tinny island city state. I was blessed to live hear for 8yrs. From 2001 May to 2008 August.... Can't forget my entire life.

Yay! I stay here! I love this place. Better than a condo for sure. You can walk to dondonki (100am) and there is a 24/7 Fairprice. Also a great bakery (keong siak) is nearby. Actually, burger buddies at Essen is probably my favourite in Singapore too. Location is A*

I believe back in the BTO days, it cost about, if not mistaken about $600,000, for Pinnacle@Duxton, which considered as very expensive back then. I remember my BTO (4 room flat) in Punggol, which had similar release date was less than $170,000.

This piece of land they could have passed it to the developer to built condos. But instead they built a HDB estate in this prime area. There must be a significance to it. At the time when govt announce they will built a HDB here, is there a lot of hype surrounding it?

There's plenty of hype because it's the tallest public housing in the world and the location is prime, but it wasn't considered cheap when it first launched, however prices have since risen exceeding S$1.2 million, definitely one of the most unique HDB ever built, it's actually built as a signification to LKY as Tanjong Pagar was his constituency.

Interesting video. Perhaps you should explore other types of HDB housing too, ranging from 1 room to 5 rooms flats. Our Executive Condo (EC) is also our government housing too for our "sandwich" class. 😊

I've personally visited a unit there and didn't like it. The entire architecture gave me a sense of heaviness . Corridor wasn't nice ,very strange feeling .

When u buy brand new flat as Singaporean, can get 30k housing grant for first time buyer, it probably cost only 300k to 400k for Pinnacles. . If u buy in open market for this 10 yrs old flat, it can easily fetch one million or more based on the centralised location, modern infrastructure, amenities and surrounding views.

Your pinnacles flat can easily fetch more than a million when u plan to downgrade to a smaller flat in the future. Even a low height flat in Tiong Bantu with less than 57 yrs lease fetch 1.2 million.

I have friends living in the Pinnacle. Although the views are super, they don't really look at them after the initial excitement. In fact, their windows are mostly closed or half closed to prevent dust carried into their home by the strong wind. It's the same as buying a condo for its facilities, but hardly use them after awhile. So I won't be willing to pay above $1m for a hdb no matter how good the views are or its location.
You should visit Duxton Heights. There is a huge roof garden on the top floor which is 47th floor.

Duxton's first batch BTO was actually pretty affordable, and those who bought it when it BTO-ed - be it in the first round or in later rounds - are really in the money right now. It doesn't get any better than HDB in tanjong pagar!

Back then it was the most expensive BTO, IIRC it was around $400K+ which nowadays people can only buy non-mature flat with that price tag. Those who bought it as BTO and held it till now will definitely make the highest profit margins.

But if the price is $1M+, it is out of many young couple's budget. For the rich and wealthy, do they not prefer condo than HDB (again, the status thingy). @@44jwong It's definitely out of young people's reach. In terms of pricing, the million dollar HDB competes with condo in OCR but these HDB can be more unaffordable because of lower TDSR compared to private properties. I guess it boils down to the location, if people need to stay in central but condo in central are out of their reach then usually they'll settle for these million dollar HDB especially when they don't need the condo facilities. Centrality of property can change people's way of life, for example people living in Pasir Ris can still work in Jurong but I don't expect it to be a common scenario whereas people living in Pinnacle feel like they're in the center of everything, travelling to Pasir Ris, Jurong or Woodlands for work doesn't feel like a hassle so that opens up more job opportunities islandwide although buyers of million dollar HDB tends to have stable jobs anyway. Which is why a 4 room Pinnacle costs double or even triple the price of 4 rooms in OCR, the market determines the worth of these million dollar HDB, there's buyers out there who can justify these price tags.

Public housing: Built by the government. Usually less fancy finishings and no private facilities. No security and not fenced up. Usually highly subsidised for citizens who qualify to buy. Private housing: Build by private companies. Usually gated communities with private facilities and security. Usually fancier finishings and some condos also have fully furnished units. Prices are set by the developer and determined by the open market.

Ghib, in this case, who owns the land the development sits on? I'm getting the idea it the Singapore government. In the USA, most condo unit owners jointly own the land the development sits on through a homeowners association as well as their individual units. Even if the condo buildings are destroyed in a earthquake, the owners would still have some value because the land itself have value.

The govt owns the land of all leasehold properties in SG whether it's public housing or private housing, the only land which the govt don't own is freehold property lands. The govt can still acquire freehold property lands if they want to build infrastructure on it which has happened before, for example acquiring several freehold properties knock them down to widen the roads, but the govt will have to pay the owners of those freehold properties the market value, unlike an En-Bloc the owners can't reject the offer.

This glamorous and interestingly layouted public housing block is unfortunately hampered by low floor height. The interior space is dwarfed by the low ceiling height. It psychologically pressurizes oneself from the head to toe particularly, when you view the vast exterior space through the window. An increase of 10% in ceiling height will be much more comfortable to live with. To me, it appeared to be an excellent piece of architectural work in rather, a miniature park when compared to the high rised towers around.

If you want to buy that, consider buying a big house in the US with that money. That public housing is not kinda worth the price you can get a far better apartment room with 800,000 USD in US. To be honest, you can live in luxury in another country with that money.

Surprisingly it’s not super long. One ride from 3rd floor to the 50th takes around 1 min 30 seconds.

Its hot in Singapore not because of the sun but more of the air. No matter how cool the building is, the air isn't that good as its somehow hot and humid. It's never been comfortable hanging out outside in SG, you'll need to be indoor and turn ur AC on to get comfy. Singapore focuses on building but theyre not that sensitive to changes they make to the nature that results in hot air. Too many AC creates heat in the air, also the concrete that reflects heat. The ocean water isn't even that clean, its not blue but green and somehow dirty. SG government should be more sensitive to changes they make to nature.

Pinnacle@Duxton is located at a very prime area in Singapore. It is also located very near to the future Greater Southern Waterfront city. However, with that money, I would rather buy a bigger unit that is very near to any MRT station further away from the city.

Upon the expiry of a 99-year lease, the land will automatically be returned to the Housing Development Board (HDB) and the value of the HDB flat will be back to $0. The owner will not be given any compensation.

Local intelligentsia have suggested an auto lease top-up back to 99 years after a HDB flat is 50 years old. If this is approved someday, the Pinnacle@Duxton will be a prime candidate with its iconic status & generally better upkeep. The other possibility is to privatize it someday (like with the HUDC & EC flats which were/are also public housing) & then let the residents vote whether to go 'en bloc' (demolish & build a condo, with the private developer paying the govt to top up the lease).

Reinforced concrete is a relatively new way of building tall buildings. So they are guaranteed for only 99 yrs. Nobody knows exactly what would happen to the steel bars inside the concrete. Will they be severely corroded and affect the integrity of the building? Also, by the time the building is say, 60 yrs, it would look old and dated. And the plumbing and lifts would need to be changed entirely. By the time the building is say, for example, 70 years, the owners would have to ask themselves if they really want to stay in such a old building. I am referring to any building, not just Pinnacle.

When will asia realise high rise buildings is not sustainable,europe has realise it that’s why they don’t have to many skyscrapers only for business but housing are short or ground floor,first of all to build this tall building cost a bomb 2nd this building cannot stand forever like the pyramids,max 100 years or 150 if it is good then 160,but government won’t take the risk before it turn 99 years it will be taken back or enbloc,cos we are small nation not much choice,but building is still not sustainable
